2Q 2012
Overview
The North Florida retail market
in early 2012 has seen improving market conditions. Activity
for small shop spaces continues to
rise. Anchor box demand has been
limited to mostly discounters or
prime retail markets.
The overall occupancy rate for
the North Florida retail market
is around 86%. Big box vacancies have increased with the announcement of Food Lion closings
21 local stores. These stores range
in size from 29,000 to 41,000 sf and
will have lasting long term effects
on the retail market. Kmart announced that it would close 2 local
stores, further adding to the list of
vacant boxes.
North Florida continues to attract new retailers with Bed Bath
& Beyond’s entry of its Buy Buy
Baby store to Timberlin Village at
The Avenues, while REI is coming to Markets at Town Center.
LA Fitness, a health club operating across the country, is opening up four new locations at The
Fountains near Acadmey Sports,
Atlantic Beach in the former Publix, Lakewood in the former Publix and Orange Park in the former
Sports Authority.
Other retailers expanding are
Dick’s Sporting Goods and Marshalls with new stores under
construction at Parkway Shoppes, the continuation of the very
successful River City Marketplace on the Northside. In Yulee,
Kohl’s just opened while Publix,
T.J.Maxx and Ross Dress for Less
will open later this year in a new
center developed by Sleiman Enterprises. dd’s Discounts recently
opened their second store at Regency Plaza next to Burlington
Coat Factory in the Regency submarket. The Regency market continues to have higher big box vacancies due to the lack of new box
tenants looking for space in this
market.
Several new single tenant buildings were recently built for tenants such as AT&T, Verizon, Pollo
Tropical, BJ’s Restaurant and Brewhouse, Seasons 52, First Watch,
Starbucks, Dunkin’ Donuts and
Brio Tuscan Grille. Other tenants
actively doing new deals are Carrabba’s, Panera Bread, Chipotle,
Tijuana Flats, Newk’s, Firehouse
Subs, Jimmy John’s, How Do You
Roll, Dollar Tree, Dollar General,
Family Dollar, Mattress Firm, Aspen Dental, Heartland Dental and
Planet Fitness.
St. Johns Town Center continues to be the dominant retail trade
area in North Florida. Other markets that remain strong are the
West Beaches, Mandarin, Beaches, Avenues, Orange Park and River City (Northside). We expect to
see this trend continue in the retail
markets with higher occupancies.
Only two major centers are under construction at this time, Parkway Shoppes and Villages of Ame-
lia. We look for mostly smaller developments on remaining vacant
lands or redevelopment of existing
buildings within these markets.
Most big box retailers have reduced their building size in an effort to reduce overall occupancy
costs in an effort to improve bottom line performance at the store
level. We expect this trend to continue due to the increased competition from internet retailers. Several retailers will strongly consider
relocating to new or existing centers in order to downsize their box
to the new smaller prototypes.
North Florida saw 17 properties
sold totaling $46,940,000 in 2011,
while the overall cap rates ranged
from 9.04 to 9.73 percent. There is
a limited pipeline of centers being
marketed or contemplating about
being offered for sale. North Florida will remain a stable environment for National Investors such
as Cole Investments, Weingarten,
Blackstone, Equity One and our local REIT Regency Centers to continue to acquire property in this
market.
In summary, North Florida continues to be a stable to slightly
growing market. Local vacancies
should improve in most markets
and rental rates should increase
due to increasing demand. Anchor
box demand should increase as
well due to increased pressure for
tenants to open stores.
