Information
WHAT IS A CCIM?
A Certified Commercial Investment Member (CCIM) is a recognized
expert in the disciplines of commercial and investment real estate. A
CCIM is an invaluable resource to the commercial real estate owner,
investor, and user, and is among an elite corps of more than 9,000 professionals who hold the CCIM designation across North America and
more than 30 countries. Nearly 10,000 additional professionals are pursuing the CCIM designation.
Only 6 percent of the estimated 150,000 commercial real estate practitioners nationwide hold the CCIM designation, which reflects not only
the caliber of the program, but also why it is one of the most coveted
and respected designations in the industry. The CCIM membership network mirrors the increasingly changing nature of the industry and includes brokers, leasing professionals, investment counselors, asset managers, appraisers, corporate real estate executives, property managers,
developers, institutional investors, commercial lenders, attorneys, bankers and other allied professionals. Through this business network,
CCIM members successfully complete thousands of transactions annually, representing more than $200 billion in value.
Certified Commercial Investment Members are in more marketplaces in
North America -- 1,000 cities -- than all major real estate companies
combined. Regions and chapters provide designees and candidates the
opportunities to promote business and educational goals through local
and regional forums and meetings.

WHAT IS THE CCIM INSTITUTE?
The Commercial Investment Real Estate Institute (CIREI) confers the
CCIM designation and is an affiliate of the National Association of
Realtors (NAR). The CCIM movement began more than 40 years ago
with commercial real estate practitioners who wanted to elevate their
business practices through education and networking. Then and now,
education and networking remain the cornerstones of the CCIM designation and the reason for its success.
The CCIM designation was established originally by the California Association of Realtors in 1954 under the name Certified Property Exchanger (CPE). In 1967 it took on national significance under administration by a division of the National Association of Realtors. In 1969,
the designation was renamed Certified Commercial Investment Member
(CCIM). A council was established to administer the designation and in
1991 it was granted institute status as an affiliate of NAR.

Recognized for its pre-eminence within the industry, the CCIM educational curriculum leading to the designation reflects the diversity of occupations and developments within the commercial investment real estate profession.
Local chapters and regions represent and actively promote the CCIM
designation and curriculum throughout the United States and Canada.

nationally and internationally (including FIABCI, the International Real
Estate Federation, and MIPIM, the International Property Market), the

policy insures that the knowledge gained through a CCIM education

Executive Offerings—CI 103 and CI 104
In addition to the standard five-day format, CI 103 and CI 104 are also
administered through two days of self-study and three days of in-class
instruction. Students in these Executive Offerings must register at least
three weeks in advance to receive the self-study materials. Students are
required to complete the self-study portion of the course prior to attending the course. On the first day of the in-class portion of the course, instructors will begin with case studies that relate to prerequisite material
learned during self-study. Instructors will not review self-study material. Two weeks prior to the beginning of the CI 103 and CI 104 Executive Offerings, students may pose questions on self-study topics to instructors via the CCIM Web site. Instructors will then respond to student questions.

CCIM Designation Curriculum Requirements
To earn the CCIM Designation through the general candidacy
program, you must complete the following requirements:
Become a Candidate of the Institute
Core courses:

Negotiation Course
Ethics Course

Prepare a portfolio of qualifying experience
Pass the comprehensive examination
Complete the online CCIM Ethics Course
Portfolio of Qualifying Experience
The Portfolio of Qualifying Experience is a standardized means for candidates to verify the quality of their work as commercial investment
professionals and to document having achieved at least the minimum
level of experience required to qualify for the CCIM designation.
Submit the portfolio of qualifying experience before taking the final
exam. The portfolio may be submitted anytime after taking CI 101.
Volume requirements may be met in one of three ways:
 $30 million in volume regardless of the number of activities;
 10 activities totaling at least $5 million;
 20 activities regardless of volume.

Fast Track Program
Through the Fast Track Program, qualified candidates who have earned
the CPM, CMB, CRE, MAI/SRPA, RPA or SIOR designation can receive the CCIM designation by completing the following within 24
months:

Challenge Program
Students unable to attend in-class presentations have the option of taking CCIM courses (CI 101-104) through our convenient Challenge Program. Through this program, students receive the complete course
manual and backup materials. Within 90 days of receipt of these materials, students must schedule to take the final course examination at the
local board or state/provincial association of Realtors or at the CCIM
Institute’s national headquarters in Chicago. Students receive full
course credit upon successfully passing the final course examination.
Please note that state/provincial continuing education is not awarded
under this program. The Challenge Program fee is $1,140 per course
for candidates and $1,395 per course for non-candidates.

Introduction, CI 101-104, Preparing to
Negotiate, Ethics and CCR
Introduction to Commercial
Investment Real Estate Analysis
Accelerate your rise to success in commercial investment real estate.
This introductory course teaches you the fundamentals of the commercial investment real estate industry and demonstrates how to apply these
skills using real-world examples and case studies. You’ll have the confidence to answer your client’s questions, anticipate their concerns, and
plan for their needs when you have a solid commercial foundation from
which to start.
CI 101—Financial Analysis for
Commercial Investment Real Estate
CI 101 serves as your introduction to the CCIM Cash Flow Model.
Learn to apply the CCIM Cash Flow Model to make your investment
decisions based on wise investment fundamentals. Some of the concepts you will explore include IRR, NPV, Cap Rate, Capital Accumulation, and the Annual Growth Rate of Capital.
This class will also introduce you to two other important tools – the
CCIM Strategic Analysis Model, the fundamentals behind the numbers,
and the CCIM Decision-Making Model, a process for analyzing and
making real estate decisions.
After completing this course, you will be able to:
 Make better investment decisions by using the CCIM Cash Flow
Model as a framework for real estate analysis.
 Apply state-of-the-art real estate analysis tools to quantify
investment return.
 Measure the impact of federal taxation and financial leverage on the
cash flow from acquisition, ownership and disposition phases of
real estate investment.

CI 102—Market Analysis for
You can’t make intelligent real estate decisions without learning about
the CCIM Strategic Analysis Model for investors, lenders, developers,
brokers and other real estate professionals. Learn how financial analysis
and market analysis are two separate, yet completely interrelated components of the strategic analysis process.
Work with four case studies covering each of the major property types;
office, industrial, multi-family, and retail. Each case study will build
around the CCIM Strategic Analysis Model, which contains four components – Market and Competitive Analysis, Political and Legal Analysis, Location and Site Analysis, and Financial Analysis.
 Apply the CCIM Strategic Model to make a “go” or “no-go”
investment decision.
 Use state-of-the-art geospatial technology for analyses.
 Examine real-world case studies of comprehensive analyses for
each of the four major property types: office, industrial, residential,
and retail.
CI 103—User Decision Analysis for
This new and expanded course incorporates the CCIM DecisionMaking Model into all case studies. Begin to develop the practice of
applying the CCIM Communications/Negotiations Model to all real
estate decisions with a focus on using this Model in interest-based negotiations.
Whether an investor or a user, you will approach real estate problems
from the perspective of the user/occupant of real estate – and thereby be
in a position to understand unique issues. Learn to use market and financial analysis skills for user space decisions, and apply the cost of
occupancy models for ownership and leasing.

Explore new concepts regarding user discount rate selection such as
using multiple rates for some occupancy decisions based on perception
of risk related to the various occupancy cash flows.
 Apply key occupancy decision-making skills such as comparative
lease analysis, lease versus purchase analysis, lease buyout analysis, and sale-leaseback analysis to optimize user space decisions.
 Determine how financial reporting requirements for real estate
influences the user decisions.
 Integrate negotiation skills with financial analysis skills to
maximize user outcomes.
CI 104—Investment Analysis for
Similar to CI 103, this new and expanded course is case-study driven.
Within each case study, you will encounter a key investor decision:
Should a non-taxable investor acquire an investment with or without
debt financing? What if the investor is taxable? During the holding period of an investment, should an investor make a discretionary capital
expenditure or not? How does an investor evaluate disposition alternatives? Gain knowledge, tools, and resources needed to make these decisions.
Begin to develop the practice of integrating the CCIM Communications/Negotiations Model into all real estate decisions with a focus on
using this Model in presentations.
With today’s challenging real estate market, we will also take a comprehensive look into approaching risk analysis by exploring the types of
risk associated with real estate investment, and the ways to mitigate and
manage those risks.

 Apply key investor decision-making analyses to optimize
investment returns.
 More effectively forecast investment performance by quantifying
real estate risk.
 Leverage CCIM analytical tools to improve decision-making.
Preparing to Negotiate
This online, self-directed, interactive course introduces you to a proven
negotiations process using the CCIM Interest-Based Communications/
Negotiations Model. This Model, customized to the commercial real
estate environment, presents you with concepts, interactive practice opportunities and quizzes, as well as a scenario-based practice exercise
throughout the course modules.
 Apply the CCIM Interest-Based Communications/Negotiations
Model to your negotiations and presentations.
 Interpret CCIM Interest Analysis Chart elements, and consider
creative solutions for identified interests and issues.
 Assess risks and action plans for potential conflicts.
CCIM Online Ethics Course
A CCIM designee represents professionals who meet the highest standards in
commercial real estate. This course provides relevant information about the
CCIM Code and Standards of Practice of the CCIM Institute. Working through
this course and the final exam should take 3 to 5 hours. It is a self-paced course
that you may start anytime after your registration has been processed.
CCR: Core Concepts Review Comprehensive Exam
Successfully passing the comprehensive examination is the final challenge for candidates pursuing the CCIM designation. The Core Concepts Review (CCR) prepares candidates for the comprehensive exam
through intensive case studies, course reviews and group interaction.
This session is held two days before the comprehensive examination
and covers the material included in CI 101-104. Completion of the
CCR also fulfills one hour of CCIM elective credit.

EDUCATION
Policies, Program Guidance,
and Other Information
Course Prerequisites and Sequencing
There are no prerequisites to take Introduction to Commercial Investment Real Estate Analysis or CI 101—Financial Analysis. Once students successfully complete and pass CI 101, they may take any of the
other core courses (CI 102, CI 103, CI 104) in any order.
Course Reference Manuals
CCIM courses are continually revised and updated to reflect changes
and new developments in commercial real estate. Students who have
successfully completed a course may purchase updated course reference
materials for only $75.
Examinations
Students wishing to receive full course credit are required to pass the
final course examination by a score of 70% or higher. The examination
is administered on the final afternoon of the course. A Certificate of
Completion will be mailed within two weeks of the course to all students who pass the examination.
Re-examinations
Students who do not earn a passing grade on course examinations are
allowed to retake the examination once within 90 days of the original
course date. The re-examination fee is $50 for CI 101-104 and $25 for
the Introduction course. Re-examinations may be taken at the local
board or state/provincial association of Realtors.
Course Retakes
Students may retake a course at the reduced rate of $550. Students who
fail CI 101 Financial Analysis may retake the course once for only $100
within 24 months of the original course date.

Registration Timeframes
CCIM courses fill up quickly, so students are encouraged to submit
course registrations as soon as possible. Registrations for regular
course offerings should be received at least two weeks in advance of the
course and at least three weeks in advance of the 3-day Executive
Course Offering. Registrations received after these timeframes will be
reviewed on a case-by-case basis. Course confirmations will be sent to
all registered students via email, mail or fax.
Course Cancellations
The CCIM Institute reserves the right to cancel any scheduled course at
any time. Students enrolled in a course that is cancelled will be notified
as far in advance as possible. Students have the option of getting a full
refund or transferring into another course. Please note that The CCIM
Institute is not responsible for any out-of-pocket expenses (lodging,
airfare, etc.) students may incur when a course is cancelled.
Student Cancellation and Transfer Policy
Students must abide by Student Cancellation and Transfer Policy stated
below: No refunds or transfer will be given once the course begins.
Students may transfer to another course one time for $75. After that,
they will be charged $150 for a withdrawal/transfer fee per course.
Regular CCIM course Offerings (4 & 5 days)
14 days or more: $75, Less than 14 days: $150
Executive Offerings (3 days)
14 days or more: $100, Less than 14 days: $200
Life After the Pin (LAP)
CCIM designees may take CCIM courses at a substantial discount
through the Life After the Pin (LAP) program. Through this special
member benefit, designees may register for one course per year for only
$225. Registrations are taken on a first-come, first served basis and
some licensed sponsors may assess additional fees.

Hotel and Airline Discounts
Students can take advantage of special hotel discounts for many CCIM
courses. The course confirmation will include specific information
(hotel location, cost, phone number, cut-off date, etc.) should discounted hotel rooms be available.
The CCIM Institute has also negotiated a special rate for students who
fly United Airlines to attend courses. Through this program, students
can save 5-10% on regular and discounted coach fares. For more information or to make a reservation, please call United Airlines Reservations at 800-521-4041 and state reference #530MW.
