REAL ESTATE TERMS & CONDITIONS
NO minimum bid. NO buyer’s premium. Property will be sold without
any contingencies. Bidders will be pre-qualified by displaying a
$20,000 cashier’s check at registration along with a verification of
ability to close from a financial institution. The successful bidder for
the property will be required to sign a Real Estate Purchase and Sales
Agreement and tender the $20,000 cashier’s check as the earnest
money deposit, at the conclusion of the bidding. Online bidders for real
estate must submit the $20,000 cashiers check prior to bidding. For

BROKER PARTICIPATION
A 2-1/2% commission will be paid by the James G Murphy Co., the
auctioneer, to the licensed broker whose prospect pays for and
settles the property in this auction. To qualify for the commission, the
licensed broker or salesperson must register his/her client on a broker
participation form and must attend the auction with his/her prospect. A
broker participation form can be obtained from the James G. Murphy
Co. by calling 800-426-3008. Registration forms must be received by
5pm, Thursday, August 8th.

PERSONAL PROPERTY TERMS & CONDITIONS
An On-Site Buyers Premium of 10% will be charged on all successful bids.
An Online Buyers Premium of 13% will be charged on all successful bids.
PAYMENT: Full payment must be made by the close of business, auction day.
Cash, cashiers check, Master & Visa Cards, wire transfers only. Personal or
company checks accepted ONLY with bank letter of guarantee.
Absentee bids accepted with 25% deposit
REMOVAL: No purchase may be removed during the auction unless
otherwise announced by the auctioneer. All items must be removed
1 hour after the auction or between 8am & 4pm, Monday & Tuesday,
August 12 & 13.
Announcements made by the auctioneer at the time of sale take precedence
over printed matter.
Auctioneer reserves the right to sell accessories, parts or attachments on a
separate and/or aggregate basis.

sold “As Is, Where Is”, with all faults and without any warranties as to
merchantability of fitness for a particular purpose. The principal, the
