and most of our customers are projecting high levels for the next few months. This
situation creates the perception that deep cleaning services will need to wait. Rest

was to be recycled and reused, thus minimizing the impact on the environment (and lowering their cost).

SERVICE SPOTLIGHT: WATER RESTORATION
You never know when a flood will occur, whether it is due to a pipe burst, a bad storm, a
sprinkler head rupture or a toilet overflow. Regardless of the cause, we are experienced
in assisting properties with them. Reaction time is key to reducing the loss suffered and
returning your guestrooms and other areas to a pre-loss condition.
Your Renue Systems team will carry out the following upon arrival:
Hotel personnel should perform the following steps in order to minimize the damage and
expedite the clean-up time:
3. Set up our large commercial LGR dehumidifiers to draw moisture out of the air.
1. Stop the source of the leak.
2. Call your Renue Systems specialist to make us aware of the situation. We will mobilize
our team and notify you of our ETA.
3. Inform your guests and move them and their belongings to a dry room.
4. Remove all furniture from the rooms affected. Furniture will absorb the moisture, and
permanent damage will occur if it is not moved to a dry area soon after the water loss is
discovered.
1. Preview all the damaged areas with hotel personnel.
2. Remove any additional standing water with our high powered extraction equipment.
4. Strategically place our air movers throughout the areas affected.
5. Check the walls and fixtures for signs of water damage using penetrating and
non-penetrating moisture detection equipment.
6. Take dry standard readings from rooms that are not impacted by the water damage. This
allows us to gauge after our recovery process is implemented what the readings should
be in the water damaged rooms.
7. Check all the carpet in the surrounding rooms with a hydro sensor to assess the extent
of the water damage in those adjacent areas.
5. Turn the heat on high in any rooms or areas impacted by the water damage. Heat adds
energy to water molecules causing them to become active and escape from porous
material. We will then capture the water molecules with our Low Grain Refrigerant (LGR)
dehumidifiers.
8. Advise the hotel personnel of any structural damage they may have. Plan a course of
action to remove any building material and dry those areas.
6. Vacuum up as much standing water as possible using a wet/dry vacuum.
10. In the days following the initial recovery, we will make periodic visits to monitor and
adjust equipment and take measurements needed to calculate the effectiveness of the
drying process.
7. Check the surrounding rooms and adjacent hallways for signs of water damage.
9. Spray anti-microbial disinfectant to reduce the possibility of mold growth.
Note that this procedure is for sanitary water floods. Should you have a more serious
situation we can typically still guide you through that process, but it is more involved.

TIP OF THE MONTH: RUBBER FLOOR CARE
A WORD OF CAUTION ON PRESSURE WASHING
Most hotels have minimal if any rubber flooring, outside of the fitness
center, but it would not be surprising if more properties embrace its growing
popularity in certain situations. This is due to its attractive qualities, including
safety (natural slip resistance), longevity, large color and design choice, low
maintenance costs and environmental friendliness (it often is made from
recycled, postconsumer materials such as vehicle tires). Also, it holds up well
in almost all types of conditions including heat and humidity.
The U.S. government’s Environmental Protection Agency is taking a heightened look at exterior building
cleaning practices. Because of its prominence, pressure washing is one area in the spotlight. In short,
building owners can face fines for violating the Clean Water Act if water used in power washing jobs
contains dangerous chemicals or contaminates the storm drain system. In part backed by a Supreme Court
ruling supporting the EPA’s strict interpretation of the Clean Water Act, fines for water contamination are
on the rise.
For daily care of rubber flooring, dust mopping typically is not advised
because the surface is often studded to minimize slips, trips and falls.
Instead, consider a HEPA-filter backpack vacuum cleaner to remove dry
dust and soil surrounding the studs that a dust mop might not be able to
eradicate. An added benefit is improved air quality since no dust is stirred
up into the air.
One challenge is that moisture and soil can build up around the studs. Thus,
for more restorative cleaning, specialized equipment should be considered.
We recommend a hard-surface tool, which is a wand attached to an extractor,
to generate considerable pressure on the rubber flooring. It dislodges dirt so
it can then be vacuumed up, leaving the rubber flooring clean, dry, and ready
for foot traffic.
In addition, special chemicals aid the process. In most cases, a neutral
cleaner produces strong results. However, a sanitizer is recommended
if the floor is installed around a pool, locker room or other location where
bacteria may be an issue. As always, be sure to use a chemical designed
for rubber floors and read the label instructions regarding dilution and dwell
time. Feel free to contact us for more information.
Rest assured, pressure washing is still a popular technique to improve the appearance of building exteriors
and other outdoor structures because it is very effective and fairly low cost. As a facility manager there are
five sets of questions to ask a pressure washing professional before hiring them, namely:
1. Are any cleaning agents used, and, if so, are they biodegradable or environmentally sustainable?
2. Do you use equipment to collect and clean the wastewater runoff? What practices do you use to prevent
wastewater from entering the environment?
3. Do you have adequate insurance coverage?
4. Are your workers contract labor or your own trained employees that are covered by a workers’ compensation
policy?
5. Have you or any of your customers been fined by the EPA for Clean Water Act violations?
Needless to say, legal advice should be obtained from your own counsel rather than us, but the point is that
not unlike any other deep cleaning project the quality of the company with which you partner can make a
big difference on the appearance and bottom line of your property.
