This leaflet sets out the standards you can expect
from City South Manchester Housing Trust relating
to the property you have been offered.
Our standard
The Lettable Standard is the minimum standard of repair that you can expect to find
when you rent a City South Manchester Housing Trust property. This should not be
confused with the Decent Homes Standard which is a separate standard established
by the government to “ensure that all social housing meets standards of decency”.
Your Neighbourhood Services Officer will update you on all programmed works that
are due to be carried out to your property.
EXTERNAL AREAS
AND GARDENS

All sheds, gardens,
garages and
outbuildings will be
cleared of all contents
and left tidy.
Boundaries, whether
fences, walls or privet
hedges (not divisional),
will be continuous and
be left in a reasonable,
safe condition.

We will repair or
replace sections of
fencing if required.
Gates will be in working
condition and be fitted
with a suitable latch.
The garden will be cut
including any privet
hedges once you have
moved in. It will be
your responsibility to
maintain the garden
after that.
All roofs will be of
a good standard and
any missing tiles or
slates will be replaced
as part of the relet work.
Chimneys will be
structurally safe and
sound.
Gutters/rainwater pipes
will be in good working
order, free flowing and
taking rainwater to
clear gullies.
CLEANING

All floors will be swept
and mopped and left
free of any debris.
The kitchen worktops
and units will be clean
and any stains removed.
The bathroom toilet
and fittings will also be
clean and any stains
removed.
All woodwork will be
clean including skirting
boards and door frames.

All windows that are
designed to open will
do so easily.
Kitchen units, worktops
and sinks will be clean
and in working condition.
Every home will have
either a gas or electric
cooker facility.
If your preferred
cooking method differs
from that which is
provided, it is your
responsibility to
arrange an alternative
supply at no cost to us.
HEATING AND MAINS
SERVICES

All windows will be
fitted with suitable
handles.

We will provide you
with keys if locks are
already fitted to the
window.
All glazing will be
intact when you move
into the property.

All internal woodwork
will be free from rot
or decay.
Stairs will be safe
and fitted with secure
handrails.
All internal woodwork
will be clean and tidy.

doors will be free from
damage and they will
open and close easily.
Each external door will
have the lock changed
prior to you moving in.
FLOORS

All floors, including
fixed floor coverings,
will be in a clean and
safe condition.
All floorboards will
be in a clean and safe
condition.

All bathroom and toilet
fittings will be clean
and in working order.
A new toilet seat will
be fitted.
The tiles surrounding
the bath and wash hand
basin will be clean and
in a good condition
(eg. none cracked,
loose or missing).

We will carry out gas and
electric safety checks.
Appointments for
carrying out the safety
checks will be arranged
with you when you
sign up for the tenancy
and have arranged
connections of your
supplies.
The heating system will
be serviced as part of
an annual contract.
All tenants are required
to give us access every
year to complete the
gas service check.
Smoke alarms will be in
working order and new
ones fitted if required.
We will provide you with
an Energy Performance
Certificate for your
property.
CEILING AND WALLS

All polystyrene ceiling
tiles will be removed.
All ceiling and walls
throughout the
property will have
no major cracks or
loose plaster.
DECORATION

Generally we do not
decorate properties
except in our retirement
scheme.
Decorating materials
and tools may be
offered in certain
circumstances.
Decoration will be
carried out where one
of the following applies
(this is likely to be an
emulsion paint finish):
- Smoke/fire damaged
- Bare plaster
- Graffiti
- Dark colour/patterned wall coverings
All floor tiles will be in
place. No tiles will be
broken or loose.
If when viewing the property you find that this standard
has not been met then please discuss this with your
Neighbourhood Services Officer immediately.
