The proportion of the asking prices being achieved has remained at 93.2% in December, Hometrack figures show. According to Home.co.uk, supply remains low, with the fewest properties on the market since May 2010. Rightmove figures show that the average number of properties for sale, per estate agent, has decreased compared to last month, now standing at 68. Home.co.uk reports that the typical (median) time on market has increased five days to 129 days since November, which is a significant nine days less than in December 2011. According to Hometrack.co.uk, affordability constraints and unwillingness by households to take on debt will continue to act as a drag on the housing market in 2013. New sellers have chopped an average of £7,772 (-3.3%) off asking prices this month. While this is the largest monthly decrease ever reported by Rightmove, it follows an established pattern of December drops over the previous eight years. 4 Summary of published stats Source: Housepricecrash.co.uk Source website Period covered Average house price Monthly change (%) Annual change (%) Office for National Statistics House Price Index Oct 12 £231,000 N/A 1.50 £234,000 (Aug 12) 18/12/2012 LSL Property Services/Acadametrics Nov 12 £226,918 0.20 3.30 £231,595 (Feb 08) 14/12/2012 Halifax House Price Index Dec 12 £163,845 1.30 0.30 £199,770 (Aug 07) 07/01/2013 Home.co.uk (England and Wales) Dec 12 N/A 0.50 2.40 N/A 12/12/2012 Hometrack – House Price Survey Dec 12 N/A 0.10 N/A N/A 24/12/2012 Land Registry Monthly Report Nov 12 £161,490 0.30 0.90 £186,045 (Jan 08) 02/01/2013 Nationwide House Price Index Dec 12 £162,262 0.10 1.00 £186,044 (Oct 07) 03/01/2013 Rightmove House Price Index Dec 12 £228,989 3.30 1.40 £246,235 (Jun 12) 17/12/2012 Peak average Official releases house price 5 UK annual house prices – rate of change Source: Office for National Statistics House Price Index 6 Regional house prices indices – 12 month % change Source: Office for National Statistics House Price Index 7 Annual house price rates of change by types of buyer Source: Office for National Statistics House Price Index 8 UK annual house price rates of change by whether dwelling was new or pre-owned (12-month % change) Source: Office for National Statistics House Price Index 9 Number of housing transactions per month Source: LSL Property Services House Price Index (Acadametrics) 10 Monthly change in house prices – comparison of indices Source: LSL Property Services House Price Index (Acadametrics) 11 Average time on market in England & Wales Source: Home.co.uk 12 Asking prices being achieved (%) Source: Hometrack House Price Survey 13 Sales volumes by price range (England & Wales) Source: Land Registry House Price Index 14 Long-term real house-price trend Source: Nationwide House Price Index 15 UK house price to earnings ratio Source: Nationwide House Price Index 16 Average properties for sale per estate agent Source: Rightmove House Price Index 17 National asking price trend by property type Source: Rightmove House Price Index 18
