Benefitting from established access from Earlsmere Drive, which
forms the junction with Doncaster Road access leads to a large area

irregular shaped site extends to 3.23 acres (1.30 ha), occupied by
the former Ardsley House Hotel comprising of single, two and three
storey elements. The original parts of the former hotel were built in the
18th century, however, the buildings have since been extended and
modernised. The south and eastern site boundaries adjoin an area of
mature woodland.

separately. Written offer to include;

are not listed. A recently received considered response to a pre
application submission of 32 dwellings from Barnsley Council stated
this is a viable redevelopment of a previously developed ‘brownfield’

tolerated as it is not a protected heritage asset. Interested parties are
to make their own enquiries direct with the Local Planning Authority;
Barnsley Metropolitan Borough Council.
