It isn’t just the Croatians who say that the Adriatic coast is one of the most attractive coastlines in the Mediterranean. It is also – and has
been for a long time – a conclusion that many others come to, including sailors of yachts and boats, world travellers, famous voyagers,
and even Roman emperors, who chose to build their villas and summer homes and sometimes even entire settlements on the coast of
Croatia as a place to withdraw to and relax.
Nowhere else in the Mediterranean are there so many islands, such a large number of bays and picturesque beaches and sun-bathed
cliffs, such varied cuisine and such unadulterated culture as on the coast of Croatia.
The Istrian peninsula in the north west of Croatia is not only one of the most beautiful parts of the country, it also the region with the most
highly developed infrastructure and the most extensive and varied range of leisure opportunities; it also enjoys a highly varied range of

Our beautiful rural houses, constructed with natural stone facades in the typical regional style, are located between Porec and
Novigrad in the towns of Vabriga and Visnjan.

Vabriga is situated at a distance of approximately 800 m from
the sea. It has a fishing harbour and typical regional restaurants and shopping facilities, where all basic necessities can be
purchased, are located within walking distance.
The two historical towns of Novigrad and Porec are situated
about seven minutes away by car. Here you will find an extraordinary range of culinary offers, inviting you to come and
enjoy the towns’ unspoilt beauty and romantic atmosphere – and
spend days and evenings here you will never forget.

BUILDING DESCRIPTION
Our houses reawaken the rustic atmosphere of the traditional Istrian stone house. Made from natural
materials like chalk, sandstone, wood and terra cotta that form a stylish frame for the latest modern
technical features. Uncompromising when it comes to quality and with many years of experience in the
building industry, our properties are quite unique throughout Istria.
Site development, supply line connections and ancillary construction costs
The fees and charges for connections to public electricity, water and sewage networks and all architect’s
and engineer’s services required for planning, permits and construction are included in the sale price.
The thermal insulation layer is located between the support structure and the roofing. The roofing is in
typical Mediterranean ‘Kanalica’ form.
Terrace roofs
Roofs are of the cold-roof form. The support structure is made of wooden beams. The roofing is in typical
Mediterranean ‘Kanalica’ form as with the house roof.
Façade, plastering and decorating
The outside walls (provided they are not clad in natural stone) are fully heat-insulated facades. The inside
walls are coated with gypsum plaster, in wet rooms with lime-cement plaster. The façade is coated with
high-quality, water-resistant paint. The buyer can choose or provide a sample for the façade colour. The
inside walls are also coated with high-quality mineral paint. The colour of the inside walls is white.
Advice regarding earthwork and sealing activities
Building components are insulated against rising damp by means of bituminous sheeting and coatings.
The upper living rooms are isolated from the cold concrete components by means of pressure-resistant
heat insulation.
Advice regarding masonry work (walls)
The outside walls are masonry structures with a thickness of 30 cm. they comprise vertical coring bricks
with very good structure-physical and heat-transfer properties.
An essential portion of the outside walls/façade is clad in natural stone.
Ceiling construction
The ceilings are made of solid reinforced concrete as per structural calculations.
Roof construction and roofing
The lower section of the roof construction is of a similar structure to the ceiling construction.

Floor and wall coverings
Inside floors: high-quality ceramic tiles/ inside wooden floors: parquet oak three-layer
Living room walls: fine plaster, painted white/bathroom walls: combination of high-quality Italian tiles,
fine plaster and wall coating.
Windows, doors and shutters
These are made of solid spruce. Glazing consists of insulating glass with air gap. Fixtures made of brass.
Natural stone windowsills.
Electrical installations, telephone and TV, air-conditioning
Electrical installations comply with EU regulations. All cables are laid in empty plastic ducts under the
plaster. A sufficient quantity of SystemVimar or equivalent switches and wall sockets is provided. All living
rooms and bedrooms are provided with telephone, TV and Internet connections. Cables for subsequent
satellite system installations are already laid.

Croatia is ideal for all fans of sports and active holidays. Thanks to its geographic location and favourable
climatic conditions, a wide range of sports activities are on offer the whole year round. There is something
to suit every taste, including cycling, trekking, tennis, golf, horse riding, diving, windsurfing, free climbing,
water-skiing, hiking, sailing and paragliding – many pleasant ways for spending your time.
But apart from this, it is the richness of the local cuisine that represents one of the country’s major attractions.
When you visit Croatia, your friendly host will offer you Istrian raw ham with cheese and olives or delicious
shellfish. You will have the chance to sample Istrian truffles, for example in the Zigante restaurant (the world’s
biggest truffle was found near this restaurant / see also http://www.restaurantzigante.com/). Fans of asparagus should not forget to try the delicious dishes based on locally grown, wild green asparagus. Many
dishes owe their special taste to olive oil, the secrets of which you can discover along the olive route. A
glass of good wine will always go well with the area’s delicious dishes – be sure to try the Istrian Malvasia,
the red Teran, and sweet Croatian Muscat dessert wines. It is highly recommended that you take the time
to visit one of the unusual vineyards, such as Benvenuti near Motovun (see: http://www.istria-gourmet.
com/ Gourmet Erlebnis / istrische Weine / Pazin / Benvenuti). A journey along the wine routes, with
their innumerable inns and wine cellars, is a unique experience. Here you will be able to enjoy the aromas
and tastes of traditional dishes and excellent wines in wonderful surroundings.
