REGENT PARTNERS Acquires
Concourse Corporate Center
New ownership of iconic office complex in Central Perimeter – Class A market
ATLANTA - Regent Partners, LLC, the Atlantabased, full service real estate investment and
development firm, has acquired Concourse Corporate Center, home to Atlanta’s iconic “King and
Queen” buildings. The complex comprises 2.2 million square feet in two high-rise towers and three
mid-rise office buildings. Located in the Central
Perimeter of Atlanta, Concourse Corporate Center
is situated on a 64-acre campus that also includes
a four-star Westin Hotel, Concourse Athletic Club
and KinderCare Child Learning Center.
David Allman, Founder and Chairman of Regent
Partners, said, “Concourse has historically been
known as the premier office and mixed-use environment in the Central Perimeter sub-market,
and we look forward to securing that position for
the long term by undertaking substantial steps
forward in the areas of services and value-add
capital-related improvements.”
New ownership includes affiliates of GEM Realty
Capital and Equity Group Investments and funds
managed by Farallon Capital Management.

Central Perimeter “Centerpiece”
Central Perimeter is the hub of corporate headquarters in the Southeast and Atlanta’s most
desirable submarket for Fortune 500 corporate
users. Concourse Corporate Center’s prestigious
tenants include: Dell/Secureworks, US Bank/
Elavon, Samsung, Morgan Stanley, Ericsson, Dow
Lohnes, and other widely recognized firms.
“It has been a decade since the last Class A office
building was developed in Central Perimeter, and
no new Class A development is on the horizon,”
said Reid Freeman, President of Regent Partners.
The office portion of Concourse is 83 percent
leased, according to Freeman, “leaving a breadth
of prime space available, including contiguous
high-rise floors within the two towers and highly
efficient mid-rise floors at up to 40,000 square
feet each. At 33 stories, the towers offer tremendous views, while the lower floors are focused on
a beautiful lakefront setting.”

with significant capital for value enhancement,
we are excited to offer Concourse Corporate
Center as the highest quality space available in
the market,” Freeman added, noting the plans for
upgrades to Concourse’s aesthetics, environment
and operating systems.
Concourse is located at the northeast quadrant
of the Interstate 285/Georgia 400 interchange,
being highly accessible to both as well as in close
proximity to numerous MARTA rail stations.
Along with its widely known, unmatched base
of on-site amenities, this prime location is key
to its success in attracting such a strong roster of
corporate tenants.
A Homecoming
For Regent Partners’ Principal, David Tennery,
the acquisition represents a homecoming.
Tennery joined the original developer of
Carey Watermark Investors, Arden Group and
Marcus Hotels & Resorts Acquire Westin Atlanta
Perimeter North at Concourse Corporate Center
Effective October 4, 2012, Carey Watermark Investors Incorporated
(CWI), The Arden Group, Inc. and Marcus Hotels & Resorts, a division
of The Marcus Corporation (NYSE: MCS), acquired the Westin Atlanta
Perimeter North in a joint venture. The 372-room hotel includes 20,000
square feet of meeting space, restaurant, lounge, business center,
fitness center, gift shop, outdoor pool and 338 parking spaces and is
located on a 6.25 acre site within Concourse Corporate Center.
The joint venture’s total investment in the property is approximately
$57 million, including an approximately $14 million renovation of
guestrooms and public spaces, which is anticipated to be completed
in early 2014. The property was acquired from an affiliate of
DiamondRock Hospitality Company.

Concourse in 1987, just as Concourse V (the
Queen building) was being readied for construction. He spent eight years on a team that guided
the development of the complex. “For me, it’s
a lot like taking a trip back home to visit a best
friend,” said Tennery. “The quality of development and overall mix of tenant services, amenities, and location, all support why today, Concourse remains such a desirable place to live,
work and play. The opportunity to come back
years later and play a role in taking this amazing project to yet the next level - is indeed both
rare and exciting.” Tennery, along with Regent’s
Adam Allman, Director of Office Properties and
Development, will lead leasing and marketing for
Concourse.
