What are the schools and what are they rated?
Longleaf Elementary – A rated/ Seven Springs Middle School – A rated /Sun Lake

What are the taxes for Pasco County?
The millage rate is .017. Which means $17 per $1000 of the assessed value.
Do you need flood insurance?
Flood Insurance is included in the home owners fees. Not every unit is required to have
flood insurance.
What is the closest Hospital?
New Port Richey Community Hospital is 13.5 miles from the community.
How close is the nearest mall? Citrus Park Mall is a short ten minute trip heading south
on the Suncoast Expressway.
How close are the beaches? The area beaches are anywhere from 30 to 60 minutes from
the community. These beaches are located in Tarpon Springs, St. Pete, and Clearwater.
Is the pool heated? The pool is not heated however, most of the year it is not necessary
to heat the water.
Is the project complete? Yes. The project was completed in August of 2006.
Does the developer have any other properties? Yes. There are other properties including
vacation rentals and condominiums for sale close to Clearwater Beach, St. Pete Beach
and Tampa Bay.
Can I use my own lender? We highly encourage you to use our preferred lenders as they
have very competitive loan products and can close in as little as 3 weeks. However, if you
have been pre approved with another lender, you can use them for financing as long as
they can close no later than 30 days.
Who was the builder? Summit Contractors, Inc
How close to the airport? The airport is only 20 minutes away taking the Suncoast
Expressway south.
What maintenance am I responsible for? Maintenance for the grounds and exterior
walls of the buildings is built into the homeowners association fees. All interior
maintenance including a/c system is the responsibility of the owner.
Are there screened in patios? At this time the patios and balconies are not screened
however, many owners have expressed the interest in screening and the community may
decide to do this in the future.
What is included in the Hoa fees? Insurance for the exterior wall of the building,
satellite package, maintenance of the grounds and amenities, common area water, and
common trash pickup.
What does your garage annual maintenance fee cover? $200 annually will cover
maintenance of exterior walls of garage and cost of common electric.
Are motorcycles and commercial vehicles allowed? Motorcycles are not permitted in
the community. Commercial vehicles are permitted as long as they take only one parking
space.
How many parking spots per unit? Parking is not assigned, however, there are 2
parking spots allotted per unit. Visitor parking is available.
Can you rent your unit? Yes, the community does allow for rentals with restrictions of
no less than 7 months leases. There is also a required process to qualify rental applicants.
Who will manage the property? A condominium management company has been hired
to assist the board of the homeowners association to pay common bills, collect
homeowner’s association fees and assist homeowners.
Is the property gated? Yes. The property’s gates are closed between 7pm and 7am.
Owners are given remotes and codes to open gates.
