VIBE
Pasadena is a community of approximately 140,000, within a larger trade area of over
450,000 residents, located fifteen minutes from Downtown Los Angeles. The city hosts the
Tournament of Roses Parade and Rose Bowl Game on New Years each year
and is home to many scientific and cultural institutions including The Huntington Library &
Gardens, CalTech, the Art Center, and the Norton Simon Museum. The area is known for
its physical beauty, historic mansions, well-established society and cultural infrastructure,
and sophisticated and well-educated population.

A collection of
17 historic buildings back to 1887 housing a curated mix
of nationally acclaimed retailers and designers, unique local merchants, inventive restaurants,
and a boutique cinema.

feature arched windows, intricate wrought iron details, and elaborate chiseled stonework are
united by a series of charming and intimate cobblestone walkways and courtyards. With
a setting this special, it is important to ensure
the tenant mix is equally
captivating and unique.
I nstead of simply focusing on national retailers or local merchants, we have curated a
collection of both. This mix is intended to create a customer experience
of discovery; the J. Crew customer discovering Goorin Brothers, or the Sephora
shopper discovering Gold
Bug.
This dynamic curation of nationally renowned brands and
favorite local designers, combined with top dining and entertainment options, makes

Historic PASADENA
Attracted
by the area’s temperate climate
and fertile soil, a small group of wealthy
settlers from Indiana formed the San Gabriel
Orange Grove Association in 1874.

REMERCHANDISING
PLAN
To ensure that One Colorado remains the premiere shopping and dining destination
in the Pasadena region, the ownership has committed to two major initiatives in 2013.
First Initiative is a reinvigoration of the historic cobblestone alleyways and
quaint central courtyard with lush greenery and revitalized gathering
areas. Plans call for the creation of four to five new, small retail spaces that will

be merchandised with best in class contemporary brands and high-end independent
merchants.
Additional opportunities will present themselves for
restaurateurs, luxury brands,

this transformation. By creating a more engaging and vibrant experience, these
cobblestone alleyways and courtyards will complement the larger storefronts along
Fair Oaks and Colorado, giving the customer an opportunity to discover new brands
and experiences.
The second initiative is a full rebranding of the project. This effort will include a new
website, an updated marketing and events program, and a targeted re-launch of all
of our customer facing communication.
