Atlantic Custom Granite & Marble 165 S. Orchard Street Dallastown, PA (717) 244-3494 AtlanticCustomGranite.com Since 2002 Brian & Mark Clayborne and their technicians have grown Atlantic Custom Granite from just an idea to a tech-advanced fabrication facility and expert technical team that provides on-time quality natural stone and engineered quartz countertop craftsmanship to industry professionals and homeowners alike. Selection, service, client education and being best-in-class are their founding pillars of success and constant focus. Indoor Selection Atlantic offers a selection of traditional to exotic granite and the growing variety of soapstone, marbles, quartzites, and manmade quartz products provide a varied and extensive selection for clients to consider and enjoy in their homes. • Maintenance concerns? • Cost? • Marble vs Granite vs Quartz? • Is Soapstone right for me? • Warranty? Masters of Distinct Stone Crafts free GuIde: What you NEED to know ABOUT GRANITE Top 10 Questions Answered Visit us online or stop by for your free copy Download our free guide – “What you need to Know” Great Service A high level of service is important before, during, and commonly forgotten, after the sale and installation. During all three phases Atlantic proves their depth of experience, passion for excellence, and dedication to each of their clients from personalized scheduled appointments, client education and consulting to Atlantic’s life-time craftsmanship and installation warranty. Client Design Assistance and Product Education Like many home furnishings, at first glance consumers focus on color and price. Going deeper and learning more about the options, maintenance requirements, plus the actual construction and craftsmanship is even more important. Customers that take a few minutes to capitalize on Atlantic’s expertise can make the best stone choice and get the stone surface that meets their expectations. This is key to their long term success because customers, not sales, is our focus. Our free guide distills the mythinformation so choosing the right counter surface is easy. Myth-information versus Facts Atlantic founders Mark & Brian Clayborne coined the term myth-information because consumers in their pre-purchase stages of educating themselves read and hear half-truths leading them to confusion. Our free educational guide – “What You Need to Know” about countertops in granite and quartz clears up most of these questions. Outside the scope of our guide, we stand ready for personalized appointments to understand project goals and answer questions. Deciding how to finance a home or home renovations is a decision that deserves serious consideration. There are a myriad of mortgage products from which to choose, and as of January 1, 2014, new government regulations have impacted many people’s ability to qualify. So how do you know which home loan is right for you? Let’s start by determining what kind of candidate you are. Buying your first home? Anxious to start looking? Start the home loan process before you start attending open houses. Your lender can help you determine the price range of homes for which you would qualify. Many people think they won’t meet the requirements for a mortgage, when in fact, they do. Or they qualify for more than they expected. There are lots of great programs for first time homebuyers, some of which offer a flexible down payment option and a lower fixed interest rate. On the other hand, some people are confident they will qualify for a mortgage and are surprised to find out they don’t. Making allows you to use the anticipated value of the improvements as part of the collateral and could increase the amount for which you qualify. In any case, most banks require that a general PAGE 21 Taking the Mystery Out of Mortgages a few tweaks to your finances and waiting a few months can have a big impact on your ability to finance. Do what you can now to make sure you qualify so you are ready when you find the perfect home. Renovating y o u r current home? Wondering what amount to finance? The key is to communicate often with both your contractor and your lender. While you need an idea of renovation costs in order to know how much you will finance, the contractor will want to be assured you’ll qualify before putting too much time into plans and specifications. Perhaps you have enough equity in your home to refinance your current mortgage and cash out sufficient funds to cover the renovations. Or maybe you want to apply for a second mortgage in the form of a Home Equity Term Loan or Home Equity Line of Credit. Your lender may also suggest a Renovation Refinance Loan, which contractor or renovation specialist assume responsibility for the project. Buying a new home while trying to sell your existing home? Feeling overwhelmed? If the contract for your new home is dependent upon the sale of your old home, it can be very stressful if the home doesn’t sell within an anticipated time frame. Historically, most homebuyers strive to coordinate both settlements on the same day, but things are changing. Many people don’t want to deal with morethanonetransaction simultaneously. A Swing Loan, often referred to as a Bridge Loan, helps bridge the gap of time between the sales and is typically written for six months. Most lenders will extend the loan, if needed, as long as they see it’s actively listed for a reasonable value. Building a new home? Hoping to limit the number of moves you make? If the goal is to move only once, it will take some planning. If you are able to qualify for both payments, you may be able to pull the equity out of your existing home for the down payment so you can get through construction, then put your home on the market. If you need to sell your current home in order to finance the down talk with a qualified, experienced lender who knows the products, the market, and how recent QM/ATR (Qualified Mortgage/Ability To Repay) requirements may affect you. They can suggest ways to increase your ability to qualify for the mortgage that will help you meet your dreams. If you plan to add a deck to your house, remember the design is only one aspect of the planning process. The materials you decide to use can affect the project in numerous ways, from the initial investment to maintenance years from now. Deciding between wood and composite decking can seem complex. You may have heard composite is superior but costly. You also may have heard that wood is greener yet more susceptible to bugs. Get the facts when it comes to wood versus composite so you can make the right choice for your home. COST Building a deck with composite materials will cost more than virgin wood initially, but not as much as most people think. The substructure is the same cost for either option and the remainder of the project could cost about 25 percent more for composite. That cost, though, is often recouped over time because there is little maintenance required with composites, while maintaining a wood deck can cost hundreds of dollars each year. Want to see how the numbers compare? Visit www. epa.gov and check out the EPA’s GreenScapes Tools Excel Decking Cost Calculator and an example that compares the cost of building a new deck with composites versus conventional wood. MAINTENANCE Low maintenance is in high demand for homeowners, and decking is no exception. Wood decks require major maintenance every one to two years. Nail pops and splinters are common safety hazards with wood decks, as are cracked, warped and rotted boards that need to be replaced. Plus, wood decks must be refinished every year or two, a project that can cost $450 to $850 per year and take an entire weekend or longer to complete. Capped composite decking from Fiberon will never splinter, crack or require staining, unlike wood decking. This composite decking is so durable that it comes with the industry’s first stain and Reputable Renowned Rojahn Looking to remodeL? Look no further... In actuality, the opposite is true. Composites are created from recycled materials and keep waste out of landfills. Fiberon alone prevents more than 50,000 tons of plastic and other waste from ending up in landfills or incinerators every year. Composite decking also saves trees. In addition to using locally sourced plastics, Fiberon composite decking includes wood scraps acquired from nearby cabinet and door manufacturers. Furthermore, just because it’s wood doesn’t mean it doesn’t contain chemicals. In fact, most wood lumber is pressuretreated with different chemicals to boost its integrity and make it last longer. Additionally, because wood is susceptible to bugs like termites, you might need to treat the space to prevent infestation. Termites, of course, are not a concern with composite decking. Ted Ventre, President of Hively Landscapes: “I strongly believe that schools are the foundation of our community. It’s where we nurture the next generation and teach how to be involved citizens. When a school is left fallow and poorly maintained, it aff ects how students respond to learning. I also believe that it impacts a student’s sense of self-esteem. Finally, people are more likely to help maintain something that has value. It’s like the ‘broken windows theory’ of community stabilization; fix the broken windows and people in the community will take greater ownership and care of that area. It is our responsibility to give back to the community that has supported us for 47 years.“ DOES EVERYONE AT HIVELY GET INVOLVED? HOW? Ventre: “Yes, we close the office for the day. Most of our crews only see each other in our shop yard in the morning and evening, and the crews rarely get to see the fruits of each other’s labor, except for pictures. The Day of Service allows individuals to work alongside colleagues they may not work with again, this season. And, at the end of the day we can look at what we’ve done together. It’s very powerful when you look at what roughly 240 man hours of work can accomplish.” Ted not only made some great suggestions, but actually took the project to a whole new level because of his expertise and resources. One of the best things about working with Ted -- and all of the Hively crew -- was that they all respected our vision for the space and worked with us to achieve it. – Kem Mirksy, volunteer on the Social Action Committee HOW DO YOU CHOOSE YOUR NEXT PROJECT? Ventre: “I first look for need in the community. I also ask our staff and our customers if they know of organizations that could benefit. Then, I look at things we’ve done in the past to find links that can tie the projects together. For example, we became involved in this project through our long time customer, Temple Beth Israel. They approached us for a donation of mulch for a separate playground at the school and while working on this, I learned about the “Doing Good for Goode” project that their congregation had undertaken. Alexander D. Goode was a leader of Temple Beth Israel in the 1930’s and the school is named after him.” HOW IS EACH PROJECT DIFFERENT? Ventre: “Some simply need a good clean-up while others need major restoration or renovation. This year, the focus was on creating useful space, in addition to attractive space. This school has a gorgeous courtyard that is completely secure and offers a wonderful learning environment but the teachers and school administration had neither the time nor the financial ability to get the area to a safe, usable condition. We helped rebuild raised planting beds for the students to use as veggie gardens (Bob Myers at John H. Myers & Son donated the lumber and fasteners for this portion of the project). We also rehabbed a pond for the many ducks that live in the courtyard.” Design + Proper Illumination = The Perfect Kitchen! PARADE OF HOMES / YORK BUILDERS ASSOCIATION The next time you get a mortgage to either purchase a new home or refinance your existing home the process and documents are going to look a bit different. This is a result of the Dodd-Frank Act which established the Consumer Financial Protection Bureau or CFPB. The housing crisis uncovered the fact that many consumers did not fully understand the type of mortgage product they were receiving. As a result, many homes ended up in foreclosure. The Consumer Financial Protection Bureau conducted extensive research and devised new language, procedures, and forms to make it easier for the consumer to understand the type of loan for which they applied and any changes that may have taken place since their initial application. LET’S GET STARTED WITH TERMINOLOGY CHANGES. - The Lender will now be called the Creditor - The Borrower will now be called the Consumer - S ettlement/Closing/ Signing will now be called Consummation - Tolerances will now be called Variances The first new form you will come across in your mortgage process is the Loan Estimate or LE. The LE replaces what was previously called the Good Faith Estimate. The Creditor must provide the LE to the Consumer within three days of receiving a completed loan application. An application consists of these six pieces of information: consumer’s name, consumer’s income, consumer’s social security number, the property address, an estimate of the value of the property, and the mortgage loan amount desired. When it’s time to Consummate your loan you will now receive a Closing Disclosure or CD. The CD takes the place of the HUD1 Settlement Statement. This form MUST be provided to you three days prior to settlement. The three day rule applies if the CD is handed to you. If the CD is mailed to you, your lender must email or mail it seven days prior to consummation. Another change you will notice about the CD is that all fee names will have the same name on both the Loan Estimate and the Closing Disclosure. This will make it easier to compare your initial disclosed fees to your final fees. This three day rule does mean that you will need to clear any outstanding conditions such as updated paystubs, updated financial documents like bank statements, and documentation to support undisclosed debt or income, earlier than you may have, before. You cannot waive the three day rule. What happens if something does change during the three day waiting period? There are three things that will require a new three day waiting period. -The APR (annual percentage rate) increases by more than a 1/8 of a percent for fixed rate loans or ¼ of a percent for adjustable rate loans. A decrease in APR will not require a new three day review if it is based on changes to interest rate or other fees. -A prepayment penalty is added, making it expensive to refinance or sell. - The basic loan product changes, such as a switch from fixed rate to adjustable interest rate or to a loan with interest-only payments. Any other changes in the days leading up to the closing do not require a new three day review, although the lender will still have to provide an updated disclosure.1 Most of the new changes fall on the creditor. The creditor now bears the obligation to ensure the accuracy and delivery of the CD. The new rules does not apply to home equity lines of credit, reverse mortgages, mortgages secured by a mobile home or dwelling not attached to land and no-interest second mortgages made for downpayment assistance, energy efficiency or foreclosures. The new rule does not apply to Seller in transition. As the consumer, you can do your part to ensure a smooth transaction by being quick and responsive to answer any requests of your creditor and all other closing agents. The newest listings can be generated here much sooner than they can be printed, so it follows that the most comprehensive inventories are found online. In the digital domain, photos can be viewed at full screen size, and many more photos can be included in a listing then can be printed in a newspaper ad. Because of this, Redfin has found that professionally photographed homes are sold more quickly, and for more money than similar homes with amateur photographs. In the report called “Look Sharp: Professional Listing Photos Sell for More Money,” author Tommy Unger indicates that homes listed between $200,000 and $1 million sold for $3,400 to $11,200 more depending on their list price, when their photos were taken with a DSLR camera. Professionally photographed listings are so efficient at providing a digital tour before a buyer ever steps foot inside a house that further data shows they’re selling more quickly, too. Unfortunately, there are also scam artists looking to cheat you out of your money who pose as legitimate contractors. These “fly-by-night” operators often show up in communities impacted by natural disasters to try to scam distressed home owners into paying for shoddy repairs or work that they will never show up to perform. HERE ARE SOME WARNING SIGNS TO LOOK OUT FOR: Doesn’t have license and insurance. All professional contractors should be insured and able to show their certificate proving such insurance. Although all states do not require licensing, contractors in states requiring licenses should have it and be able to provide a copy. Asks you to sign anything before you’ve hired them. If they want you to sign an “estimate” or “authorization” before you’ve made the decision to hire the contractor, look out. They may be trying to get you to sign what is an actual binding contract. Doesn’t write contracts. Professionals have clear contracts that outline the job, process, the cost, and helps clarify how problems will be managed. If you don’t have a contract, you are not protected when something goes wrong. Don’t hire anyone who tells you a contract “won’t be necessary.” Requires cash or payment in full before starting the job. Shady contractors demand cash and then run with the money. Many home owners have been stranded by paying in full up front. A deposit towards materials is common, but only pay it once you have a contract signed by both you and the contractor. It’s also suspect you’re asked to pay cash to a salesperson instead of a check or money order to a company. Vastly underbids all other contractors. They may have the best price, but that doesn’t guarantee the best work. Such contractors may cut costs on quality, which can end up costing you more when you have to have the substandard work redone. Offers “special” pricing. If you’re told you’ve been “chosen” as a demonstration project at a special, low price, or you’re told a low price is good only if you sign a contract today. Cannot provide customer references. Professional contractors should have current references they can provide from current and past clients — and you should be able to reach those references, not just an answering machine. Difficulty contacting the contractor. Professionals have a physical office, mailing address, phone, and email. They should respond to your queries in a timely manner. Make sure you can verify the contractor’s business address. If they only have a p.o. box, be wary. Tells you to obtain the building or remodeling permits. Professional contractors go to the county or state offices and get permits for their work themselves. Asking the home owner to do it is a sign that they are not a legitimate contractor. Your best bet is to take your time, do your research and choose someone you feel completely comfortable with. If your state requires contractors to be licensed, look them up on the state licensing website even if you’ve seen a piece of paper that looks like a license. Make sure they don’t have a record of consumer complaints lodged with your local Better Business Bureau. You can also contact your local home builders association for a list of reputable contractors in your area.
