the Salzburg province of Austria, Mittersill lies on the
Salzach River, to the south of the Kitzbühel Alps and is
the main town of the Pinzgau Region dating back to the
11th century.
The town offers a fantastic selection of shops and
restaurants and is also only 30 minutes’ drive from the
world famous town of Kitzbühel.
Surrounded by mountains and picturesque countryside
with forests and Alpine lakes, this quiet town lies within
the beautiful Hohe Tauern National Park which is the
largest nature reserve in Europe.

You can ski directly to Kitzbühel from Mittersill and the
town is conveniently located only 1 hour 40 minutes
from Salzburg and Innsbruck airports and just over 2
hours from Munich. There is a train station in Mittersill
with connections available from Salzburg.

of 1,200m on the Pass Thurn mountain road which links
the towns of Mittersill to Kitzbühel. Nestled into the
mountainside the Edelweiss Apartments are within easy

are just a few moments’ drive from Mittersill’s famous
castle.
The Edelweiss Apartments comprise of 21 residences

located next to the mid-station of the new Panoramabahn
gondola lift which gives direct access to the Kitzbühel
Alps ski region, so it is possible to ski to Kitzbühel from

kitchen areas offering breathtaking views.
The town of Mittersill is just eight minutes’ drive south
and offers an abundance of restaurants, shops and
activities, whilst the world famous town of Kitzbühel to
the north boasts over 80 restaurants and 125 bars.
Thanks to their exceptional position these apartments are
truly ski-in ski-out. The gondola lift is also open during
the summer months so it easy to explore the mountains
by taking the gondola up with your bike, stopping at
mountain huts for some well earned refreshments!
Most apartments have either a terrace or balcony and
each apartment has its own private sauna in the bathroom
as well as a private underground parking space and
lockable storage/ski area.
Construction of this building is already complete and the
apartments are ready to occupy. Apartments 20 and 21

Furniture Collections
All apartments are built to a very high standard and have
fully fitted kitchens with integrated white goods.
Optional furnishings are also available to buyers and the

Purchase Information
Second Home Status
The Edelweiss Apartments have permission to be sold
as Second Homes which means it is possible for you to
buy with no obligation to rent. Of course if you would
like to rent your property you are free to do so and if
you choose to rent on a commercial basis there may be
tax advantages as you can reclaim part or all of the VAT
after purchase.
To take advantage of claiming the VAT back you would
need to initially pay the full gross price (to calculate
this figure add 20% to the net price) and then claim
part or all of the VAT back. It is only possible to claim
the maximum VAT back - the full 20% - if you rent you
apartment commercially and do not use it yourself at all.
If you declare in advance that you will be using the
apartment partly for your private use then the amount
of VAT you may reclaim depends on the ratio of personal
use to rental use.
If you decide to claim part or all of the VAT back the
developers have appointed tax advisors to help with the
process. It usually takes about three months to reclaim
VAT and it is possible to take a bridging loan for this
purpose if required.
You can choose a management company to make your
bookings, receive your guests and check them in and
out of your apartment. They would also provide laundry
and cleaning services to deal with the change-over when
your guests have departed.

Purchase Costs
Bank Finance
Purchase costs for buying a property work out about
6.1% of the gross purchase price. The purchaser will
be required to pay the notary fees after the contract of
sale has been signed and the notary has sent off all the
papers to obtain the foreigner purchase permit.
Austrian banks will fund up to 60% of the purchase price
and can usually lend up to a period of 25 years. Variable
interest rates are currently at around 3% and one year
or five year fixed rate mortgages are also available.
Fees are calculated as follows:
• Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price
• Entry to the Land Registry – 1.1% of the gross price
• Notary’s fees – 1.5% of gross price plus VAT
• Court costs, administration fees – approx. 150 euros
• No Agent’s Fee
If you take a mortgage the fees add up to roughly 4% of
the value of the loan you will be taking. These comprise
a bank set up fee of around 2%, a notary fee of 0.5%
for registering the mortgage and dealing with the bank,
and a 1.5% mortgage registration fee.

Winter Activities
Winter & Skiing
170km
Mittersill’s new Panoramabahn gondola gives direct access
to the Kitzbühel Alps and its 170km of well groomed
pistes. Skiing here is great for all ages and abilities and
the ski season starts in early December and lasts until
mid-April.
There are also toboggan runs, one of which is floodlit at
night. The 14km run at nearby Bramberg am Wildkogel
is the longest toboggan run in the world! For those who
want a change from skiing there is plenty of ice skating
plus a number of local hiking routes suitable for all the
family. Mittersill is also a great centre for ski touring
where visitors can takeoff for the East Tyrol or the head
to the southern slopes of the Grossvenediger Mountain
– one of Austria’s highest!
The region has over 50 modern ski lifts and 84 snow
cannons to ensure fine conditions. The slopes reach an
altitude of 2,000m and comprise 67km of green runs,
79km of blue and 24km of red and black runs. There
are also plenty of off-piste opportunities and with more
than 50 charming alpine taverns to stop off at, there are
plenty of refreshments on offer.

There are also numerous cross-country runs including the
160km Pinzga Loipe trail, the 3km Blizzard Trail (named
after the world famous ski manufacturer, Blizzard, which
was founded by a local ski maker and is one of the major
manufacturers in Mittersill), and the 22km High Moors
Trail which has reliable snow in winter.
Mittersill is also within a 30 minute drive of the
Kitzsteinhorn Glacier which has high-altitude skiing from
October until late May. There are 41km of pistes on the
glacier; 13km of blue, 25km red, and 3km of black runs.

Mittersill has several bars and discos and an abundance
of restaurants providing a family friendly après-ski
scene. The nearby town of Kitzbühel is home to over 80
restaurants offering many delightful choices from simple
Tyrolean specialities to Michelin star winning cuisine.
There is no shortage of evening entertainment whether
you prefer an elegant cocktail in a stylish bar or to go
clubbing, thanks to more than 125 bars, pubs and discos.
Kitzbühel also plays host to great international horse
polo - four days of action and excitement for players
and spectators alike. The fast moving tempo and superb
equestrian skills required for the sport make this event a
spectacle that must be seen by everyone - whether you
are an avid horse fan or not!

Summer Activities
Summer
Golf
Sports and activity holidays have a high priority here and
in summer the region is fantastic for walkers and mountain
bikers, with over 200km of safe and well kept trails. Free
guided walks with experienced mountain guides are the
ideal way to explore the mountain pastures and green
forests. Other activities available in the area include
tennis, horse riding, archery, paintballing, skateboarding,
roller-blading and hang gliding.
The town of Mittersill is home to the Mittersill-Stuhlfelden
Golf Club which is surrounded by the mountains of the
Hohe Tauern National Park and the Kitzbühel Alps. This
18-hole course boasts rustic hay lofts, doglegs, ponds, a
small stream and a par-3 island green.
There are also many lakes and pools in the region for
summer swimming and trying many different water
sports. Or if you are feeling more adventurous why not
try your hand at rafting, mountain climbing or canyoning
