How beautifully these three essential elements come together is what has made LeBreton Flats the most desirable new address in downtown Ottawa. Phase 1 was an instant success. Phase 2 soon followed to equal acclaim. Now Phase 3 has been launched with great anticipation—complete with a new name and look. Fusion is a combination of three complementary yet distinctly different residential components that come together to create 144 cohesive and inspiring homes, all within one building. It’s the kind of visionary thinking that could only come from Claridge. But at Fusion, those building materials merge in a thrilling and unique architectural vision. the fusion of style The complex offers three residential components, perfectly fused together: a 6-storey condominium wing, an 8-storey condominium wing, and a collection of stacked boutique townhomes nestled in between. Fusion is a marvelous collection of home styles, each offering you all the excitement and vibrancy of downtown living. Artist’s Concept CLARIDGE CONDOS FUSION 5 At Fusion, all of life’s pleasures come together in one eco-friendly living environment. LeBreton Flats is ideal for walkers and cyclists, with 65 hectares set below the western edge of the escarpment on which the Parliament Buildings perch. Within this picturesque green space, with its broad and perfectly flat expanse, 40% of the land will be kept green and open, enhanced only with parks, courtyards and walkways. 6 FUSION CLARIDGE CONDOS a green living space Artist’s Concept CLARIDGE CONDOS FUSION 7 a world of difference Fusion’s main lobby is a grand two-storey reception space, modern in both spirit and styling. A modern, open staircase. Comfortable conversation areas. Expansive floor-to-ceiling windows. Dramatic lighting and ceiling treatments. A striking botanical wall. All these modern design elements contribute to the grace and elegance of the lobby, where a concierge is on duty 12 hours a day, 7 days a week. 8 FUSION CLARIDGE CONDOS Artist’s Concept Artist’s Concept CLARIDGE CONDOS FUSION 9 Fusion occupies the southeast corner of the LeBreton Flats property, and will become an integral part of its diverse collection of neighbourhoods and enclaves, all linked together with treed courtyards and landscaped walkways. The Fusion complex brings together a variety of distinct architectural elements, offering a wide range of contemporary and innovative housing. Its exterior features an artful blend of brick siding, open-air balconies, large windows and welldefined entrances, each component perfectly complementing the others. Most residents will enjoy the scenery overlooking the common gardens and tailrace, with Parliament Hill just beyond. Others will face the wooded Fleet Street Mews to the north, a treelined concourse that provides pedestrians with direct and easy access to the heart of downtown Ottawa. elegant by nature 10 FUSION CLARIDGE CONDOS LEBRETON PHASE I & II FLEET STREET LLOYD STREET LETT STREET POOLEY’S BRIDGE MEWS CANAL SQUARE Artist’s Concept CLARIDGE CONDOS FUSION 11 Whichever section of the Fusion complex you choose to call home, you’re welcome to make full use of the community’s private recreation facilities. On all our developments, we make every effort to protect the ecosystem, from preserving the existing aqueduct, to enhancing the landscaping by adding native species and not using pesticides. We also choose materials that have the lowest possible impact on the atmosphere and environment, and build with minimal waste and maximum recycling to demonstrate that sustainable development is the right kind of development. In your suite, you’ll find features that conserve water and consume approximately 35% less energy than the national energy code requires, saving our precious natural resources as well as your money. We’ve also taken care to choose only features and materials that ensure the yearround comfort, safety and health of you and your family. All these measures—and more—have been implemented in the design and construction of LeBreton Flats, making it the first master-planned community in Ottawa to be recognized under the Canadian Green Building Council’s Leadership in Energy and Environmental Design (LEED®) program. As the latest phase of the LeBreton Flats community, Fusion will be LEED® Silver certified and incorporate our most comprehensive array of green initiatives yet. E. & O.E. A LEED CANDIDATE CLARIDGE CONDOS FUSION 23 an exciting new chapter in Ottawa’s history Lying within sight of the picturesque Ottawa River and Gatineau Hills, LeBreton Flats is at the heart of the city’s history. Its story dates back to the arrival of Samuel de Champlain in the 1600s, and continues through two centuries of British rule when the region’s main economy revolved around the fur trade. 24 FUSION CLARIDGE CONDOS In the early 1800s, the area became a lumber boomtown, and the people living along the river began to call it Ottawa. Then, with the War of 1812, work began on the canal that would connect the Ottawa River with the Rideau River. Most of those who worked on the Rideau Canal stayed in the area, living on the south side of the river in what is now known as LeBreton Flats. In settling there, the workers made the Flats one of Canada’s oldest industrial and residential neighbourhoods. Leveled by a huge fire in 1900, the area was rebuilt and repopulated by a new generation of tradesmen, merchants and their families who shared the Flats with industries such as sawmills and rail yards. The National Capital Commission acquired the land in 1962 and eventually announced plans for a vibrant mixed-use community, which would be linked to the downtown core and connected to the cultural, institutional and natural resources within the National Capital Region. Today all traces of the area’s industrial past have disappeared and the site has been made ready for a wonderful new condominium community. Yet landmarks of the past have still been carefully preserved amid the new development, from Pooley’s Bridge, to the aqueduct, to the Fleet Street pumping station. CLARIDGE CONDOS FUSION 25
