This is in addition to green innovations such as tree conservation, pond usage, recycled materials, advance framing techniques, and home technology-all things that make them smartly constructed model homes. The theme, “Get Smart - Live Smart” encompasses more of what new home construction has become today – a building science. Homes on the Tour are located in the following communities: Medina, Willoughby Hills, Hudson, Strongsville, Lyndhurst, Orange Village, and LaGrange. In regards to energy efficiency - fireplaces, insulation, windows, dual flush technology, low VOC flooring and light bulbs can all affect a homeowner’s energy consumption and in turn increase or decrease their utility bills. Consumers with smart phones and tablets can now control their homes to arm the security system, lower the shades, dim or turn off the lights, and adjust the HVAC system. Although home buyers may not want to incorporate all of the home technology components at once, having the ability to add more technology components later can help and pre-wiring for technology is an option. The goal is to raise $3 million and currently they are at 2.8 million for the 16,500 square foot home. The home will have 18 suites to accommodate up to 42 family members and will be built adjacent to the grounds of the Louis Stokes VA Medical Center in Cleveland. The HBA is asking consumers to make a donation online to the “Fisher House” in lieu of the $10 admittance fee to the Smart Home Tour. RESNET trains and certifies professionals, who can then audit homes and rate their energy efficiency by using the HERS Index. The lower the score, the more efficient the home. THE HERS INDEX RESNET developed the HERS Index, short for Home Energy Rating System, to provide and objective way to rate the energy performance of homes. The nationally recognized HERS Index takes into account such variables as air leakage, windows, ductwork and HVAC systems. The lower the score the better - a score of 100 represents the typical new home built to code, a score of zero represents a home that produces as much energy as it consumes. The HERS score for a given home is determined relative to a "reference home" of similar size and shape. A home's HERS score can only be determined by a certified HERS rater, whose presence on a job site helps builders and contractors assess the building as it is being constricted. It's no easy feat to be certified by RESNET; the training is rigorous and professionals are held to the highest quality of assurance standards. RESNET raters test and retest a home's energy efficiency, both during construction and at completion. More than anything, RESNET has helped to revolutionize the green building industry by creating awareness of best practices and methods for achieving desirable HERS scores. Today, many builders, including some well-known national production builders, routinely collaborate with RESNET to ensure their homes meet their energy performance goals and standards. RESNET is recognized by several federal agencies and organizations, including the EPA, the Department of Energy (DOE) and the U.S. Mortgage Industry; often they work in conjunction to establish industry-wide standards. In fact, RESNET was initially formed by a group of mortgage professionals in 1981, which established the National Shelter Industry Energy Advisory Council as a means to measure the savings resulting from a home's energy-efficient components, as well as to grant credit for that savings into a mortgage loan. The system can also learn your habits and - among other things - can mimic changes in lighting automatically while you are away to maintain the look of the home being occupied. Perinno and Fabrick both suggest planning ahead with your builder and architect for your home automation system. Projects must meet progressively more NAHB Certified/RSA Architects stringent benchmarks in energy, water and resource efficiency; lot and site development; indoor environmental quality; and operation and maintenance education to achieve the Bronze, Silver, Gold or Emerald levels. THINK GREEN Think of Your Home as a system: Good insulation leads to better energy efficiency, but can have adverse affects on indoor quality, so the home’s ventilation is important. One of the homes in the 2015 Smart Home 3’ Overhangs 8 Block Above the Door Tour is located in Orange Village in the Lakes of Orange – northeast Ohio’s soon to be first “Green Certified” community. Developer Randy Kertesz of Kertes Enterprises, Architect Richard Siegfried of RSA Architects and Mechanical Contractor Jason Puffenberger of Heatmiser walked us through the final construction stage of the home pointing out those extra steps being taken to achieve national Green certification. The main reason they are all on site is to review the construction, insulation, air barriers and the quality of the insulation installed so they are all up to green standards – this is all done before the drywall is applied. They check on the foam insulation around all of the windows, the exterior OSB board, framing, foam wrap and siding application. Blocking is done above the exterior front door as an air barrier in addition to proper insulation. Duck diapers cover the inside vents along the floors to minimize dirt infiltration. An Owens Corning Product called “Energy Complete” is applied around the top headers of the perimeter, in between the wood, and around wiring to avoid air leakage. Solar fans and a humidistat are installed in the bathroom directly above the source of the humidity. There is a light fan above the tub that will sense the humidity and fan lights throughout the bathroom. In addition, the development’s site plan shows high-priority to conserving vegetation. The roadways follow the natural contours of the land to avoid environmental impact – 62% of the roadways align with the topography. There are also preserved open spaces for wildlife. Members of the builder’s project team participate in a wildlife conservation program. The use of recycled materials is a priority including bricks that came from an old street in Chagrin Falls that will now be used along a pathway on the site. Planned walkways and bike paths will provide a connection with the local area network. BUILD GREEN Home buyers go green primarily to save money on their utility bills. That doesn’t have to mean expensive alternative energy sources like solar panels or wind turbines. Advanced technologies are exciting, but paying close attention to air sealing, using the right amount of insulation and keeping good ventilation in mind are great ways to gain efficiency. Green Building is also careful building.
