Sunrise recently unveiled its newest
landed residential development –
Melia Residences; marking the first
residential precinct to be introduced by the Company in
Gerbang Nusajaya, the commercial and business engine
of Iskandar Puteri in Johor. The speed of sales of this
unique development has been phenomenal with a takeup
rate of 98% for Phase 1 and 83% for Phase 2 within the first
two days of its launch on 23 & 24 April 2016. In order to

In a wink of an eye, six months have passed and we meet again in this latest edition
of The Personalty where we are pleased to present to you another series of updates
that have taken place at UEM Sunrise.
2016 is proving to be quite a challenging year for both the Malaysian economy
as well as the property market. While UEM Sunrise has not been spared, we have
adapted our strategies to navigate through the current difficult environment—Melia
Residences is evidence of this – a project that was launched based on market
demand.
Melia Residences strategically addresses the demand for landed strata
properties in a market that is saturated with high-rise apartments. It also offers
buyers the unique concept of lakeside living in Gerbang Nusajaya, Iskandar Puteri
—one of the five flagship zones of Iskandar Malaysia, Johor. As a result, Melia
Residences was extremely well-received with a take-up rate of 98% for Phase 1 and
83% for Phase 2 within two days of launch. We will work to maintain this momentum
for the remaining phases as well as for our other projects.
At UEM Sunrise, we are always striving to forge new relationships and build
partnerships that provide opportunities for growth. Our joint venture with SUTL
Marina Holdings to form ONE15 Marina in Puteri Harbour is an example of how
we leverage strategic partnerships to add value to our existing projects and
developments. In due time, Puteri Harbour will be enhanced and transformed into a
premium integrated marina in the region.
We have also inked two separate JV agreements with Mulpha International Bhd
as well as Telekom Malaysia Bhd, and we have entered into a Sale and Purchase
Agreement with AMOREPACIFIC for the sale of land parcels for the purpose of
setting up an integrated centre at SiLC. You can read more about them on page 6
and page 8 respectively.
In March, we hosted our very first architecture symposium in Melbourne,
Australia featuring some of the world's most renowned architects which attracted
over 250 attendees. Through the symposium, we effectively showcased our
accomplishments, world-class properties and capabilities on a global stage thus
further fortifying our position as a leader in property development.
While there is no doubt the remainder of 2016 will be challenging, it would also
prove to be an exciting period for UEM Sunrise – there are properties to launch and
partnerships to form. We remain resolute in the face of adversity and will continue
to provide home buyers with beautiful and high quality properties.

As of June 2016, the State Secretary of Johor State
Housing Division has identified and approved a total of
474 qualified buyers to purchase Denai Nusantara, with the
commencement handing over of the Sijil Layak Memiliki to
successful applicants on 5 June 2016.

As part of its ongoing commitment in
delivering affordable housing in Iskandar
Puteri, UEM Sunrise on 29 January 2016
launched 1,217 units of Denai Nusantara
comprising 1,109 Rumah Mampu Milik Johor
(“RMMJ”) and 108 single-storey shop lots
at an estimated GDV of RM188.5 million.
The development marks the first affordable
housing project to be introduced in Gerbang
Nusajaya, the second wave development of
Iskandar Puteri.
Strategically located adjacent to the planned motorsports
hub and eco-friendly tech park, Denai Nusantara is
envisaged to be a gated and guarded community, with the
application of the Crime Prevention Through Environmental
Design concept through fencing and availability of guard
houses; in addition to affordable maintenance, quality
workmanship and lifestyle & recreation amenities.
Upon completion, Denai Nusantara units will be spread

SERVICES OPERATOR FORMED
On 13 January, UEM Sunrise Edgenta TMS Sdn Bhd (a JV
entity between UEM Sunrise and a wholly-owned subsidiary
of UEM Edgenta Berhad) and Township Management
Services Sdn Bhd (a wholly-owned subsidiary of Medini
Iskandar Malaysia Sdn Bhd) entered into a joint venture to
form Malaysia’s first holistic township management services
operator. The 70:30 joint venture company is established to
offer Integrated Facilities Management, Estate Management
and Security Management services specifically for building
owners and residents of Iskandar Puteri, including Medini

On 16 February, UEM Sunrise entered into a Joint Venture
Agreement with diversified investment conglomerate,
Mulpha International Berhad (“Mulpha”), to develop three
land parcels fronting the Malaysia-Singapore Second Link in
Iskandar Malaysia, Johor.
According to the JV Agreement, the two land parcels

three phases; with the introduction of Integrated Facilities
Management (Phase 1) at common areas and building assets
comprising hard services, soft services (cleaning, pest
control, landscape) and call centre; followed with the rolling
out of Estate Management (Phase 2) such as road cleaning,
landscaping drain maintenance, waste collection, street
light maintenance and pond maintenance; and Security
Management (Phase 3) where static security personnel
will be managed by the JV Company. In addition, there are
also plans to introduce other value added services, lifestyle
services, property management services and community
management services which will be developed and launched
in due time.

a 1,765 acres of gated development owned by Mulpha.
Measuring approximately 129.79 acres (known as the
“UEM Sunrise Land”) the lands are currently zoned
as ‘Enterprise’ and will be converted to Residential
and Commercial titles. On the other hand, the land
parcel belonging to Mulpha (Mukim Pulai) measuring
approximately 65.48 acres (known as the “Mulpha Land”)
is a converted commercial land located next to Gerbang
Nusajaya. Both lands will be developed and managed by
the 50:50 Joint Venture Company that will be established
to facilitate the project management.
Both companies intend to undertake mixed-use
developments comprising residential and commercial
components on the three land parcels with a targeted
combined GDV exceeding RM5 billion. The land parcels
will be developed over a maximum period of 20 years,
with planning to commence in second half of 2016;
and are expected to contribute positively to the future
earnings of both companies.

SUTL ENTERPRISE TO DEVELOP
PUTERI HARBOUR MARINAS
UNDER ONE15 BRAND
On 22 February, UEM Sunrise formalised a partnership
with SUTL Enterprise Limited (“SUTL Enterprise”) – a
leading marina developer, operator, and consultant; and
owner of the ONE15 brand and the ONE˚15 Marina Club in
Sentosa, Singapore to incorporate, finance and operate a
40:60 JV Company for the purpose of developing the
existing marinas in Puteri Harbour comprising a private
marina, a mega yacht marina and a public marina which
will also be carr ying the ONE15 brand.
As part of the agreement signed by wholly-owned
subsidiaries of both companies, the JV Company will also
be involved in developing and operating a proprietary
yacht club, a sports centre and other complementary
businesses that may establish the Puteri Harbour marinas
as a premium integrated marina project in Iskandar Puteri.
The total investment
cost required for this
project is estimated
to be S$66.6 million
in cash and in kind,
with SUTL Enterprise’s
commitment estimated
to be S$40 million.

MALAYSIA TO SINGAPORE
VISITS PUTERI HARBOUR
UEM Sunrise held its 8th Annual General Meeting on 23 May
2016 at Persada PLUS, Petaling Jaya, Selangor. Attended by
close to 2,000 registered shareholders and proxy holders,
the meeting was chaired by UEM Sunrise’s Chairman, YBhg.
Tan Sri Dr. Ir. Ahmad Tajuddin Ali. The AGM concluded with
all 12 resolutions unanimously passed by the shareholders.
Executive Director, YBhg. Dato’ Izzaddin Idris was also
present and answered questions raised by the shareholders
and proxy holders during the proceedings.

TM FOR A HIGH RISE MIXED
DEVELOPMENT PROJECT IN
JALAN RAJA CHULAN, KL
UEM Sunrise entered into a Joint Land Development
Agreement (“JLDA”) with Telekom Malaysia Berhad (“TM”) to
develop a 1.69-acre land parcel owned by TM in Jalan Raja
Chulan, Kuala Lumpur into a high rise mixed development
comprising serviced apartments and retail elements to cater
for the immediate community.
The JLDA was formalised on 27 May between UEM
Sunrise, TM and Sunrise Quality Sdn Bhd (“SQSB”), an
indirect wholly-owned subsidiary of UEM Sunrise which will
act as the development vehicle for the Project. Under the
JLDA, SQSB will pay TM a Guaranteed Land Cost of RM150
million (by way of a 10% refundable deposit and the balance
in stages after all conditions precedent are met) as well as
a 5% share of the project’s GDV (net of discounts) to be
determined later. The land consideration was arrived at on
a willing buyer and willing seller basis which was achieved

COSMETIC GIANT
UEM Sunrise on 29 June entered into a Sale and Purchase
Agreement with South Korea-based cosmetics company –
AMOREPACIFIC Corporation ("AMOREPACIFIC") for the sale of
25.37-acre land parcels located within the Southern Industrial
and Logistics Clusters (“SiLC”) in Iskandar Puteri, Johor.
after an open tender exercise. SQSB will be fully responsible
for the planning and development of the land parcel which
is strategically located close to the Kuala Lumpur city centre
and enjoys beautiful and panoramic views of the Bukit Nanas
Forest Reserve and the KL Tower.
This is part of AMOREPACIFIC’s global expansion
strategy and it plans to invest approximately USD170 million
or RM691 million for the purpose of developing an integrated
centre for research and development, manufacturing and
logistics of cosmetic products. The establishment of the new
facility is expected to have a ‘Queen Bee’ effect in SiLC as it
will create a positive chain reaction attracting both upstream
and downstream industries into the region which will spur
the employment and population growth in Iskandar Puteri.

IN MELBOURNE,
AUSTRALIA
An
inaugural architecture
symposium entitled ‘Luxury:
Allusion. Illusion. Elusion’ was
organised at the Deakin Edge in
Federation Square, Melbourne,
Australia on 4 March 2016;
which attracted more than 250 participants, including
architects, design aficionados, industry players, media
representatives as well as undergraduates and architecture
students from Melbourne University, RMIT, Monash
University, LaTrobe University, Deakin University and other
leading educational institutions.
The symposium provided insights into the global
evolution of architectural luxury and design, with
presentations and masterclasses by four internationally
acclaimed architects; – Professor Philip Cox AO, Founder of
the Australian-based Cox Architecture; Mr. Gianluca Racana,
Director of London-based Zaha Hadid Architects; Mr. Callum
Fraser, Co-Founder of the Australian-based Elenberg Fraser;
and Ms. Astrid Piber, Partner of UNStudio from Amsterdam.
They were joined by Mr. Westmoreland Palon, Consul
General of Malaysia in Melbourne, and Mr. Raymond Cheah,
Chief Operating Officer, Commercial of UEM Sunrise, who
delivered the opening address on behalf of UEM Sunrise.
Each presentation at the symposium explored the concept
of luxury, how it has evolved over time, and challenges
the notion of luxury in today’s context of materialism and
commodity.
The symposium was UEM Sunrise’s first community
initiative in Australia and part of the Company’s longterm commitment to the city of Melbourne. The event was
organised to provide a platform for the Melbourne design
community to learn, understand and emulate the knowledge
and insights of the speakers.

completion in accordance with the project’s
schedule; in a topping out ceremony
officiated by Managing Director/Chief
Operating Officer, En. Anwar Syahrin Abdul Ajib, accompanied
by Chief Operating Officer-Development, YBhg. Dato’ Roslan
Ibrahim and several members of UEM Sunrise’s Development
team. Mr. Robert Simon @Kavi Singh, General Manager of
UEM Sunrise’s wholly-owned subsidiary, Aston Star Sdn Bhd;
Ms. Wo Mei Lan, Director of Liu & Wo Architects Pte Ltd; and
Ar. Hj Md Razin Mahmood, Principal of Razin Architect Sdn
Bhd were also present to celebrate the significant milestone.
Situated on a 10-acre footprint, Teega was officially
launched in 2012 and is expected to be fully completed in
Q4 of this year. The project comprises four components:
Teega Residence with 736 apartments across a 35-storey
tower; Teega Suites with 556 serviced-apartments in another
35-storey tower; Teega Tower with 51 office suites in a
26-storey tower; and finally Teega Walk, a two-storey retail
area with 28 lots ranging between 515 sq ft to 3,341 sq ft. The
development boasts a modern and contemporary, holiday-

erdi eco-dominiums, the high-rise component
of the overall 98-acre mixed strata Symphony
Hills development in Cyberjaya held a topping
out ceremony on 14 March 2016, signifying the structure
completion of the development in accordance to the
project’s schedule.
Situated on a 9.16-acre freehold footprint, Verdi ecodominiums boasts an eco-friendly concept within a gated
and guarded smart community conceived with convenience,
comfort and security in mind. It comprises two residential
towers of 43 storeys and 44 storeys respectively, with a total
of 800 units measuring between 700 sq ft and 1,453 sq ft at
an average of 10 units per floor. Officially launched in May
2013, Verdi eco-dominiums are priced between RM528,800
and RM1,187,800. The high-rise component of Symphony Hills
is expected to be ready for occupancy by end of this year.
The topping out ceremony was led by En. Anwar Syahrin
Abdul Ajib, Managing Director/Chief Executive Officer,
joined by YBhg Dato’ Roslan Ibrahim, Chief Operating
Officer, Development; and Mr. Liong Kok Kit, Project
Director Central 2 of UEM Sunrise. Also present was Mr.
Foo Chek Lee of Pembinaan Mitrajaya Sdn Bhd, the main

HONOURED AT GRAND FINALE DINNER
As a gesture of gratitude for the support extended towards the Company’s inaugural Signature Selection home ownership
campaign, UEM Sunrise honoured its Trèsorians in a glittering gala dinner and lucky draw event held at the Grand Hyatt
Kuala Lumpur on 19 March 2016.
Signature Selection which ran for two months from 1 September 2015 to 31 October 2015 offered an array of exclusive
properties across highly sought after locations including Mont’Kiara and Cyberjaya in the Central Region as well as in
Iskandar Puteri, Johor; with attractive discounts and special price packages. UEM Sunrise successfully sold 129 property
units bringing in a total sales value of RM215 million. Among the properties sold were Schubert in Symphony Hills,
Residensi22 Mont’Kiara, Estuari Gardens, Teega and Nusa Idaman.

AWARENESS CAMPAIGN 2016
An art exhibition of 3,000 Malayan Tapir, clay figurines of various
sizes made by schoolchildren across the country, were the highlight

awareness to the public particularly to the younger generation about
the vulnerability of its extinction.

or more than 20 years, Selangor-born Juliet Lam
Pick Ping has been the Personal Assistant to the
Chief Operating Officer of Development (“COO
Development”), illustrating loyalty and commitment to UEM
Sunrise since its early days.
Juliet has been instrumental in providing secretarial and
administrative support to the COO Development as well as
the Division, and has found her experience in UEM Sunrise
to be especially enriching.
Through her role, the Company has given her
opportunities to continually learn new skills that are
relevant to the property industry. Juliet has been involved in
numerous projects that were under the purview of the COO
Development Division in her many years of service in UEM
Sunrise.
She is integral to the team in administering the COO
Development’s input, and in liaising across project teams
in all communications with the COO Development. Sharing
about some of the challenges that she faces on the job,
Juliet identifies the main challenge as the need to juggle
multiple assignments with coinciding deadlines.
“This is where we must learn to anticipate potential
problems and needs, prioritise important tasks, and do
things without compromising the quality of the outcome. We
can also learn from the past to improve ourselves. Looking
at things retrospectively, we can review what, how and where
we could have done things better,” she said.

runners. This was followed by a Charity
Run in Kangar, Perlis on 29 May 2016
that coincided with the Perlis Marathon
2016. The final leg of the Charity Run
will be held in Iskandar Puteri, Johor on
27 August 2016. Proceeds from the Run
will be channelled to the IJN Foundation,
Yayasan Kanser Tunku Laksamana Johor,

UEM Sunrise launched the inaugural Young & Future Leaders
Inspiring Mentor Session on 10 and 17 May in the Central and
Southern regions respectively.
The two sessions were conducted by UEM Group Berhad’s
Group Chief Financial Officer, En. Taufik Albar who brought over 18
years of experiences, having worked in various financial positions
locally as well as abroad.
Designed for up and coming leaders within the Company to
convene into a discussion on empowerment driven topics; the Young
& Future Leaders Inspiring Mentor Session is a forum for young leaders
to interact with inspiring leaders and like-minded people; to get to know
each other and expand their network; learn through real life experiences
the true values and qualities of outstanding leaders; as well as to learn to
set priorities and focus on completing the important tasks and elements of
leadership from guest speakers. It is also to inculcate leadership mind-set
and motivate young leaders to challenge themselves and take the lead. It is
envisaged that through this forum, the young leaders will learn to build leaders
around and within themselves.

As part of the Company’s Knowledge Sharing Series, Ms. Penny Yaw, General
Manager of Market Research & Analytics from MD’s Office conducted a
knowledge sharing session entitled “Takeaways From Trueventus 6th Annual
Shopping Malls Conference”; which covered topics such as consumer
trends, the impact of the rise in the online shopping phenomenon,
shopper experience, and the importance of reacting quickly to changing
trends in order to remain relevant, in a world where individual needs and
demands are extremely diverse.
One of the main takeaway points from the session was that
shopping malls are no longer seen to be primarily about shopping, but a
place that offers consumers an experience that is beyond just retailing.
The rise of digital technologies are also shaping consumer expectations
and shifting the function of stores towards a useful and more entertaining
customer experience. Innovative malls are incorporating value-added elements
and more event-oriented features such as concerts, arts centres, spas, fitness clubs
and farmer’s markets, which provide a level of leisure and entertainment that can never
be satisfied online. Malls are also leveraging technologies and multichannel strategies
and engaging customers via compelling content and creating bonds with them through the
social media, and proprietary sites and apps, as well as loyalty programmes.
The two-hour session also covered the subject of fundamental principles of shopping
mall design and the lifestyle concept aimed to drive repeat visitation and spending, and ultimately greater consumer
loyalty, as well as to ensure long-term sustainability.
