WOODLAND FOR SALE Durran Woodlands (2 Lots) Thurso, Caithness, Highlands 79.2 hectares (196 acres) Durran Woodlands, Thurso, Caithness, Highlands 79.2 hectares (196 acres). Guide Price: £60,000 as a whole or £25,000 Lot 1 and £35,000 Lot 2. Two commercial woodlands, Lot 1, Tister Wood, 52.2 hectares, is awaiting restocking whilst Lot 2 Fryster Wood, 27.0 hectares, contains maturing spruce and pine. Location Durran Woodlands are located around 5 miles south east of Thurso, just off a minor County road. The junction of the public road and the farm track leading to the property is at map reference ND193628, the nearest postcode is KW14 8TE. Directions Take the A9 south from Thurso for around 5.5 miles then turn left on to the B874 towards Gillock. After approximately 3 miles turn left towards Durran, continue just over 1.5 miles to turn left following the signpost to Durran. Continue past Durran Mains Farm until the road bends sharply to the right. Both Lots are accessed via the gated farm track directly ahead at the bend. Proceed along the farm track until the old stone house is reached and continue for 200 yards to reach the north east corner of Lot 1. Lot 2 is accessed by turning right through the gate and proceeding along the fence boundary. This last section is not surfaced and is not suitable for vehicles. Access Both properties benefit from rights of way over the neighbouring land (described above) to link the forest gates to the public road, shown on the attached map as a black dashed line. There is also an additional right of way to the south end of Tister, via Tister Farm. Lot 1: Tister Wood Tister Wood has been completely harvested and is awaiting restocking. Species group Awaiting restocking Area (ha) Proportion 52.2 100% A restocking plan was agreed with the Forestry Commission using a mix of conifers and native broadleaves. However, this could be changed, with Forestry Commission approval, to suit an owner’s objectives. Two annual restructuring felling payments of £6,563 could be claimable from the Forestry Commission by a new owner provided that the land is registered and appropriately restocked in 2012/2013. Lot 2: Fryster Wood The standing crops at Fryster Wood were planted in 1971 and are now ready for harvesting. The yield class of the Sitka spruce is estimated at YC 12 and the lodgepole pine at YC 6. During last winter the spruce crops suffered from windblow, which remains in place. An underground water pipe is routed through the property creating an open ride through the middle. Tenure The property is freehold. Sporting and Mineral Rights The sporting and mineral rights are included in the sale except as reserved by statute. The sporting is not let. Boundaries There are no known boundary liabilities. Soils are typical of the area being peaty gleys with variable drainage. The Purchasers will be held to have satisfied themselves as to the nature of such burdens and are advised to contact the Vendor’s solicitor for further details. Taxation Forestry is currently subject to a very favourable taxation status. These benefits are summarised below: • After 2 years of ownership the property should qualify for 100% Business Property Relief from Inheritance Tax (IHT). • Income from commercially managed woodlands is exempt from Income Tax, this applies to the sale of timber or the sale of the whole plantation. Non woodland income, eg sporting rent, is subject to Income Tax at the appropriate rate. • Any increase in the value of the timber is exempt from Capital Gains Tax. • Forestry is classed as a qualifying asset for the purposes of rolling over a Capital Gains Tax liability. This liability falls away when the Forest is assessed for Inheritance Tax after death. Grant Schemes There are no grant schemes in place at either Lot.
