Head east on Hwy 40 (right-hand turn onto Hwy 40). Continue on Hwy 40 through downtown Steamboat From Denver: From Denver to Steamboat: (Approximately 3.5 hours) Take I-70 west to Silverthorne, HWY 9 North from Silverthorne to Kremmling, HWY 40 West from Kremmling to Steamboat. From Colorado Springs: 230 miles Northwest of Colorado Springs. Take I 25 north to nc 470 (53 miles) then nc 470 west to I 70 west (15 miles). Take I 70 west through the Eisenhower Tunnel to Silverthorne exit 205 (67 miles). Take CO 9 North to Kremmling (37 miles), then West on US 40 to Steamboat Springs (53 miles). From Ft Collins: Take CO 14 West, through Poudre Canyon, over Cameron Pass until Walden, CO. Take CO 14 (toward Steamboat springs) until US 40, and turn right (West) over Muddy and Rabbit Ears Passes to Steamboat. From Grand Junction: Take I 70 West through Poudre Springs and Eagle to Exit 157(117 miles). Take CO 131 North (75 miles) to US 40. Turn left on US 40 to Steamboat Springs (4 miles). From Park City/Salt Lake City, UT: Take US 40/UT 189 South to Heber City, UT. Stay on US 40, Steamboat Springs is about 5 1/2 hours from Park City. Alternate Routes if Rabbit Ears Pass is Closed (from Denver or Colorado Springs): Take I 70 west through the Eisenhower Tunnel to Silverthorne, exit 205 (67 miles). Take CO 9 North to Kremmling (37 miles). Head west on US 40 until the intersection with CO 134 (6 miles). Turn left and go over Gore Pass (CO 134). At Toponas, take Colorado 131 north to Steamboat (40 miles). Alternately, take I 70 west (through Vail) until Exit 157. Take CO 131 North to Steamboat (75 miles), then left on US 40 to town (4 miles). From Grand Junction: Take I 70 West through Poudre Springs and Eagle to Exit 157(117 miles). Take CO 131 North (75 miles) to US 40. Turn left on US 40 to Steamboat Springs (4 miles). From Park City/Salt Lake City, UT: Take US 40/UT 189 South to Heber City, UT. Stay on US 40, Steamboat Springs is about 5 1/2 hours from Park City. From Laramie, Wyoming: Take WY 230 West (Snowy Range exit) through Mountain Home to the Wyoming/Colorado border, the road changes to CO 127. Stay on CO 127 to Walden. Take CO 14 West to US 40 at Muddy Pass and Rabbit Ears Pass to Steamboat Springs. If you are staying at the Torian Plum, Bronze Tree , Clock Tower, Cascades, Chadwick Place, Cross Timbers, Storm Meadows, Stonewood or the Meadows at EagleRidge check-in at the Torian Plum: 1855 Ski Time Square Dr.: As you approach Steamboat Springs, take the Mt Werner exit on the right and at the stop sign turn right on to Mt Werner Road. Stay on Mt Werner Road and go around Mt Werner Circle. Then, on the right you will see a sign to Ski Time Square. Turn right on to Ski Time Square Drive. After about one block you will see the Torian Plum on the right side. Park in check-in parking. Enter Lobby to check in! If you are staying at Trappeur's Crossing Resort (Aspen, Bear, Emerald, Champagne, Timberline, or Trappeur's Lodge), or Elk Run check-in at Trappeur's Crossing: 1795 Medicine Springs Drive.: When you approach Steamboat from Denver, at the first set of traffic lights turn right on to Walton Creek Road. Drive half of a mile and turn left on to Village Drive. You will see Trappeur's Crossing Resort on your right. Take the next right into Medicine Springs Drive and right on to the second driveway. We ask that you please take a moment to read your confirmation in full, to ensure that it is correct. When you book lodging at ResortQuest Steamboat Vacation Rentals, you must understand and fully accept the Rental Agreement Terms and Conditions set forth for these accommodations. Thank you. GENERAL: Payment by guest or guest's agent constitutes acceptance and confirmation by the guest and guest's agent of the deposit and cancellation and use policies, restrictions, and additional information given in this Rental Agreement. If a credit card is used by guest or guest's agent for advance deposits or payments, guests and guest's agent hereby agree to have the advance deposits and payments listed in the guest's confirmation charged to the credit card and further agree that said amounts shall be subject to the deposit and cancellation policies given in this Rental Agreement. Any changes in the deposit and cancellation and use policies are effective only if executed in writing by an officer or the General Manager of ResortQuest Steamboat Vacation Rentals. Guest is responsible for payment of all nights confirmed, regardless of guest's late arrival or early departure date. Guest further agrees that there are no warranties or guarantees on ski conditions and number of runs open, weather conditions, or snow cover on the ski-in or ski-out access to the buildings. Cancellations by guest or guest's agent must have a cancellation number to be valid. If, due to circumstances beyond its control, ResortQuest Steamboat is unable to provide accommodations as provided on this confirmation, ResortQuest Steamboat Vacation Rentals shall use its best efforts to accommodate the reservation in a different unit or another resort property of similar quality. However, if ResortQuest Steamboat is unable to secure accommodations to fulfill its obligations for this reservation, ResortQuest Steamboat Vacation Rentals shall not be held liable, and agrees to refund all monies prepaid if guest or guest's agent decides to cancel. If all Deposit or Balance Due payments are not received by the due dates given on this Confirmation, this reservation will be considered cancelled under the terms and conditions provided herein and are subject to the following deposit and cancellation policies. ACCOMMODATION REQUESTS: ResortQuest Steamboat does not guarantee specific vacation rentals, bedding, view or rating. ResortQuest Steamboat reserves the right to relocate guests accommodations to a different unit of similar or better quality (which may or may not include like bedding, view or rating) prior to guest arrival. Every effort will be made to honor guest requests. PAYMENTS RECEIVED: Advance deposits or rental payments shall remain the property of and for the use of ResortQuest Steamboat, subject to the cancellations policies above, and any interest income or profit from advance deposits or rental payments belong solely to ResortQuest Steamboat. DEPOSIT POLICY: 50% of the rent, 6.5% Reservations Fee and taxes is due at the time of booking. The remaining 50% of rent, fees and taxes is due 60 days prior for arrival for Holiday Seasons. For all other stay dates, final payments are due 30 days prior to arrival. Group deposit and cancellation policies are available upon request. CANCELLATION POLICY: Cancellations made prior to the final payment forfeit 10% of the rent and the 6.5% Reservations Fee. Cancellations made after final payment are in full penalty. The final payment is due 60 days prior to arrival for Holiday Seasons. For all other stay dates, final payments are due 30 days prior to arrival. Refunds will not be made for late arrival or early departure. SUMMER EXTENDED RENTALS DEPOSIT AND CANCELLATION POLICY: Any rental of a condominium, townhome or home on a 28-day or longer basis outside the annually scheduled Steamboat ski season is subject to the following deposit and cancellation policies. A $500 deposit per reservation is due within seven days of the date a reservation is booked. If written notice of cancellation is received 90 days or more prior to arrival, the initial deposit will be refunded less a $200.00 cancellation fee. Refunds will not be made for late arrival or early departure. Full Terms and Conditions for Summer Extended Rentals will be provided at the time of booking. RESERVATIONS FEE: The 6.5% Reservations Fee applies to all reservations. It's calculated on a percentage basis to be consistent and fair regardless of the unit purchased. INCIDENTALS: A credit card imprint is required from all guests upon check-in. VACATION RENTAL INSURANCE: ResortQuest partners with CSA Insurance Services to offer our guests Vacation Rental Insurance Protection. With Vacation Rental Insurance Protection, you will be covered before and during your trip. Should you have a major medical issue or experience trip interruption due to natural disaster, you will be covered by contacting CSA through their claim process. Guests may purchase Vacation Rental Insurance up to 72 hours prior to arrival. However, guests opting not to purchase the Vacation Rental Insurance, please be aware that no refunds will be available for unforeseen developments such as illnesses, natural disasters and the like; therefore, your trip investment could be lost. This plan does not include stays of 30 days or longer. The fee is non-refundable. SECURITY DEPOSIT PROTECTION PLAN: ResortQuest’s reservations have the benefit of an optional CSA Insurance Services’ Security Deposit Protection at a cost of $25 to cover minor damages that may occur during your stay. This insurance plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $500.00. Any damages that exceed $500.00 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $500. Certain terms and conditions apply. Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The Security Deposit Protection can be purchased up to, and including at, check-in. By submitting payment for this reservation, you authorize and request CSA Travel Protection and Insurance Services to pay ResortQuest directly any amount payable under the terms and conditions of the Security Deposit Protection. The Security Deposit Protection fee is not charged to extended-stays (rentals over 28 days.) Please contact ResortQuest directly if you do not wish to participate in this plan or assignment. ResortQuest authorizes all credit cards for $250 at check-in. If you participate in the Security Deposit Protection plan, ResortQuest will not require the $250 credit card authorization. A credit card imprint is always required at check-in. Reporting Damage: Please note any damage to the rental unit upon your arrival and report it immediately to our office to avoid possible liability. If any loss or damage occurs during your stay, you must notify us immediately in order for the Security Deposit Protection to apply. We inspect every rental unit after each guest’s departure. If unreported loss or damage is discovered after your stay, you will be charged an amount deemed appropriate by ResortQuest necessary to cover all costs associated with the damages caused by your party. OCCUPANCY: The unit reserved under this confirmation is limited to adults and families. Sports team participants, and individuals 23 years of age or younger unaccompanied by their parents or legal guardians, are not allowed in these privately owned units. If the number of adults and children exceeds maximum allowed in this unit, if sports team participants, or if individuals age 23 or younger unaccompanied by their parent or legal guardian occupy this unit, it shall be cause for immediate termination of this occupancy without refund. Individuals 23 years of age or younger unaccompanied by their parents or legal guardians, are not allowed in these privately owned units. If the number of adults and children exceeds maximum allowed in this unit, or if individuals age 23 or younger unaccompanied by their parent or legal guardian occupy this unit, it shall be cause for immediate termination of this Rental Agreement without refund. PET POLICY: Pets are not allowed inside units or on the property. If pets are inside units, or on the property, it shall be cause for immediate termination of the Rental Agreement without refund. NO SMOKING: All properties are smoke free, including all public and private areas. This includes the interior of each condominium or townhome, decks, patios, hallways, lobbies, garages and pool and hot tub areas. CHECK-IN AND CHECK-OUT TIME: Check-in time is guaranteed at 4:00 pm for all properties. Early check-in times can be requested but will not be guaranteed. Recycling and green housekeeping services REFRESH & RECYCLING: Our Green Team will empty your recycling and trash. Plus, our housekeepers will replenish towels and supplies, make the beds, and vacuum high-traffic areas as necessary. MID-STAY SERVICE: For guests staying 8 or more nights: In addition to your “refresh & recycle” service, midway through your stay, your housekeeper will also change the linens, clean the bathrooms and kitchen, and thoroughly vacuum and dust the unit. Snow Bodyboarding Airboarding: A local Steamboat company, Boardom Bound, is offering two kinds of trips to experience this new board sport. They can take you to play on the local spots in the city limits or backcountry. There aren’t any trees on the runs to get in your way to enjoy the powder. A three hour session includes the sleds, helmets, transportation and rides on the snowmobile to ferry boarders from the bottom of the slopes to the top. • Half day Airboarding in the Backcountry: $75 per person for 4 people; $90 per person for 3 people; $110 per person for 2 people. • Half day of Airboarding on private land: $65 per person up to 10 people; $55 per person for 11 -20 people.
