If it fetches that price, it will be the most expensive home ever sold in the Sacramento, Calif., area, said broker Nick Sadek of NRS Luxury Estates, who is colisting the property with Jon Kirkpatrick of Chase International Real Estate. The property is owned by Patrick K. Willis, a real-estate investor and founder of the Sacramento-based repossession firm American Recovery Service. Mr. Willis said he bought the home in 2007 from Mr. Murphy’s ex-wife, Nicole, after the couple divorced. The $6.1 million Mr. Willis paid still holds the record for the most expensive residential sale in the Sacramento area, Mr. Sadek said. Mr. Murphy declined to comment; Ms. Murphy couldn’t be reached to comment. In the suburb of Granite Bay, the estate includes a 12,600-square-foot main home and a 5,200-square-foot guesthouse. There is a total of 10 bedrooms and 14 bathrooms, a nine-car garage, a swimming pool, and tennis and basketball courts, according to the listing agents. It is being sold furnished and still has the décor put in place by the Murphy family, including a “Shrek”-themed bedroom—a nod to Mr. Murphy’s role as “Donkey” in the animated films. The property also has a 12seat screening room, an arcade parlor, four wet bars and a 1,200-square-foot gym with a sauna and steam room. There is also a Luigi Colani-designed Schimmel Pegasus piano, one of only a few in the world, the listing agents said. The Murphys, who have five children together, bought the main house for $3.825 million in 1998, according to public records. They then paid $400,000 for the adjacent lot, Mr. Sadek said, where they built the guesthouse. The property totals 2½ acres. Mr. Willis said he bought the home as an investment and never moved in. He used the property for philanthropic activities, and kept most of the staff to help maintain the home. He said he decided to sell for estate-planning reasons. Family Is Asking $64.5 Million for a 126,000-Acre Ranch in Montana Stephen Roth, 68, still lives in the century-old wooden house where he grew up, on his family’s 126,000-acre ranch near Big Sandy, Mont. His son, groomed to take over leadership of the ranch, lives there too. So it is bittersweet for the Roths that the ranch is now for sale, listed with David Johnson of Hall and Hall for $64.5 million. The IX Ranch is a profitable business with some 4,300 cattle and about nine-full time employees, Mr. Roth said. The 5,128-square-foot, two-story house has seven bedrooms, four bathrooms, a heated swimming pool and a tennis court. It was built in 1899 and has been exten- sively remodeled, Mr. Johnson said. Several other houses are on the property. Mr. Roth’s parents began managing the ranch in the 1950s, then became co-owners with another family. The 12 current owners are the descendants of both families, Mr. Roth said. He said he hopes the new owners will keep him and his son in place to continue running the ranch. See more photos of notable homes at WSJ/Mansion. Photographer Annie Leibovitz has sold her three-townhouse spread in the West Village for a total of $28.5 million, Luxury Listings NYC reported. Ms. Leibovitz initially put the compound on the market in 2012 for $33 million, then reduced the price. The property, which had been listed with the Corcoran Group, includes 13 fireplaces in all and has a combined total of more than 10,200 square feet. The three brick buildings, which date back to the 1830s, surround a slate patio and private courtyard garden. Former teen heartthrob David Cassidy has lowered the asking price of his waterfront Fort Lauderdale, Fla., mansion to $3.9 million, down from $4.495 million when he first listed it in August, Realtor.com reported. According to listing agent Karen Martin of Better Homes and Gardens Real Estate, the 7,016-square-foot home has five bedrooms and 6½ baths, and is in the Harbor Beach community. The house has an exercise room, a pool and a boat dock. The actor and musician, best known for his role as Keith Partridge on the 1970s TV show “The Partridge Family,” owns the home with his wife Sue Shifrin Cassidy, public records show. A seven-level Manhattan townhouse will be listed this week for $51 million, according to listing agent Paula Del Nunzio of Brown Harris Stevens. The neo-Georgian mansion on the Upper East Side serves as the New York headquarters of the nonprofit School of Practical Philosophy. Ms. Del Nunzio said the school will relocate once the building is sold. Situated on 79th Street between Fifth and Madison avenues, the 16,000square-foot house was designed by the Boston architectural firm of Little and Browne, and completed around 1903, Ms. Del Nunzio said. The School of Practical Philosophy bought the building in 1975. The school has made only minimal changes to the home’s original layout, she said. To date, the priciest townhouse sale in the city is the 21,700-square-foot Harkness Mansion on the Upper East Side, which sold in 2006 for $53 million, said Ms. Del Nunzio, who represented the seller in the deal. While this house is smaller, Ms. Del Nunzio noted that the house has views of Central Park because there is no highrise apartment building nearby. According to its website, the School of Practical Philosophy was founded in London in 1937.
