Founded in 1939 by an Englishman, Colonel Peter Lindsay who stipulated that all buildings had to be constructed in traditional Savoyarde style using only wood, stone and slate, Méribel is one of the most tastefully designed of the French purpose-built resorts. Méribel is easily accessible in around 2 hours from Geneva airport which is served by many flights. In winter there is also a good service to Chambery which is only 90 minutes away. It is also possible to take the TGV to Moutiers and then a taxi to the resort. At 1400m with skiing up to 3200m these snow-sure slopes have something to offer everyone from beginners to experts. Keen piste bashers can discover new slopes day after day and cover huge distances. Méribel has a good range of restaurants serving everything from haute cuisine to pizza. The après ski scene is probably the liveliest of any of the French resorts. If you like to party there are plenty of venues with live music and dancing but Méribel is also a pretty traditional style resort which is perfectly suited for children. It has something for everyone both on and off the slopes. Warm natural stone and traditional architecture Property Location This luxurious new development is being constructed in a traditional Savoyard style with beautiful warm wood and local stone. Balcons de la Chapelles will feature two detached chalets (which have already sold), one very spacious semi-detached chalet and two luxurious apartments which extend over three or four floors. Balcons de la Chapelles are to be built near the charming chapel which is just a few minutes’ walk from the centre of Méribel. There you will have a wide range of facilities including a spa and fitness centre, Olympic ice rink and swimming pool, shops, a number of restaurants and bars. The main ski lifts are also just a short stroll away. The apartments will have wonderful views over La Chapelle Notre Dame des Neiges and down into the valley beyond. The semi-detached chalet will have five ensuite bedrooms plus its own Jacuzzi and sauna. The two apartments feature four and five bedrooms, nearly all of which have their own beautifully finished ensuite bathrooms. All of these properties will benefit from very spacious open-plan living areas which all open out onto private balconies or terraces, where you can enjoy the exceptional views. Buyers may choose the finish of their apartment. No rental obligation Balcons de la Chapelles are classic freehold so you are not obliged to rent your property although you are free to do so and they will rent well. This is a paradise for intermediate skiers, giving them access to a massive 600km of pistes served by 182 lifts. For experts there are some fabulous off-piste runs down to Les Menuires from the Méribel ridge, and for beginners, some excellent areas around the Altiport. Snow cannons and good piste maintenance ensure that despite being at a lower altitude than the neighbouring resorts of Courchevel and Val Thorens, the links to those resorts remain open throughout the long season. Méribel has two snow parks and there are over 90km of cross-country tracks in the area for Nordic skiers. For those not skiing there are many mountain restaurants accessible by car or on foot where you can meet up with the skiing members of your party for lunch and plenty of other activities such as tobogganing, parapenting, swimming, ice skating, and tennis. This is truly a skier’s paradise Apres-Ski This starts early at the bustling après-ski bar, Le RondPoint and carries on into the early hours in pubs and bars and more sophisticated clubs such as La Poste, Dick’s Tea Bar and the Doron. There is a good choice of pubs and bars in the resort and many have live music. Méribel has a good range of restaurants for all budgets from haute cuisine in some of the hotels to pizzerias. There is plenty to do off the slopes too. The Olympic Centre has an ice rink, bowling, a climbing wall, gym, pool and spa. Par 71 golf course stretching from 1565m up to 1850m Summer Golf Méribel was one of the first purpose built ski resorts in France but also has good summer facilities. The Olympic Centre has a fantastic 25m indoor pool featuring a flume and children’s paddling pool and an outdoor sunbathing area. There are ten tennis courts plus four children’s courts where you can take private coaching, join in a group lesson, or simply hire a court and some rackets for an hour. Méribel has plenty of organised activities for children including the Junior Beavers Club for 6-12 year children and Sport Kids for children aged between 8 and 17 years for a week of archery, mountain biking, climbing, kayaking, mountain biking, paintball and more. One of the main draws to Méribel in summer is its excellent 18 hole golf course. Situated at the Altiport area the 71 par course stretches from 1565m up to 1850m. The course is technically challenging due to its narrow fairways and features water, rolling fairways and some fairly steep walks. The mountain setting guarantees stunning views and the ball obligingly flies further because of the altitude. Private lessons and week-long courses in English are available for all levels of player. Horse Riding is available at the Club Hippique du Bois d’Arbin where children over 5 may take lessons or the more experienced may join guided treks into the mountains. The Forest Adventure Park has 4 rope forest circuits of varying difficulty strung high in the trees and there is even a mini-course for children over 2 years old. Archery, canyoning, mountain biking, paragliding, hiking and white water rafting are all on offer so you and your children will always be kept busy. The Trois Vallees is one of the world’s top ski regions Legal Requirements Classic Freehold There are no restrictions in France so whatever your nationality you may buy or sell any property freely. You may buy in your own name or in the name of a company which may be more tax efficient. Some new developments require you to rent your property when you are not using it but you save the 20% VAT. This property has second home status. There is no obligation to rent it out so you may keep it for your exclusive use. If you choose to rent it on a commercial basis and you sign an agreement which complies with the French tax rules then, if it is a new property you will be able to reclaim the TVA / VAT. Finance The prices shown in our brochure for classic freehold properties are the gross price (including VAT) so you will be able to get a 20% discount off these prices. Please ask us for more information. French banks will lend up to 80% of the purchase price. We can recommend a specialist mortgage broker which deals with all the major French banks. They have fixed and variable rates which are currently very low at under 3%. Purchase costs There is a tax incentive to buy a new property so the total legal fees and taxes are only 2.5%. If you are buying a property over 5 years old additional taxes must be paid to the “department” and the “commune” and these will bring the total costs up to 7.5%. New Property The advantages of buying a new property are the low purchase costs (2.5%), the possibility to reclaim the VAT (20%) and you do not pay the annual property tax (tax foncière) for the first two years.
