SUMMARY OF WORK:
In general, the work consists of selective renovations to 8200 square feet (32%) of an existing 25,800 sf pre-engineered
metal building construction plus an addition of 2300sf in the form of a service delivery and new car canopy.
Specifically: Renovations to 4900sf of existing interior space include changes to layout, new finishes and new
mechanical systems, new lighting, renovation of men's and women's restrooms. Enclosure and improvement to
additional 4100sf existing covered showroom including new storefront and entrance doors, new finishes, new
HVAC, new lighting. Facade improvements and new "entry elements" (ACM panel facades and
structure/substructure); access and accessibility improvements (new stairs, ramps and railings).

The contractor shall be responsible for verifying all existing
conditions in the field prior to any demolition. Any
discrepancies relating to the drawings shall be reported to the
architect immediately.
Contractor shall be aware of selective demolition at any
sections of work by reviewing all details to determine what is to
be removed or to remain, and will be responsible for
replacement in-kind of all work inadvertently removed.
Coordinate demolition work with new architectural and
structural work. Perform demolition only after coming to a
complete understanding of construction that is to remain.
Execute all demolition work in an orderly and careful manner
with due consideration for areas to remain.
Protect any existing utility lines active or not.
Erect barricades and covers as necessary to protect
pedestrians, workmen, trees, and adjacent properties from
injury or damage. Erect barricades and covers as necessary
to contain dust. At exterior demolition, periodically sprinkle to
allay dust.
The demolition contractor shall be responsible for preserving
the integrity of all existing structural components and floor slabs
to remain. Any components that are damaged by the
demolition contractor due to his negligence shall be replaced
at his expense.
The contractor shall remove items to be demolished as
indicated on the drawings with care being taken not to
damage adjacent walls, ceilings, floors, finishes, and structural
framing scheduled to remain.
The contractor shall remove all existing interior surface
treatments indicated for demolition to their full height up to
structure, unless otherwise noted and/or detailed. Leave all
newly exposed and/or adjacent surfaces smooth and clean
for proper installation of new finishes.
All materials or items removed under this contract, which are
not salvaged or reused, shall become the property of the
contractor and shall be promptly removed from the site and
legally disposed of. Do not store such material or items on site
or permit debris to accumulate.
Upon completion of demolition work, the property and
adjacent areas must be left clear of all debris and restored to
the satisfaction of the architect and local authorities.

documents for additional specific information or explanation
