Overview
The Redmond Company has been in business since 1976.
We are an integrated design/build firm with planners,
architects, and project managers all under one roof.
As one of the region’s leading design/build firms, we
specialize in providing development assistance, design,
and construction services.
Redmond’s internal design staff has substantial design
experience in Automotive Dealerships.
• Jerry Mortier has worked on over 60 dealership
projects during his career at Redmond and
previous employers.

operational floor plan you are envisioning.

Redmond’s open book bidding process with no selfperformed work allows for more competitive pricing and
creates no opportunities for conflict of interest. It also allows
for your customers who are in the trades to bid on the project.
Redmond has extensive real estate development experience
that we will bring to the project to help ensure the project is
economically feasible and reduce your risk prior to obtaining
financing and starting the project.

The Redmond Company connected with this dealer after
GM’s architect provided preliminary designs but before the
Design Intent Documents were completed. This provided
Redmond with the opportunity to make several substantial

Fields Jaguar Land Rover Volvo
Project Location

Fields Jaguar Land Rover Volvo
As part of Jaguar’s manufacturer program requirements
Field’s Jaguar Land Rover Volvo in Madison, WI was
directed to create a visual separation between the Jaguar and
Volvo showrooms. Redmond was selected to perform the
construction of the showroom remodel. Because this was
going to be a live remodel and all showroom space needed
to be kept operational, Redmond created a compressed
construction schedule. To aid in accommodating the
tight deadlines, Redmond preordered all materials prior
to beginning construction. As a result, the project was
completed on time and on budget. Performing a live remodel
for a dealership meant that Redmond’s team had to be extra
diligent about dust control and keeping the showroom in
pristine condition throughout the construction timeframe.
Additionally, Redmond was also instrumental in assisting
the dealer with changing their showroom lighting to LED
lighting. Redmond continues to provide budgeting and
preconstruction services to Field’s Automotive for future
dealership work.

Lynch GM Superstore
Project Location

“It’s beautiful” is the reaction many customers express when
visiting the Lynch GM Superstore. The Redmond Company
was selected by Lynch to design their Superstore. The beauty
is derived from the attractiveness of the building, as well as
the impressive columns and size of the outdoor showroom
colonnade wrapping around two sides of the building.
The Superstore’s first floor includes a 2-story showroom
with 12 sales corrals and several manager offices, 4 finance
offices, executive offices, customer-accessible computer area,
children’s play area, coffee dispensing and waiting room areas,
and washrooms. The second floor overlooks the sales floor
and houses executive and administrative offices. Redmond’s
floor plan maximizes the effectiveness of the proximity and
interaction of all the spaces, as well as accommodates the
client’s specific preferences.
The facility includes a full service garage area with 1
alignment and 25 service bays, complete body/repair shop,
detail shop, parts storage and lighted, heated and ventilated
paint booth. Skylights provide natural lighting for the service
bays. The customer service drive-up area is also covered.
The exterior colonnade provides ample space to not only
display the GM line of vehicles, but also a protective space for
customers to view the vehicles in daylight and well-lit evening
light, amongst commanding 21 foot high columns.

Lynch GM Superstore (Cont.)
An outlot building accommodates the used car sales office and
used car display area.
In addition to the Superstore and Used Car Center, Redmond
assisted the client with further development of this 66+ acre
site. Phase II accommodated a Menards store, while Phase III
was a Redmond-designed and built 15,181 sf strip shopping
center called The Burlington Retail Center. The Center was
designed to house 11 retail stores.
Challenges of the site’s development were concentrated
mainly on stormwater detention, filtering, and runoff.
The site, adjacent to the Fox River, presented considerable
grading challenges, as well as extra municipal and regulatory
requirements to protect the environment. Matching the
requirements for adequate pervious area with the client’s
need for extensive impervious vehicle display and parking
was also complicated because the site was on an angled major
highway intersection.
In the end, all requirements were met, while exceeding the
client’s expectations with exceptional sightlines from either
highway of the showroom and a raised, outdoor corner vehicle
display area.

Ettleson Cadillac-Buick-GMC
Project Location

Project Size

5,500 sf Cadillac addition
The Ettleson dealership prides itself on delivering its
customers ‘simply the best experience.’ But to provide the best
experience for their customers and abide to the new GM’s
Facility Image Program, Ettleson needed to revamp their
operations and have the Cadillac facility stand-alone from the
other GM companies. This dealership previously housed all
Cadillac, Buick, and GMC operations in one facility, but the
proposed plan by GM’s architect presented the dealer with
some concerns over real estate tax implications, as well as
operational efficiencies and energy costs with two stand-alone
buildings. Redmond came to the rescue and partnered with
the dealer, while working closely with Gensler, GM’s architect,
to come up with a solution that was a win-win for both
parties. The project went through many renditions before
arriving at the final product that both parties were happy with.
The final project consisted of a remodel to the existing facility
to make it compliant with the Buick and GMC guidelines,
while constructing what appeared to be a stand-alone Cadillac
building adjacent to the existing showroom. The key to this
remodel that Redmond unlocked was having the buildings
connected. This resolution provided the relief the dealer
wanted of having to maintain only one building for real estate,
operational efficiencies, and energy costs, while also meeting
GM’s requirements of having the appearance of a stand-alone
building with the added size of the Cadillac showroom.

Edwards Chevrolet–Cadillac

formerly Classic Chevrolet–Cadillac
The Redmond Company was selected for design and
construction services for this dealership’s GM Facility
Image Program renovations. Redmond completed an addition
to the existing showroom as well as interior renovations to the
showroom and customer touch point areas in order to meet
the GMFI Program specifications. Additionally, Redmond
wrapped the building with GMFI-approved metal panels.

Witt Ford
Project Location
Maple Grove, Wi
21,000 sf new ground-up facility
The Witt Ford team relied on the expertise of The Redmond
Company to help navigate the challenging regulatory and
design obstacles that often arise during a construction project.
By analyzing the property early on, The Redmond Company
contributed its real estate development expertise to the project
by maximizing the layout of the 10-acre site to accommodate
the future development of a convenience store or other retailer
on the site. Located at an intersection of two state highways,
the Redmond team identified and coordinated the creation
of access points to the dealership with the Department of
Transportation, while solving a unique drainage problem
for the site. Runoff from both highways in addition to the
site itself led to the creation of a detention pond and culverts
on the property. From working with the Town of Maple
Grove to acting as an intermediary with the Ford architects,
the Redmond team handled the real estate development,
design, and construction of this brand new ground-up Ford
Trustmark Facility with technical precision and utmost
professionalism while balancing the client’s budget and
current and future needs with the specific requirements of the
Ford image prototype to maximize the value of the project.

Project Experience
Cedar Rapids Toyota
Hiawatha, IA
20,000 sf addition
30,000 sf renovation of all existing showrooms and customer areas
The Redmond Company encountered several unusual challenges during the design and construction of the additions and renovations to the Cedar Rapids Toyota
dealership. This unique project involved converting the existing building (formerly a disjointed and poorly-designed Volkswagen dealership) into a cohesive and functional
Toyota facility. The goal was to increase the showroom and service areas and improve the overall functionality of the space while meeting Toyota’s facility standards.
Redmond’s architectural team determined that several small additions to different parts of the building created a better flow for the facility and was more cost effective than
one large remodel. The existing curved structure was modified spatially and aesthetically to give the building the look of a familiar Toyota facility, including the iconic 30’
tall white entry portal. An additional challenge on the project was that the roof of the existing VW facility was lower than what is required for a typical Toyota dealership.
Redmond’s team suggested and submitted a variance request to Toyota to utilize a drop cloud system for the showrooms and customer lounge areas. This request was
approved by Toyota, resulting in a unique design that maximizes the existing floor-to-ceiling space.
The owner of this project was especially passionate about providing a memorable experience for his customers and requested the inclusion of many “creature comfort”
features to make each visit exceptional. The owner went above and beyond the required Toyota specifications to enhance the customer experience by adding multiple
luxurious customer lounges with fireplaces and wood ceilings, as well as elegant customer restrooms. A large service drive-up area was added to increase service capabilities
and decrease customer traffic congestion, ultimately improving the customer experience.

Dave Wright Nissan-Subaru
Hiawatha, IA
40,000 sf new ground-up facility
The Redmond Company was initially selected by the Dave Wright team to identify the top three optimal locations for a new dealership facility in the rapidly-growing
Cedar Rapids metro area that would provide the greatest overall opportunity for car sales and service. Redmond considered a number of factors prior to making their
recommendations including a thorough analysis of income and population demographics, competing dealership data, road traffic counts, city growth potential, and
historical and potential future vehicle purchase, financing, and service demands. A highly-visible and easily-accessible site was recommended and selected, and The
Redmond Company was chosen to also perform the architectural design and construction of the dual-branded, ground-up facility.
The unique design of the Dave Wright Nissan-Subaru dealership blends two brands with separate manufacturer facility guidelines into one cost-effective and efficientlyrun building. Featuring a centrally-located reception and service area, customers are easily directed to the showrooms on either end of the building while still having quick
access to the service crews. This creative design solves a common problem for dealerships who sell more than one brand and wish to maintain the brand standards of each
manufacturer.
Each side of the double-sided service drive features an Express Bay in the service reception area, allowing technicians to quickly perform routine work such as oil changes
or inspections while the customer waits. A parts department located between the service drives increases operational efficiency and improves customer accessibility. In the
dog-friendly showrooms, each customer lounge features a pet watering station, as well as internet stations and televisions for all to enjoy. Indoor new car delivery bays are
accessible from the showrooms, making year-round car deliveries and walk-throughs comfortable and convenient. One complication that was avoided was the early discovery of the site’s poor soil conditions, which was unearthed prior to the start of design during the due diligence phase.
The Redmond team determined that the soil composition was insufficient for the facility’s planned structural design, and ultimately implemented the use of reinforcing
geopiers to provide the needed stability under the building. This solution proved to be more cost effective than drilling piles or importing additional fill, and kept the
project on schedule.
