INVESTMENT SUMMARY 6300 9th Ave NE OVERVIEW The owners of 6300 9th Ave NE (“Owners”) are offering for sale a 19,050 SF redevelopment property (“the Property”) in two tax parcels located on the corner of 9th Avenue NE and NE 63rd Street in Seattle’s busy Roosevelt neighborhood. The Property is well located and highly visible, with easy access to downtown via I-5. The Property is located within the Urban Village Overlay and Station Area Overlay districts and is a five minute walk to the new light rail station, Whole Foods, Starbucks and many restaurants and retail stores. The Property is improved with the Seattle Healing Arts office building but the highest and best use is redevelopment consistent with the underlying NC3/65 zoning. This separate lot is zoned LR2 and is within the SAO as well. The Owners will entertain offers to acquire this separate parcel at the same time but the current thinking is that theNE this property should be rezoned to a higher density, consistent 64th St with the SAO designation, the City of Seattle 2035 Comprehensive Plan planning process and the HALA (Housing Affordability and Livability Agenda) Committee recommendations issued in 2015.
