I appreciate the invitation to participate in the City of Pensacola Community Redevelopment Agency’s search for a qualified real estate broker. It is my understanding the tasks at hand will be as follows:
• Recommend listing prices for properties, develop and execute marketing strategy and advertising, present offers to CRA staff;;
• Provide the CRA with quarterly status reports including advertising and marketing dates, summary of contacts initiated, impressions of marketing efforts, and any suggestions on how to improve them.
The scope of services provided by Gunther Properties will exceed every aspect of these requirements. I began my real estate career in 1997 within the CRA area in downtown Pensacola and have continuously maintained my office within the CRA since then. I have enjoyed a very good relationship with City staff over the last 19 years and am honored to have been a part of the continued revitalization of the City of Pensacola and the CRA area during this time. I served as volunteer and Chairman of the City Zoning Board of Adjustment for several years and continue to serve as Trustee and Treasurer of Community Maritime Park Associates, Inc.
Gunther Properties is designated as a Small Business Enterprise (SBE) by the City of Pensacola, and we are proud to have partnered with the City on several occasions to help provide solutions to some of the City’s real estate challenges. A brief description of several of these engagements follows:
1.) City of Pensacola – September 2014
• Hired to provide commercial real estate brokerage services and land acquisition assistance for the purchase of privately owned parcels for the construction of a stormwater management facility in Corinne Jones Park near the old ECUA treatment facility.
• Successfully negotiated the purchase of several vacant parcels necessary for development of the facility.

2.) City of Pensacola Police Department – September 2010
• Represented the City of Pensacola Police Department to find a suitable office space for its Vice and Narcotics unit
• Successfully negotiated the lease of the space within budget
3.) City of Pensacola – Pensacola International Airport – June 2010 through June 2011
The City of Pensacola has purchased properties in the proposed commerce park area for a number of years for future development. Prior to Gunther Properties being engaged, the acquired commercial properties were not being actively marketed and had vacancy rates several times higher than the market vacancy rate at that time. • Handled marketing and leasing of vacant commercial space within the proposed Airport Commerce Park area
• Increased the occupancy rate of these commercial properties by 17% within a one year period and substantially increased lease revenue to the City of Pensacola
4.) City of Pensacola Community Redevelopment Agency – January 2010
• Worked with the CRA and Kaple Holdings, Inc, doing business as The Wine Bar on Palafox, to execute a five year lease of the downstairs space at 16 S. Palafox Place
• Successfully negotiated a five year lease of the space which has provided additional revenue to the CRA as well as improved the downtown experience
5.) City of Pensacola – September 2005
• Partnered with the City of Pensacola to develop the Lofts on Intendencia, a workforce housing townhome project located at the NE corner of Reus and Intendencia Streets on a parcel formerly owned by the City of Pensacola • Completed and delivered the units on time
• Sold the units at price points required by the City while also requiring the Buyers to have incomes below City mandated levels
• Converted a vacant City lot into a workforce housing development which provides significant property tax revenues to the City of Pensacola

Our proposed fee for representing the City of Pensacola Community Redevelopment Agency in listing and selling property on an as needed basis is shown below. The commission rate decreases as the price increases. In other words, the 4.75% rate applies to the first $500,000 of any sale;; 3.75% applies to the next $500,001–$1,000,000;; and 2.75% applies to any amount above $1,000,000. The commission rates below include the cooperating broker commission.

1408 East Blount Street
Net Leased 24,745 square foot operating Charter School located on a full city block (2.42 acres). The purchase price was $1,305,000. Gunther Properties worked with both the buyer and seller in this transaction.
1625 North Palafox Street
This 28,033 square foot former Coca-­Cola plant is located on 2.15 acres just North of Downtown Pensacola. Gunther Properties worked with both the buyer and seller in this transaction.
220 N Devilliers Street
.93 acres of vacant land in the Belmont Devilliers Neighborhood. A mixed use development is currently proposed for the site. Gunther Properties represented the seller.
801 West Romana Street
This 7,750 square foot brick warehouse was vacant and located on a 1.21 acre parcel just West of downtown Pensacola. The property was converted into a class A office development, known as Marquis de Romana. Gunther Properties represented the buyer.

This 40,742 square foot warehouse/office is located on 13 acres with an operating rail spur. The sales price was $1,350,000. Gunther Properties represented the buyer.

19,626 square feet of office/warehouse space located just Northeast of Downtown Pensacola. Gunther Properties represented the buyer, Cajun Specialty Meats, Inc., in this transaction.

Our team’s highly specialized skillsets enable us to develop a comprehensive marketing strategy, which we custom design for each client. Our marketing strategy for the City of Pensacola Community Redevelopment Agency includes:
1.) Information Gathering and Research– At this stage, we ask questions in order to better understand your vision for the properties. Unlike most commercial sellers, we believe the CRA may prioritize focusing on proper design, higher density, and the needs of the community rather than simply selling the properties at the highest price. REQUEST FOR PROPOSALS FOR A REALTOR TO MARKET CRAOWNED AND CITY-OWNED PROPERTY WITHIN THE COMMUNITY
REDEVELOPMENT AREA
Purpose of Request for Proposal
The City of Pensacola Community Redevelopment A g e n c y ( C R A ) is
looking to engage a qualified C o m m e r c i a l Realtor to serve as listing agent
and to provide a current e valuation of a n d m a r k e t i n g p l a n f o r these
properties. This solicitation is competitive and is designed to enable the CRA to
select the best offer from the Realtor best suited to market and sell the
property. Selection will be made by the CRA. The CRA reserves the right to
reject any or all proposals not deemed acceptable. Selection will be primarily
based on the qualifications of the Realtor to perform the services outlined below.
Role of Realtor
The realtor should have considerable experience in marketing commercial
property. Responsibilities are as follows. The following list should not be
considered as all inclusive.
1. Recommend the listing price of the properties based on their marketability
and comparable properties in the area.
2. Recommend a minimum sales price for each site for the CRA to consider and
a projected timeline for sales at various listing prices.
3. Develop a marketing plan for the sale of the property.
4. Advertise the property for sale.
5. Present offers to the CRA staff with recommendation for acceptance or
refusal.
6. Provide the CRA with a quarterly status report listing:
a. Date and listing of when the property was advertised.
b. Summary of contacts made, either in response to specific inquires or
realtor initiated.
c. Impression as to progress of marketing effort.
d. Suggestions, if any, as to how to change or improve the marketing plan.

Administrative Guidance
This RFP is designed to provide interested respondents with basic information to
submit a proposal that will meet the minimum requirements. It is not intended to
limit a proposal’s content or exclude any relevant or essential data. Respondents
are encouraged to expand upon the minimum requirements of the RFP.
THE CRA may award a contract based on the proposals received without further
discussion of such proposals. The CRA will not be responsible for any costs

A complete proposal shall be submitted containing the following items:
1. Cover Letter – A cover letter summarizing the offer being proposed to
the CRA and the realtor’s commitment to the program.
2. Name and contact information (including contact person and email address)
of the organization submitting the proposal.
3. Specific Details of Proposed Services and qualifications
a. Evidence of the qualifications listed under the Qualifications of Realtors
b. Proposed commission rate.
c. A list of the multiple listing publications in which the property will be listed.
d. A detailed description of experience marketing commercial property.
e. Description of marketing program strategies.
f. A statement spelling out the relations between the realtor and any parent
company or subsidiary that might also be involved in marketing the
property.
g. Names and background of any persons, firms, or organizations proposed
by the realtor to be involved in the marketing of the property.
4. Disclosure of any business or familial relationship with CRA Board members.
5. Any additional information the respondent feels will strengthen the proposal
6. The following statement:
