PROPERTY
Pipers Gate was converted, we understand, in 2003 and
has sandstone elevations under a clay tiled roof. The
property has been sensitively converted ensuring the
original character of the building has been retained with
the exposure of the original roof with trusses on the first
floor and is embellished by a fireplace and a wood burning
stove in the sitting room. The property principally overlooks
its own grounds with delightful, southerly views over the
surrounding countryside and enjoys a high degree of
privacy. Pipers Gate is equipped with services that
provide more affordable running costs with private water
supply, private drainage and twenty photovoltaic panels on
the roof, providing a tax free income of approximately
£1700 per annum, as well as low-cost daytime electricity.
The property is approached from an Entrance Door to a
Reception Hall with door to Cloakroom with low level
WC, pedestal wash hand basin and tiled floor. The Utility
also leads off the reception hall, ensuring good access
from the garden and is equipped with a sink unit, space
and plumbing for automatic washing machine, oil fired
boiler and tiled floor. The Sitting Room is a delightful
feature of the property and enjoys a wonderful outlook
through French doors to the terrace and gardens and in
one corner is a fireplace incorporating a glass fronted,
wood burning stove. The door from the sitting room leads
through to an Inner Lobby with a stairs rising to the First
Floor and also through to the Kitchen/Dining Room which
has a range of fitted units and integrated appliances
including oven, hob and extractor hood. There is also a
walk-in larder and a delightful balanced flue gas stove in
one corner and direct connection to the gardens through
doors to the front and rear.
On the First Floor there is a Master Bedroom with EnSuite facilities, Three Further Bedrooms and a well
equipped Family Bathroom with a corner bath with
mosaic tiling with electric shower over, low level wc,
pedestal wash hand basin and bidet.
GROUND AND GARDENS
Pipers Gate enjoys an idyllic setting in private gardens
which are approached through double gates leading onto a
gravelled driveway providing parking and turning and
giving access to a Double Garage which has been
partially converted to retain a Garage 18'4 x 8'9 with
double doors and an Office/Study 17'10 x 9'0 which is
equipped with power and light and makes an ideal 'work
from home' amenity.
The beautiful, landscaped gardens extend to 0.805 acre
and to the front of the property there is a substantial
terrace running along the full width of the house and
overlooking the garden and leading onto a formal lawn
with beautifully stocked herbaceous borders. Beyond the
drive is a large wildlife pond containing a variety of plants,
has been colonised by innumerable frogs, toads and
newts, dragon and damselflies and is overlooked by a
summerhouse. Adjoining the pond is a fruit orchard with
an extensive range of indigenous and decorative trees that
range from silver birch, crab apple and Japanese cherry
and is complemented by a natural grass-delineated
labyrinth. Beyond this, at the top of the garden enjoying
an elevated and private position is a 17m x 5m Swimming
Pool with extensive paved surround sheltered by woven
willow fencing. The pool is effectively heated for five/six
months of the year by 12 hidden solar panels and is sand
filtered and salt cleansed for minimum maintenance and
cost. Hidden behind a mature hornbeam hedge is an
extensive vegetable plot with raised planters and a stone
shed.
SURROUNDING AREAS
Pipers Gate enjoys an idyllic 'tucked away' yet accessible
location in this beautiful West Somerset situation. The
property enjoys access to bridleways and footpaths and is
set well away from major roads. Chapel Leigh lies close to
the small village of Lydeard St Lawrence which offers a
primary school, village hall and parish church, whilst a
more comprehensive range of facilities can be found in
Bishops Lydeard which include pubs, garage, convenience
stores and doctors' surgery. Wiveliscombe is also within
easy travelling distance and is a thriving country town with
an excellent range of amenities including doctors' and
dentists' surgeries, veterinary clinic, primary and
secondary school, shops, inns and garage. The Quantock
Hills, which are designated an Area of Outstanding Natural
Beauty are close by and adjacent to Exmoor which offers a
great opportunity for those with riding, walking and fishing
interests.
Taunton the county town offers a
comprehensive range of recreational, scholastic and
shopping facilities, as well as a main line railway station
and an M5 motorway interchange.
