The Redevelopment of the Curry Road Plaza into The Residences of Hamilton Square Rotterdam, New York November 2015 THE RESIDENCES OF HAMILTON SQUARE ROTTERDAM, NEW YORK The Property The Curry Road Shopping Plaza is situated on 10 +/- acres at 1410 Curry Road. The plaza has been mostly vacant for 25 years. With 85,000 square feet of empty retail space and trees growing through the roof of the decrepit building, the blighted Curry Road Shopping Plaza is one of the largest eyesores in the town of Rotterdam. See the existing conditions photograph attached as Attachment 1. Located along one of the Town’s busiest thoroughfares, the Curry Road Shopping Plaza is ideally situated for redevelopment. Richbell Capital is proposing to redevelop and transform the decaying plaza into a vibrant residential community in accordance with its current zoning, R-3 Multiple-Family. The proposed multi-family redevelopment acts as a natural transition from the commercial Curry Road corridor to the predominately residential land uses to the west and south of the property. Overview of the Proposed Redevelopment The Residences of Hamilton Square will be a premier multi-family community in the Capital District. The Residences of Hamilton Square is proposed with a total of 208 luxury rental apartments. The community design consists of 8 residential buildings, a first-class clubhouse and outdoor swimming pool. Each building contains 26 residences. The buildings are three stories with interior corridors and elevator service. Each building also contains internal garages. While the community is not age-restricted, the building design will appeal to seniors - interior corridors for safety and in-building garages and elevator service for convenience. The Residences of Hamilton Square has been designed to a standard that will put it in the top tier of the existing apartment communities in the Capital Region. The architectural details and components, ranging from the exterior styles to interior layouts, have been thoroughly planned to ensure that The Residences of Hamilton Square will be a housing asset to the Town of Rotterdam. The community clubhouse will offer a variety of amenities for residents. These amenities include a meeting social room, coffee bar, media center, fitness center and outdoor swimming pool. The Residences The size of the residences will range from approximately 800 square feet to 1,450 square feet for the one-bedroom, two-bedroom and a limited number of three-bedroom apartments. Each residence is designed with a spacious floor plan and pleasing layout. The residences will be wellappointed with a quality level of fit and finish. The residences are designed with large closets, private patios and balconies, in-unit washer and dryer and high efficiency heating and cooling systems. 1 THE RESIDENCES OF HAMILTON SQUARE ROTTERDAM, NEW YORK Each residence has a gourmet kitchen that includes high-end cabinetry, breakfast bar and an upscale appliance package. The bathrooms contain European-style vanities, full-size bathtub with shower and generous linen closets. The Site Design The community has been designed in accordance with its centralized location along one of the Town’s main thoroughfares, Curry Road, and will foster a neighborhood feel. The site design and layout consists of 8 residential buildings and a community clubhouse conveniently situated in the middle of the site. The site design includes sidewalks and decorative street lamps to further the overall neighborhood atmosphere. The proposed redevelopment will turn the existing blighted property into a vibrant residential community. See the conceptual site plan attached as Attachment 3. The existing plaza is a virtual sea of asphalt. The proposed redevelopment will actually increase the amount of greenspace on the property. The proposed residential redevelopment also decreases the potential traffic impacts associated with the prior retail land use. In addition, all utilities such as water, sewer, gas, fiber, telephone, etc. are already within close proximity to the property. This redevelopment is a prime example of utilizing the principles and initiatives of Smart Growth development. The Residences of Hamilton Square not only reinvigorates a dormant eyesore, but the redevelopment thwarts suburban sprawl. About Richbell Capital Richbell Capital (RBC) is a privately held, full service real estate company headquartered in Saratoga Springs focused primarily on the development of multi-family communities. As a full service real estate development company, RBC has the ability to perform site selection, acquisition, project design, entitlement, financing, construction, and property management for institutional quality properties.
