The latter is very important as only very few plots in Greece meet that requirement. All residential properties of C.C. are planned according the broad scope of each clients' needs. C.C. provides the best and finest Civil Engineering and Land Development services and is proud of building the most demanding and high standard villas. C.C. also provides - free of charge- the repair of any defects which may occur during the period of two years of the constructive completion of each property. It is the only company in the market that is able to provide each client with such high standard services. The company have built more than fifty villas in Corfu. Twenty three of them, which are named THEO's VILLAGE, are situated in a high standard region of approximately 85.000 square meters at Poulades in Corfu. Twenty of them have been sold to clients who live abroad. The rest of them will be used by the company for renting purposes. The villas will be available for rent in 2010. The latter is very important because it shows that C.C. is expanding their business to include a real estate rental business. C.C. is a pioneer in the area of land development. C.C.'s new business plan includes a development proposal which combines the acquisition of a luxury villa with an excellent business investment. More specifically our company owns a big plot with a surface area of 18.000sqm which has been divided into 4 smaller plots with a surface of 4,750sqm, the second plot is 4,150sqm, the third one is 4.100sqm and the fourth is 5,000sqm. Notice 1. Segmentation of a plot into smaller pieces is a very complicated and difficult process. Based on the Greek legislation only a very small percentage of large plots under the Greek territory can be divided into smaller ones. It can be assured that the plots of C.C. meet all legal requirements which are demanded. These plots are situated in the community of Ano Korakiana at the Municipality of Faiakon. They have a panoramic view, the region is quiet and has the privilege of enjoying unique natural sightseeing. The distance from the aforementioned plots to the beach of Ipsos is only 2.5 kilometres and approximately 3 kilometres away from old Club Mediteranee that has been bought by the one of the most well-known businessmen worldwide and already has begun the process of the projects and construction of a seven star luxurious full facilitated hotel. In the region of Ipsos exists super markets, taverns, pharmacy shops and medical centre which provide its services all through the year. The Town hall is also situated in this region and that signifies the high quality of life that people can have regarding the fact that they are able to have access to all the civil services and information easily. The connection of the aforesaid plots with the main road arteries of the island is uncomplicated. The provincial street that leads to the city of Corfu is only 1,500 m away from the plots and the distance from the city to these plots is roughly 20 minutes in the car. The above mentioned street leads to the golf course, which is roughly 20 minutes by car. The distance to famous blue beaches of Paleokastritsa and the beaches of Ermones and Glyfadas are not far away, again, approximately 20 minutes drive. The same street, following a different direction, leads to the one of the most wellknown beaches of the island which is the glamorous and cosmopolitan beach of Acharavi, if the person continues driving in that direction, they will realise that it leads to the beach of Sidari, the beach of Agio Stefano, the beach of Arilla and the beach of Agio Georgio. The distance of the plots to the aforementioned beaches is approximately 30 minutes drive. The distance from the plots to the second big provincial street is 2,500 meters. One direction of this second provincial street leads to the city of Corfu and the other leads to the famous region of N.E. COAST. The region of Nissaki is roughly 15 minutes driving away. The new hospital is only 15 minutes away and the marina of Gouvia (marina of yachts) which is the biggest and most luxurious in Greece is also 15 minutes away. Aqualand, the famous water park of Corfu is also 15 minutes driving away. The codes elements are CP122, CP121, CP120, CP119 and the plots on which the above villas will be constructed would have the followings codes: Plot 12, Plot 11, Plot 10, Plot 14. Six luxury villas will be constructed on the above plots and each of them will acquire a code that will be visualised on website http://www.corfuconstruction.com. The innovation that only the C.C. promotes is the following: a) C.C. sells luxury villas at their first stage meaning that, they are first visualised on the projects and then they are sold as they are seen on the plans If the purchaser, of one of the above luxury villas to be built on the aforementioned plots, gives the right to C.C. to rent the villas on their behalf, then C.C. can rent the luxury villa for three years and give to the purchaser 5% of the total sum of money that the purchaser has spent for the construction, each year of the agreed years. This means, the purchaser will have gained in the three-year period 15% of the initial cost of the purchase investment (the purchase of the house). b) Among the parties, which is the C.C. and the new owner of the villa, would be an agreement which will be binding for both parties and will require C.C. to keep the standards of good repair to the villas including its obligation to pay the electricity and water bills for the rental period as well as the cleaning and sterilisation of the swimming-pool, the running of luxury villas and the good state of the garden. During the summer rental period C.C. will keep clean the villas and internal areas, as well as the bed sheets. The rule of the guarantee for the resolution of any constructional problem that may occur within two years is always in force regardless of the rental agreement. This means that 5% would be a net profit for the house owner c) C.C. collaborates with one of the biggest banks of Greece, it is able to grant a loan for a house purchase for the buyer. Right now, the interest-rate of housing loans in Greece is around 3.8%. The requirements that are demanded in order to grant a house loan are the followings: 1. The buyer should pay from their savings 30% of the purchase price of the estate. 2. The buyer should submit the income tax statements of the last three years which have been submitted to the tax office of his Country. 3. The buyer should submit income declarations of any permanent work that they have, from their employer. 4. The buyer should give in documents that illustrate their permanent residence of stay. The sum of loan that can be granted to the buyer is roughly 4 times bigger than the annual income that is declared on the tax statements in their country of residence. C.C.’s obligation to the purchaser: a) To provide the purchaser the sum of 5% of the total purchase price per year [as the rental agreement refers] for the villa for the period of three years. C.C. is bound in submitting to the purchaser a bank’s contract of surety that is an agreement between C.C. and the bank which guarantees that the above agreed percentage of 5% per year will be given to the new owner regardless of C.C.’s potential breach of contract during the term of this agreement. b) C.C. undertakes to advertise these luxury villas and to pay for the cost of advertisements. 1. They will be advertised at the most well-known sites abroad, mainly those in Britain, that deal exclusively with the renting of country residences. 2. They will be advertised on the most famous search engines (i.e. Google) and always in the category of sponsored links. This means, the publicity of those villas would always at the top of the first page. 3. They will also be advertised in the main European newspapers and magazines 4. At this point, it would be worthwhile to mention that in year 2010 C.C. is the only Greek construction company of luxurious country residences, that was selected to be the sponsor of a big advertising campaign organised by the members of the Rolls Royce Enthusiasts’ Club from all over the world in order to celebrate the 2011 yearbook anniversary for 100 years of the Rolls Royce Enthusiasts’ club. Among the aforesaid C.C. will be honoured by being acknowledged in two pages of a luxurious 400 page book which demonstrates C.C.’s previous achievements as well as information of the abovementioned renting luxurious villas. This form will be published in 20,000 copies and will be given away not only to the owners of Rolls Royce & Bentley vehicles, but will also be distributed to the most luxury hotels all over the world. This brochure will also refer to some of the brand names of clothes, jewelleries and other luxurious products which are well-known worldwide. 5. Also, many British newspapers and magazines have dedicated some of their articles to some of our clients and they refer to our projects and our company. It would be useful to point out that C.C. will participate in the events that are organised by Rolls Royce and that only the Rolls Royce owners and the sponsors have the right of access in order to advertise their products. It should be pointed out that a high percentage of C.C.’s profits will be spent for advertising its services. Publicity is always top of the C.C.’s agenda therefore, lots of money is being spent daily on advertising. This confirms the fact that all luxurious villas which would be available for rental use, will be given good extended publicity. According to statistics, of the people who are satisfied in their holiday villas, there is a chance of 70% of them renting those houses again for the following years. Thus, C.C.’s achievement in the three-year rental period would be the launch of a returning clientele. Each villa would have its own permanent clients who would be willing to rent that villa again and to spread our good reputation arising from their rental experience. C.C. can assure that is able to create a permanent clientele arising from the three years rental period. This means that the owner of the villa can carry on renting the villa without any C.C.’s interference after the lapse of the agreement, should they so wish. C.C. is always willing to continue the collaboration with the owner of the villa even after the termination of the three years agreed period. c) If the agreement would be renewed after the agreed period, C.C. will give the right to the owner to stay in the villa without charge to C.C., for 2 weeks per year which would be between 1 May until 15 June or 15 September until 31 October, otherwise, one week in each one of the above dates. d) As previously mentioned before C.C. will be obliged to pay for all constant expenses that will take place during the aforementioned period for the repairing of this villa in order to keep it in good condition against the weathers mal effect on it. As already mentioned, the cost of the expenses for the electricity and water bills as well as the maintenance of the swimming pool, of the garden and the good state of the villa will be responsibilities that C.C. undertakes. It would be pleonasm to repeat that the repair of any contractual problem which may occur would be C.C.’s obligation to repair it. The guarantee is in force for two years. e) The first year of rental period would start from the first summertime which will begin 18 months after the signature of the agreement. 18 months are the required months for the construction of the villa and for obtaining all necessary authorisations e.g. the authorisation from the E.O.T in order to have the right to rent and in order to have time for preparation and for publication of advertisements & completed publicity. f) The company is liable for all the expenses that are required for the construction and equipment of the constructed villas and these are the followings: 1. Having issued the building permit in order to be authorised for the construction of villas 2. Payment of all insurance expenses of workers (I.K.A) 3. Having issued the renting permit given by E.O.T. 4. Construction of villas and water pool based on the higher levels of manufacture 5. Produce of environmental planning. There would be fences with mesh to all properties, around the fences will be planted climbing plants that in a short period of time would cover all the meshes. Around the big villas such as those with the code CP122 and CP121, would be manufactured a wall of 200sqm which would be made of Corfiot stone, there would be tiles around the swimming pool and the villa, as well as planted grass of 1,000 meters with an automatic mechanism of watering it. For the smaller villas the above facilities will be placed but only at the half of the prescribed. The exterior work will take place according to the assessments of the architects of our office who are expertise on exterior designs. 6. Furnishing will take place according to the assessments of architects/internal designers at our office. 7. All the expenses for the Inland Revenue for the notary and for the lawyer will be paid by C.C. 8. C.C. is liable for connection with the networks for water supply, for electricity and telephone connection. The cost to the potential buyers for the purchase of one of the aforementioned villas is low and reasonable considering it would cost a person more to start the process of buying and constructing the villa independently. For instance if somebody decides to start building a villa such as C.C.’s design number CP 116, this would cost the following: 1) The issue of the building permit for a villa of 98sqm and a swimming pool of 40sqm would cost 14.000 euro. 2) Payment of all insurance expenses for the workers I.K.A. would cost 14.000 euro. 3) The issue of the rental permit given by E.O.T. would cost 3.000 euro. 4) The construction of villa and swimming pool based on higher standards a. Supposing a 98sqm villa costs 1,600 euro per square meter then the whole construction of the villa would cost 156.800 Euros b. Supposing somebody wants the above villa of 156.800 euro and a basement totally noise isolated 75sqm x 400 euro which costs 30.000 Euros. c. Supposing somebody wants to have a 40sqm swimming pool which costs 40.000 Euros. Out of all the above, the total cost would be a+b+c= 226.800 euro Notice 2: the constructional cost of the 1,500 Euro per square metre that our company calculates, is a fair price as everything is included e.g. cooker, air conditioning, central heating etc. The cost for the work of the excavation plot in order to build the house and to fix the road is included to the above calculation (we can send to you the technical specifications) 5) For the environmental planning, Assuming that the length of the wall is 70m and the height of it 1.50 m The cost of the building a wall with a surface area of 100sqm and assuming that this wall would be made of traditional Stone of Corfu would be 12.000 euro. The placement of the tiles on a surface of 75 square meters would cost 6.000 euro. The planted grass and the manufacturing of an automatic watering machine would cost 3,000 euro. Fence with mesh of about 2,000 square meters around the property and planted of climbing plants would cost 5.000 euro. Therefore in total would cost 26.000 euro (12.000 +6.000 + 3.000 + 5.000 = 26.000) 6) Furnishing and electrical equipments based on our cost assessments would cost 12.000 euro. 7) The cost of plots such as those which the C.C. owns that can be built on [click on link with the element CP116- this plot has a surface of 2,000sqm] the purchase price is calculated to be of at least 80.000 euro The legal expenses of the notary and the lawyer as well as the Income Inland Revenue expenses for the purchase of the plot on which the building will be constructed are calculated for the percentage of 10% to 12% out of the aforementioned total costs of paragraph 4 and 7 which is the following analysis: 226.800 euro + 80.000 euro= 285.500 X 10%= 28.550 euro 8) C.C. is liable for connection with the networks for water supply, for electricity and telephone connection. If the potential buyer would do the above on themselves it would cost roughly 5.000 euro. Adding the 1+2+3+4+5+6+7+8 = 299.050 Euros plus the value of plot 80.000 euro = 411.480 euro. C.C. offers a package costing 360.000 Euros and with the possibility of granting a loan and renting as it was mentioned before. Moreover, it is usual in Greece, the basement can be converted into a liveable place offering two extra bedrooms, living - dining room and kitchen, with an additional low cost. For the construction of the luxury villa CP119 which is 115sqm with a basement of 85sqm and with a 40sqm swimming pool the cost is calculated to be 420.000 Euros including the plot of 2,000sqm For the construction of the luxury villa CP120 that is 130sqm with a basement of 65sqm and with a 40sqm swimming pool the cost is calculated to be 460.000 Euros including the plot of 2,000sqm As far as the luxury villa CP122 is concerned the cost would be calculated to be about 1.200.000 euro. For villa design CP122 there are certain requirements that elevate the cost. These can be explained below: The cost of the 5,000sqm plot exceeds 250,000 euros because this plot is as important as a diamond that can be found in this region due to its magic view that a painter or poet would be inspired by. The land excavation that is required for the construction of streets that will be connected with the central street. As far as the luxury villa CP121 is concerned the purchase cost is 1.050.000 euro due to the same reason as those explained for villa CP122. It is obvious that if the buyer decides to sell their luxury villa, it is certain that the money gained from the sale would be more than the money spent for the construction.
