Groupe LB has been run by Laurent Bailet since 1994 when
he took over the Group leadership. He is first and foremost
a property developer who developed his activity in the
Haute-Savoie and Pays de Gex regions choosing privileged

creations.
Laurent Bailet property developments are created to be
completely part of the landscape and to perfectly match
today’s French or English demands either on the mountain
side or by the side of Lake Geneva.
In 2010, the Group extended its activities in the Middle East opening real estate offices
in Abu Dhabi, Kuwait and Dubaï, under the name of VENDÔME INTERNATIONAL
PROPERTY proposing second homes near Geneva Lake.
Following that new activity, LB PRIVILEGE SERVICES was launched to offer a completely
straightforward service taking away the potential burden of second home ownership to
appreciate your property for its intended purpose without any worry.
Willing to develop and improve its range of services Laurent Bailet created LBSV company
offering a proximity service with syndicate and rental management as well as holiday
rental.

PROJECT LOCATION
Located in Haute-Savoie, Morzine is a typical Savoyard
village of the “Vallée d’Aulps”.
Ideally located in the middle of the Alps, Morzine-Avoriaz
illustrates the single compromise between forests and
mountains in the center of the ski area “Portes du Soleil”.
Typically Savoyard resort, Morzine has also managed to retain
the character of the villages of yesteryear: wooden facades,

exceptional playground of 650 km of slopes in winter, representing
many marked trails for mountain biking and hiking in summer.

Outside joinery
Fundations in concrete according to the floor studie.
Windows sliding or normal openning (under the thermic regulations) in wood on
the choice of developper guaranting a thermic insulation and acoustic insulation.
Floor and wall in concrete, thickness according to the concrete studie and acoustic
rules.
Partitions for garage and cave in concrete slab or equivalent following technique
drawing.
Outside wall will be finished with wood panneling (classe III or and walls in stones
(accroding the decision of the architecte).
Roof : will be realized with double waterproofness and insulation according the
rules of the thermique reglementation of 2012 (RT2012).
For apartment at the top floor - The all roof will be finished in sarking – means with
with visible wood from the apartment.
All the frame and the structure will be realized in pin of our area.
Inside joinery
Insulating double glass according to the thermic rules.
Roller blind shutters (except bathroom) will be electrical for French window (from
the floor) however for small window, will be manual shutters (only pipes planned for
futur electric shutter) – made in aluminium.
Balconies separation will be made in wood
Partitions walls
Dry partition walls 72 mm thick realised in plaster panels type PLACOSTIL
including a mineral insulation.
Fake ceilings horizontal with plaster panels.
Entrance Door to flats with (architect choice); Locking with a 5 points. Acoustic
attenuation according to standards in force and the requirements of the planning
department.
Slope ceiling for apartment in last level.
Internal doors, in wood (pin) according to the developper’s choice.
Material on wall and ceiling
Sliding cupboard in white color (according the choice of the architecte). Inside
layout is not included.
Stairs inside apartement will be in wood – and type according the architect plan.
Wall in white decorative spray paint in all the apartmtent except the humid rooms.
Main wall in the living room (wall of window) covered by wood panelling ( according
to the developer choices)
Ceramic tiles on walls of bathroom, all high fitting + in independant wc on the wall
behind the toilet, except apartment A003 cause of cabinet for boiler (the 3 other
walls will be spray painted). Choice proposed by the developer with tiles of 20x45

Apartments included fitted kitchen with electric appliance as : oven, induction
hob, extractor fan, dishwasher, sink and fridge. Choices of kitchen colours proposed
by the developer.
Installation built in protection pipes, inside the concrete floor. Flats will be fitted
according the rules and control NFC 15-100.
Flooring
TV socket in living room and all the bedrooms which will be made by collective
antenna installed on the roof.
Tiles 40x40 straight installation on concrete support including a thermic insulation
and acoustix insulation type ASSOUR or same quality in all the rooms except
the bedrooms. Choice of tiles proposed by the developper. Skirting board will be
matched to the tile.
Electric plans will be provided by apartment.
Stratified wooden floor inside bedrooms and cupboard Choice proposed by the
developper. Skirting board matched
Phone power socket ( RJ45) in all bedrooms, living room.
Waterproof power point and light point on the terrace/balcony.

Entrance hall
This short description material is given for information.
The developper keeps the right to change some details of construction or any prestations mentionned in this documention
order to bring a technical or esthetic improvment.
All materials modifications could add a delay in the delivery of the property due to delay on order and installation on site.
Three (3) meetings are included in the apartment’s price :
● An appointment with the customer service to see the layout of the apartment.
● An other appointment for electric modification if it is necessary,
● A last appointment for the choices of prestations according to our technical description.
For any modification added after the appointment planned, the client will be charged of 150.00 €uros for new study with
ingeneer team.
