Company’s main activity are projects for residential and commercial premises
construction and land development. The company owns almost 23ha land on the
Baltic Sea coast nearby Lithuania-Latvia border and Liepaja town. Current
location is being chosen, because there is a lack of good residential and
commercial premises in this rich landscape with good infrastructure (close to
Palanga and Liepaja airports, easily reached). After projects successfully
implemented premises would be offered to Lithuania citizens (as Palanga and
Klaipeda cities are near) and to Latvia citizens, bussinessmen. However, projects
are mostly oriented into Russians and Belarusians as neighbours, who want to
possess real estate for holiday or residency accommodation, running business
purposes and/or in order to obtain residency permision and so to travel, work
without restrictions in European Union. (Currently foreigners can acquire real
estate only as a locally registered company)
SIA “Zemupe-7” company is already working for 5 years, is free of debts and
responsibly pays taxes. To the present there is a 7,59ha land project successfully
finished in Nida town: land plot type is changed from agricultural purpose into
residential land (11 land plots) and commercial land (2 land plots).
Strategy is developed and possibilities for other land plots development are
definite.
NIDA 7,59 HA
In the first Baltic Sea coast zone (approx. 5 km distance from Lithuania border) there is a
project to construct 44 residential houses in 11 residential land plots and 4 buildings in
the commercial plots (a shop, a motel, an administrative building, warehouse, parking
place, camping, children playground area). The whole complex would be perfectly
suitable for kite lovers as well since the area comprises a huge wild coast and shallow
water shore. In the large canals canooeing or water-cycling (or providing rent services if
business aiming) would be possible too. One more business opportunity – fishing on
the shore or from the boat (for this local people may be the best advisors or even
partners). In the future there is a possibility to administrate buildings by sharing
responsibilities with premises’ owners and executing full rent services.

PAPE 6,01 HA
The land is in the first Baltic Sea zone and is adjacent to the Baltic Sea and to the
unique Pape lake that flows into the sea. Pape lake is huge and rich of various fish.
It is a freshwater one eventhough the sea is only 300 m away. There is a national
park nearby, where you can see yaks, horses and other wild animals. The nature
is totally inartificial and so state preotected. 30-40 residential premises are planned
to be constructed. Houses will be perfect for people, who love seaside, fishing,
appreciate nature and privacy.
JŪRMALCIEMS 5,70 HA
The land in in the first zone of Baltic Sea and is adjacent to the seaside
dunes. This extraordinary place is particularly suitable for high-level
villas’ construction. Long time ago this land was divided into small
chamber pieces by little dune hills creating different private zones. There
is a unique “Pine hill” next to this land, which is a big dune in the flat
zone overgrown by pines that has a beautiful panorama of the Baltic Sea.
10 villas are being planned to build with solar collectors and mini wind
power plants.
NEAR LIEPAJA 1,1 HA
There is project for 3 stars economic class hotel (with conferential halls)
construction. Currently Liepoja town lacks this segment hotels. Referring
to the town development plan in the future this land will be adjacent to
the water park zone. One more reason why the zone is ideal for the hotel
is that the distance to the sea is only 400 m. Whatismore there are Liepoja
and Palanga airports nearby and Lipeoja dock too.

The land for multistory construction (up to 5 floors). There is a
plan for a 5 floor building with commercial premises construction
(renting purposes) . The premises are convenient for services
sector development in the residential area due to the current lack
of it. There is a sea panorama from the 5th floor of the building.

The land is adjacent to the Ventspils-Liepaja road and is
