Rancho North
Guiding Principles
Insure that the development in Rancho North is based on:
•  Quality Design
•  Sensitivity to the existing character of the land
• Consistency with applicable regional, County and local
plans and agreements
Early Commitment of Ownership Group
to Murieta Infastructure
•  Completion of the Terms Sheet, and then a Financing and
Services Agreement provided the necessary cooperative
funding, in conjunction with RMCSD to facilitate the CSD Water
Treatment Plant Expansion, nearing completion
•  The upgrade of the existing water treatment plant and the
expansion of the plant capacity is essential for the existing
residences of Rancho Murieta, any approved developments
within Rancho Murieta and any proposed developments.
Rancho North Project Proposal

technical and environmental studies that will better inform the
planning and environmental analysis.
Early feedback from county staff and this technical and
environmental work have already lead to changes in the land

Regional and Local Plans

•  Sacramento County General Plan Designation is low density
•  Proposed total unit count is less than the total unit count in the
Mutual Benefit Agreement
•  The project is consistent with the Sacramento Area Counsel of

that the multi-use trails are functional and maintained
•  Ultimately the trails are dedicated when the final maps are recorded
Rancho North Goal:
Annex All of Rancho North to RMA
•  Rancho Murieta Properties will be working with RMA on a
comprehensive set of Design Guidelines for the Rancho North
properties.
•  These updated design guidelines will be adopted as part of the
Sacramento County application.
•  Going forward, these design guidelines will serve as the reference
documents for all of Rancho North.
•  This is important for RMA so that the quality and integrity of the end
product is consistent with the intent of the North development.
Rancho North Goal:
Facilitate Development of a Rancho
Murieta Community Center
•  We believe that a Community Recreational Center remains
the single amenity missing and desired by existing residents
and is needed to ‘complete’ our community. We also believe
working together in conjunction with the RMA, CSD and
RMCC, that a viable solution to the delivery of this amenity is
possible.
Where We are in the Process
•  We are working with Sacramento County Planning and Environmental
Staff
•  Preparation of an EIR will be required
•  We are planning additional community meetings
•  Additional community outreach meetings to be held before and after release of the
draft EIR
•  CPAC Meetings
