THE LANDLORD HAS UNDERTAKEN EXTENSIVE UPGRADES
to the main lobby, common areas, washrooms and elevator cabs, making a large commitment to
improving the image of the building within the airport market.
All leasehold improvements on the ground and fourth floors of the building are removed and the
premises will be delivered in an open, clean and broom swept condition. The base building ceiling
grid and tiles on the ground and fourth floors have been replaced with a new ceiling grid of 2’x 4’
complete with standard acoustical tiles. All existing fluorescent fixtures are replaced with high
performance 2’ x 4’ 3 lamp electronic recessed T-8 fluorescent fixtures.
Washrooms on the ground and fourth floor are renovated to provide barrier free access, motion
sensors, touch less faucets and soap dispensers and auto flush toilets and urinals.
YEAR BUILT - The building was
constructed in1989.
ARCHITECTURAL FEATURES - The
impressive two storey glass atrium lobby
provides an abundance of natural light for
receiving guests. Recent renovations are
complete, upgrading the main and 4th
floor lobbies.
ZONING - The site is zoned I.C2
permitting industrial, business,
professional or administrative offices as
well as a variety of other uses identified in
the zoning by-law.
BUILDING STRUCTURE - The building
is framed primarily with attractive white
pre-cast concrete panels. The blue exterior
window units typically consist of 5’ double
glazed fixed units set in aluminum frames.
Replacement roller shades have been
installed on all exterior windows eliminated
heat gain from the exterior glazing.
PARKING - 210 surface parking stalls,
including handicap, providing a ratio of
approx. 4/1,000.
ROOF The main roof system of the
building is located on two (2) levels and is
of conventional design (roof insulation
built up with roof membrane) and
incorporates a loose laid ballasted EPDM
membrane roof system.
Sheet metal flashing has been installed at
the perimeter of the roof area and at
mechanical penetrations through the roof.
Roof drainage is provided by standard
internal roof drains complete with
strainers. The roof drains are connected
to rain water leaders that are connected to
the storm sewer system.
FLOOR LOAD - The approximate floor
load is 100 lbs per square foot. The
second floor of the building has a raised
floor system with an approximate 12”
plenum.
ELEVATORS - The building is equipped
with two (2) electrically driven passenger
elevators that provide full access the
basement level of the building. Interior
elevator cabs are recently upgraded.
SHIPPING / RECEIVING - A loading dock
is located on the southeast elevation of the
building and is equipped with an 8’x 10’
sectional overhead door and dock leveller.
HVAC - The fresh air, heating and cooling
are supplied by the indoor make-up air
units and are distributed throughout the
ductwork, VAV boxes and diffusers in the
building.
CEILING - T-bar grid with acoustical tile is
installed in the office areas at
approximately 9’ clear ceiling heights.
New 2’ x 4’ ceiling grid and tiles have
been installed on the ground and fourth
floors of the building.
CONNECTIVITY - The building is
equipped with fibre optic cable.
Forced flow hydronic units provide heating
and cooling at perimeter areas. Basement
is heated with forced flow hydronic unit
heaters.
SECURITY ACCESS - Building hours are
7:30 a.m. to 6:00 p.m. Monday through
Friday, subject to applicable Laws and any
unforeseen emergencies.
A TELEDINE LAARS boiler model
HH1825N11K services the makeup air
units and all heaters in the building and
basement via risers.
POTABLE WATER SYSTEMS - The
incoming insulated water service and
meter are located in the basement
sprinkler room. Domestic hot water for
each washroom are provided through a
RHEEM RUUD gas fired water heater.
A cooling tower Baltimore Aircoil and a
York chiller provide cooling for the entire
building.
Electrical Power Supply and Distribution
Incoming power is 1200A 347/600 volts
with a 600 V-buss duct riser disconnect
switches to distribute power to the
mechanical rooms.
The plug load is approximately 2.7 watts
per square foot.
LIGHTING - The office area, service
rooms and stairwell lighting will be housed
with high performance 2’ x 4’ 3 lamp
electronic recessed T-8 fluorescent
fixtures.The main lobby area and
washrooms will be equipped with 4 ½”
diameter 20 watt LED pot lights providing
maximum energy efficiency. The lighting
loads in the building are approximately 3.5
watts per square foot.
Flood light fixtures and wall pack with HID
(HPS) lamps providing exterior lighting for
the front elevation and perimeter of the
building. New LED emergency lighting will
be provided throughout the building.
GENERATOR - In the event of power
failure, all stairwell lighting, elevators and
exit sign illumination are powered by the
45 KW base building diesel generator.
FIRE SUPPRESSION SYSTEMS - The
building is equipped with a standpipe
system and a wet sprinkler system
equipped with a pressure operated water
flow alarm and control switches, and a
flow switch for fire alarm initiation all
monitored by a Simplex fire alarm system
and annunciator panel in the main
entrance vestibule. The systems are
located in the main electrical rooms and
monitor the flow switches for the sprinkler
systems, heat detectors in the service
rooms and pull stations at each exit of the
building. Alarm bells are wall mounted
throughout the building in the office areas.
The sprinkler room is located in the
basement. A 3HP fire pump provides extra
pressure when required for the standpipe
system. Fire hose cabinets on each floor
are equipment with a hose and fire
extinguisher.
EXTERIOR PATIO - An exterior patio area
with seating is constructed on the east
side of the building. Tenants have direct
access to the patio from the rear entrance
of the building.
