Our story
Located in an elegant open space building in
Forlì, a lively town in Emilia Romagna,
“Impresa Orioli Enea Spa” was set up in the
Twenties by Mr Enea Orioli, a skilled masterbuilder, who started a construction business
and began to maintain and enlarge farmhouses
in the area of Forlì.
After more than 90 years, “Impresa Orioli Enea Spa”
is today one of the most reliable building companies
in Emilia Romagna and it mainly operates in the
fields of civil and industrial real estate development,
restoration and maintenance of buildings under law
protection. Road construction and urbanization works
are additional areas of activity in which “Impresa
Orioli Enea Spa” shows its skills and great expertise.
Thanks to its reliability and to the wide range of
services it offers, “Impresa Orioli Enea Spa” has
managed to create a big network of customers
stretching from the North to the Centre of Italy.
Over the past years, customers like AGIP
ENI (the Italian leading drilling company),
ENEL (the Italian Electricity Management
Body), and the Italian Army, which are
still relying on “Impresa Orioli Enea Spa”
for their biggest job commissions, have
strongly contributed to the company’s
success and expansion.
In the early 1980’s Impresa Orioli was engaged to build
Jeddah’s hospital in Saudi Arabia, together with other
important Italian companies.
The company has obtained many job commissions from
the most important local bodies and from some of the
biggest national companies, such as some of the most
renowned local banks, like Unicredit, the municipalities
of the Emilia Romagna region, Electrolux Zanussi Spa,
one of the major European manufacturers of household
appliances, and Protex Italia Spa, one of the leading
companies in the sector of radioactive waste disposal
and management.

Over the years, “Impresa Orioli Enea
Spa”
has
specialized
in
the
construction of industrial complexes
and it has built some of the most
popular industrial buildings, such as
the one hosting Ducati Motors
offices in Bologna and some sheds
and
buildings
located
in
the
production complex of the industrial
area of Forlì.
However, “Impresa Orioli Enea Spa”
has focused not only on industrial buildings, but also on more refined and artistic works, which
have had a great social impact on the city life, such as the conference room of “Cassa dei Risparmi
di Forlì” (a well-known local bank), in which most of the main political and economical events in
town now take place.
Moreover, the company is locally famous for the restore of
“VILLA PANDOLFA” in Fiumana, near Predappio. It is
an ancient, famous villa that was equipped with cellars for
wine production.

Among the other most important facilities built by the
company it is to be mentioned Hotel Bellevue in one
of the most popular locations for tourism, Milano

Hotel della Citta’, the local belltower, Hotel Michelangelo, and the headquarters of the Chamber of
Commerce are nowadays Forlì’s flagship, an integral part of the city heritage.

A NEW URBAN PARK IN CERVIA

Located in Cervia, the most famous Riviera of Italy, the project
aims to requalify an urban area located by the seaside. Just
behind the beach and its pine forests, the urban area has
been planned in accordance with light, steams and nature.
The urban transformation of the seaside holiday camps
considers a recovery of the existing volume with a 30%
assigned to residential and a 70% assigned to tourists
accommodation.
The masterplan study computes a 42,000 sqm area to be
developed for 87,000 cu.m. total volume.
The project has been planned with a careful attention on sun
orientation, natural summer ventilation, passive cooling and
natural lightning.

Special features of area:
A great destination for an Italian seaside holiday,
the towns on the Riviera Romagnola are packed
with every kind of hotel, restaurant, bar and beach
club, all of which are within few steps from the sea.
Cervia is an exclusive and renowned resort on the
Adriatic Riviera. In recent years it has become ‘the
place to be’ for even the most demanding tourists.
Surrounded by an ancient and lush pinewood, it
combines a lively centre with a peaceful natural
environment. It is therefore the ideal place for a
complete holiday offering high quality, fun and
professionality.Take a stroll through the city
centre, full of beautiful and fashionable shops,
restaurants, discotheques, night clubs and cafes.
Its sandy and clean beach is friendly, safe and ideal
both for families and young people. Entertainment
programmes are available everywhere along the
beach, so that everybody can have fun and relax
at the same time.
Sustainability characteristics of project:
The urban plan is aimed to retrieve the “Garden
Town”, an homage to Cervia. The touristic and
residential plant has been designed respectful of
the existing green spaces integrated with new
buildings. The lines of views, avenues and roundabout follow a soft and balanced layout looking for
a dialogue with the nearby pine forest.
Also viability is pictured by the green, creating
walking and cycling paths. The whole project has
been defined in total harmony with the existing
landscape and, most of all, with the contiguous
Pine Forest. It’s foliage stretches to the sea, until
that thin line where the green and blue meet.
Today, even though reduced, it’s a clean, green area
near the beach, a real oasis of health to use for
walking, sport, and to relax in the fresh air. The pine
trees, with their umbrella of pine needles, are the
unquestioned protagonists. It’s perfect for walking,
for staying in shape, and for guided excursions. For
some years now, in summer, the pine forest also
offers forms of musical entertainment at sunset.

Integration with the territory:
The project is based on the understanding of
natural dynamics and processes of coastal areas,
in order to accompany, rather than contrasting,
them, by widening long-term options, and making
activities more sustainable from an environmental
viewpoint and more remunerative on the long run,
by recognising their uncertainty for the future,
and promoting a system-based and flexible
approach, while integrating all interested subjects
in all planning processes, through an involvement
which could engender shared commitment and
responsibilities, exploit local know-how, contribute
to the identification of real issues, and the drafting
of feasible solutions, according to an approach
based on shared consultation and participation.
The basic concept, represented by the idea of
“integration”, is the importance of opening up to a
full-fledged recognition of the unitary system of
the coastal setting, although in the full awareness
of the difficulty in construing the singularity
provided by the coast as a territorial body, by the
now in-force regional land use tools and planning.
Tourism, as a consumer’s good, condensing the
most demanding aspirations of modern times is
for its nature one of the most precise and sensitive
measure gauge for environmental and social
quality a territory might express.
The preference assigned to collective
accommodation system has of course something
to do with the integration with the ecological
system, as it would be easier to face, in this case,
polluting loads, energy and water consumption,
and to a certain degree, also mobility problems.
These remarks leads to the set up of a precise
urban planning course for building and urban requalification of collective accommodation facilities.
For this reason Comune di Cervia, on the base of
the urbanistic tools of the applicable regulations is
pointing to an improved offer in building facilities
– from sewage systems to community equipment
– parking, gardens, swimming pools; but more
in general to a territorial qualification of tourist
settlements taken as an overall system.
