Contract Type: Design Build Cost Plus The sixth in a series of large distribution/office warehouses that Titan has built for this developer over the past 18 years. 10,000 sf of administrative offices and 142,500 sf of 30 ft clear warehouse space. 11 months total duration from the tenant signing the developers lease to kick-start the project, through design and construction to the tenant taking possession and moving in. Note the T5HO florescent lighting in the warehouse; expensive in capital cost but the hydro rebates justify the expense for the tenant. J-17 penetrating sealer was used on the warehouse floor slab to provide a self polishing finish. Significant savings returned to the developer when the final costs came in well under the original budget.
