The villages of St Johann and Alpendorf are located in the
middle of Austria’s Salzburg Province on a sun-drenched
terrace along the banks of the River Salzach. Dating back
to the 10th Century the cathedral town of St Johann
boasts one of the Alps’ most spectacular white-water
gorges which is about 4km long and can be explored via
walkways. This beautiful region is also where the picnic
scene from The Sound of Music was filmed.
The town is just 60km from Salzburg nestled at the heart
of the Amadé ski region - the largest ski region in Europe.
The enormous ski region consists of 860km of perfectly
groomed pistes serviced by 270 modern lifts which all
conveniently run under a single lift pass. These resorts
also offer an excellent range of year-round sports including
over 150km of cross-country skiing. Alpendorf and St
Johann are also only a 40 minute drive from Salzburg.

town. Chalet Jäger will be located just 10 minutes’ walk
(or two minutes’ drive) from the shops, restaurants and
hotels of Alpendorf. The town of St Johann is also only
a five minute drive away and boasts an abundance of
restaurants, bars and supermarkets.
Chalet Jäger is the first of only four chalets to be built
on this pretty plot of land. The chalets will be built
in traditional style in a scenic position. This luxurious
residence will be built to a high standard with generous
covered balconies, a chunky overhanging roof and an

personalise your property with a tailor made finish to
your own specification, which is included in the price.
You can choose the style of kitchen, bathroom fittings,
stove, flooring and wall tiles from a wide choice. The
chalet extends to approximately 145m2 and sits in a
717m2 plot of land.
The bright and spacious chalets are to be built using
the latest energy-saving materials and their ecological
architecture guarantees a healthy room climate and a
high level of living comfort, while keeping energy and
heating costs down. It is even possible to have solar roof
tiles if desired. The tiles heat up in the winter to melt the
snow and will reduce your heating and electrical costs by
over 70%.
Optional furniture packages are also available and the
developers have appointed interior designers to provide
every comfort should you wish for your chalet to be fully
furnished on completion.
These packages are extremely flexible and affordable and
include everything you will need to make your purchase
as smooth as possible including sofas, wardrobes, cutlery,
and crockery. This service is available at a cost 25,000
euros.

Flexible Rental Obligation
As with most holiday homes in Austria this chalet is
required to be rented out for part of the year. The benefit
of this is that your property is earning an income for you
when you are not using it, and there are two ways you
can do this:
Private Rental Home – For owners wanting to make the
maximum use of their chalet and have complete flexibility,
you can rent your chalet privately to friends and family.
Professional Rental Home – Owners wanting to make an
attractive income from their chalet can rent it through
a tour operator whilst it is unoccupied. If you would
like to rent your chalet in this way we have several tour
operators we can recommend to you.
Whichever option you choose, the dedicated management
company can deal with the hand-over of keys for your
guests and a laundry and cleaning service will deal with
the change-over when your guests have departed if you
require.

Purchase Costs
Bank Finance
Purchase costs for buying a chalet work out about 6.6%
of the purchase price. The purchaser will be required
to pay the notary fees after the contract of sale has
been signed and the notary has sent off all the papers to
obtain the foreigner purchase permit.
Austrian banks will fund up to 60% of the purchase price
and can usually lend up to a period of 25 years. Variable
interest rates are currently at around 3% and one year
or five year fixed rate mortgages are also available.
Fees are calculated as follows:
• Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price
• Entry to the Land Registry – 1.1% of the gross price
• Notary’s fees – 2% of gross purchase price plus VAT
• Court costs, administration fees – approx. 150 euros
• No Agent’s Fee – saving you 3%. It is standard
practice in Austria for buyers to pay agents fees, but
we do not make this charge
If you take a mortgage the fees add up to roughly 4% of
the value of the loan you will be taking. These comprise
a bank set up fee of around 2%, a notary fee of 0.5%
for registering the mortgage and dealing with the bank,
and a 1.5% mortgage registration fee.
The Sankt Johann region is a great winter destination
Winter and Skiing
St Johann offers a number of well-prepared pistes
for all ages and is particularly good for beginners to
intermediates. Nearby Alpendorf serves as a gateway to
the Salzburger Sportwelt. This superb skiing area sits
in the middle of the famous Ski Amadé ski region which
boasts over 860km of impeccable slopes and 270 top
modern ski lifts which all conveniently run under a single
lift pass.
In the summer a cable car carries people up to Gernkogel
(1,787m) where there are superb hiking areas. There are
also free shuttle buses running to Wagrain and Flachau
to connect you to the vast network of slopes in the entire
Ski Amadé region.
Great pride is taken in providing optimum conditions
for visitors with 80% of the pistes being maintained
by snow cannons and a 250-strong team working each
night using 125 of the most modern snowcats to keep
the slopes superbly groomed.
The region is home to 860km of groomed pistes
The Amadé Ski Region is excellent for snowboarders
with a large choice of funparks to compliment the many
pistes; there are plenty of half-pipes, kickers, projumps, funboxes and obstacles. For cross-country skiers
St Johann-Alpendorf has 16km of trails tracked both for
classic and skating technique and suitable for all levels
of difficulty. The villages also enjoy winter hiking trails,
two toboggan runs, curling, sleigh rides and ice skating.
Additionally there are many opportunities to stop off for
refreshments with 12 ski huts in the vicinity and plenty
of après-ski fun with a disco and over 20 bars and pubs.
Alpendorf benefits from an impressive mountain backdrop
Summer
St Johann and Alpendorf offer a wealth of activities in the
summertime; for cyclists there are many easy bike paths
suitable for families running alongside the meandering
rivers and through the pretty villages. The Lichtenstein
Gorge (right) is also a highlight of the region being one
of the deepest white-water gorges in Europe.
The region offers numerous other summer activities
including tennis, horse riding, mountain climbing, white
water rafting, kayaking, canyoning, archery, hiking and
indoor and outdoor swimming pools.
Golf
There are also 10 golf courses within 30km of Alpendorf,
with the nearest being 13km away in Goldegg. the
Goldegg course offers a par-72 championship 18-hole
course with a restaurant, pro-shop, driving range and
superb clubhouse. This undulating course offers water
hazards and is a pleasure to play on.
