elcome to the middle of summer! It’s
amazing how fast the summer
goes – especially when you’re
as busy as we are here at BAGI.
As you all know, we have successfully
completed another Home-A-Rama. It was
an incredible show and we are very happy
with the results and the positive feedback we
have received about the show. Thank you to
all the builders involved who worked so hard
to make it so successful.
We have lots going on this summer so I would
encourage you to look at the Events Calendar of the
website and get registered for some upcoming events.
We have casino trips, baseball games, brewery tours
and plenty of other fun networking opportunities for
the entire membership.
Speaking of membership events, we hosted a BAGI
Open House at our office this week. We had an
incredibly large crowd consisting of mostly
new members! Our membership numbers
are rising and we were thrilled to see the
excitement filling the room just as we’ve seen
in year’s past. I want to thank our membership
committee and other members for being such
excellent advocates and spokespeople for
BAGI – It’s definitely paying off.

Builder Confidence Rises Four Points in
June
NAHB Report
Builder confidence in the market for newly built, single-family
homes rose four points in to reach a
level of 49 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI)
released today. It remains one point
shy of the threshold for what is
considered good building conditions.
“After several months of little
fluctuation, a four-point uptick in
builder sentiment is a welcome sign
and shows some renewed confidence in the industry,” said NAHB
Chairman Kevin Kelly, a home
builder and developer from Wilmington, Del. “However, builders are
facing strong headwinds, including
the limited availability of labor.”
“Consumers are still hesitant, and
are waiting for clear signals of fullfledged economic recovery before
making a home purchase,” said
NAHB Chief Economist David
Crowe.
“Builders are reacting accordingly,
and are moving cautiously in adding inventory.”
Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/
Wells Fargo Housing Market Index
gauges builder perceptions of current single-family home sales and
sales expectations for the next six
months as “good,” “fair” or “poor.”
The survey also asks builders to
rate traffic of prospective buyers as
“high to very high,” “average” or
“low to very low.” Scores for each
component are then used to calculate a seasonally adjusted index
where any number over 50 indicates that more builders view conditions as good than poor.
All three index components posted gains in June. Most notably, the
component gauging current sales
conditions increased six points to
54.
The component gauging sales expectations in the next six months
rose three points to 59 and the
component measuring buyer traffic increased by three to 36.
Looking at the three-month moving averages for regional HMI
scores, the South and Northeast
each edged up one point to 49 and
34, respectively, while the West
held steady at 47. The Midwest
fell a single point to 46.

New Home Sales on the rise
New home sales last month blew
past forecasts to their strongest pace
in six years, the Census Bureau reported Tuesday.
Prices, in contrast, are up sharply. The median sales price of new
homes sold in May was $282,000,
almost 7% above a year earlier.
Sales of new homes reached a seasonally adjusted annual rate of
504,000, up 18.6% from April’s revised rate, the Census Bureau said.
That’s the highest rate since May
2008.
Sales showed wide differences
by region. Census reported new
home sales in the Northeast rose
nearly 55% from April, 34% in
the West, 14% in the South and
1.4% in the Midwest.
Economists had forecast an annual pace of 440,000, according to the
median estimate in Action Economics’ survey.
The new home sales report was
the second piece of housing data
in two days that exceeded expectations. The National Association
of Realtors reported Monday that
sales of existing homes last month
rose 4.9% from April.

That was the strongest monthly gain in almost three years, although sales remain weaker than
a year ago. Through May, sales
of previously owned homes are
down 8.2% from the first five
months of last year.

The market also continues to be
difficult for buyers with modest financial resources, such as
first-time buyers. Their share
of existing home sales fell to
27% in May, down 2 percentage points from April and from
April 2013.
Consumer confidence hit a new
post recession high this month
as surging stock prices and
strong job growth lifted Americans’ outlook.
The Conference Board’s consumer confidence index rose
to 85.2 from 83.5 in May.
That’s the highest since January
2008. Economists surveyed by
Bloomberg expected a reading
of 83.5.
Home buyer tastes have shifted since
housing bust

Contractors built nearly 5,000
homes in the nine-county metro
area last year, up 20 percent and
the highest levels since the housing bust of 2007, according to the
Builders Association of Greater
Indianapolis. And through the first
four months of 2014, construction
is up 4 percent from last year.
“Why put that 15-foot-by-15-foot
room in there when you don’t have
the fancy furniture that you might
only use twice a year,” he said.
Buyer tastes have changed since
the drought set in. Here’s a rundown of what’s hot and what’s
not in custom-home construction,
defined by BAGI as priced above
$425,000.
Homebuyers are opting for a nook
that still enables them to entertain,
in a more informal setting, by interacting with guests who might
congregate in both the nook and
kitchen.
Kitchen nooks
“If you go to a person’s house for
a party, everybody hangs out in the
kitchen, anyway,” said Jay O’Neil,
a real estate agent at the Indianapolis office of Encore Sotheby’s International Realty.
Nooks are replacing what for decades had been a mainstay in
scores of higher-end homes—the
dining room.
What’s different now is the increasing use of open spaces in
which a kitchen and nook, still
big enough to fit a table into, are
connected and essentially one big
area without a wall to differentiate
a traditional dining room.
One of the main reasons for the
change to nooks: Younger homebuyers aren’t interested in purchasing expensive dining room
sets, said Joe Garcia, owner of
G&G Custom Homes Inc. in
Westfield.

Walk-in showers
It’s hard to imagine a home without
a bathtub in the master bathroom.
But then again, how many people
actually take a bath these days?
So the master bath is undergoing
a conversion from tubs to walkin showers complete with built-in
seats to relax the weary body.
“You still have the people that want
the tub,” Garcia at G&G Custom
Homes said. “But in the past, it’d
be unheard of for someone to say,
‘I don’t want that master bath.’
Now it’s starting to become the
norm.”
Indeed, part of what has kept homeowners from shunning the
bathtub is the fear that the resale
value of their homes would suffer
without one.
But the luxury of walk-in showers
is winning out. Some models even
feature dual showerheads.
Complementing walk-in showers are coffee bars in the master
bedroom, said Brad Kriner, president of Cincinnati-based Fischer
Homes’ local division.
“People are retreating to their
master bedrooms more and more,”
he said. “They’re not just putting
their TVs in the corner.”
Outdoor patios
Outdoor patios, in some form,
have been a staple in homebuilding for years. But new homebuyers overwhelmingly are choosing them instead of screened-in
porches, as patios are becoming
more of an outdoor extension of
the home.
The patios still may be covered,
without the enclosed feel created
by a screened-in porch, or a dining room on the inside of a home.
“Outdoor living spaces are becoming a lot more popular,” said
Steve Hatchel, vice president of
sales and marketing for Arbor
Homes LLC.

confined, several builders said.
Driving the trend to more open
spaces, both inside and out, is an
increasing preference to entertain
in the home rather than stepping
out—a result of the soft economy,
they said.
Brushed-nickel fixtures and
soothing grays
Brushed-nickel fixtures have been
hot for some time, replacing the
polished brass that was popular,
especially in moderately priced
homes. And gray is what taupe
was 10 years ago.

Brushed metal has a unidirectional
satin finish, which gives the metal
a distinctive look to match kitchen
appliances produced with the same
method.
And the popular gray tones match
the brushed-metal look better, said
Craig Jensen, division president of
Ryland Homes.
“Everything’s always been built
around that beige-taupe color—the
carpets, wall paints,” he said. “But
today, it’s more the grays. They’re
definitely the new beige of this century.”
Craftsman exteriors
Brick is still widely used in home
construction. But builders are turning to different materials to help
break up the monotony of neighborhoods that might fall prey to too
many look-alike home designs
Craftsman exteriors use less
brick—maybe 3 feet up from the
ground—accented by posts with
tapered columns.
Cedar-shake siding is becoming
big, too. Or cedar shakes can be
used with brick and stone, perhaps on front gables, to break up
a design.
“Today, you’re seeing a lot more
variety as you drive down the
streets of a community,” Jensen at
Ryland said. “It’s really about the
presentation and the variety.”•

2014 Building Permits
May Permit Numbers Increase - Providing Significant Impact on Local Economy
The May building permit reports
indicate that in the Greater Indianapolis Nine-County area, SingleFamily Building Permits increased
3 percent over the 2013 numbers
year-to-date and have increased 2
percent over last month. Reports
indicate there have been 2189 new
home permits issued so far this
year compared to 2130 in 2013.
“It is important to note the affects
of these numbers on the local economy,” says Steve Lains, CEO of the
Builders Association of Greater Indianapolis.

“Permits equate to a significant local economic impact and job creation which are vital components
to a thriving community. Additionally, the stable uptick in new
construction permits is a definite
indicator of solid industry demand, says Lains.
In the Greater Indianapolis NineCounty region, the permits issued through April 2014 have created a total economic impact of
$392,014,445 in local income,
$88,993,769 in local taxes, and
6,637 local jobs, year to date (see
chart below).

Housing Market Shows Great Promise
May and the quarter consistent with the percentage decreases
experienced in April. Pending Sales were down 6.9 percent
for the quarter ending in May and Closed Sales dropped 8.6
percent for the quarter compared with the same time period
last year.
Prices remain stable. Median Sales Price for the quarter
ending in May grew 3.8 percent to $137,500 compared to the
same quarter last year. Average Sales Price grew 4.1 percent
New Listings in May were down just 1.0 percent while for the quarter ending in May 2014 compared to 2013.
New Listings for the most recent quarter increased 1.2 percent. Months of Inventory decreased 5.4 percent in May to
place the current availability of properties at 5.3 months.

With stable prices and low interest rates, the central Indiana housing market shows great promise, although May
data did not reflect the increased closed sales activity many
had hoped for. Housing experts had hoped that potential
sellers would get in the game in May to get Closed and
Pending Sales moving in a more positive direction.
