CUSTOM COLLECTION SPECIFICATIONS These specifications are for single family Custom Collection line homes only, All Custom Collection homes are built to meet or exceed current IRC, IBC plumbing code, IBC mechanical code and the National Electrical Code. Floor System Floor Joists: 1st. floor joists - 24’ wide, 2 x 8 spruce, pine, fir #2 or equal, at 16” o.c. 1st. floor joists - 26’ or 28’ wide; 2 x 10 spruce, pine, fir #2 or equal, at 16” o.c. 2nd. floor joists - 24’ or 26’ wide, 2 x 8 spruce, pine, fir #2 or equal, at 16” o.c. (On some 26’ wide's, joist size may be increased) 2nd. floor joists - 28’ wide, 2 x 10 spruce, pine, fir #2 or equal, at 16” o.c. Main Girders: 1st. floor beams - 24’ wide; (4) 1 1/2 x 9 1/4” LVL beam or equal with 2 x 2 ledger strip 1st. floor beams - 26’ or 28’ wide; (4) 1 1/2” x 11 1/4” LVL beam or equal with 2 x 2 ledger strip 2nd. floor beams - 24’ wide; (4) 2 x 10 spruce, pine, fir #2 or equal with 2 x 2 ledger strip (On some 26’ wide's, joist size may be increased) 2nd. floor beams - 26’ and 28’ wide; (4) 2 x 12 spruce, pine, fir #2 or equal with 2 x 2 ledger strip. Perimeter Beams: 1st. floor beam - 24’ wide; (2) 2 x 8 spruce, pine, fir #2 or equal with 2 x 6 plate and 1/2” shim 1st. floor beam - 26’ or 28’ wide; (2) 2 x 10 spruce, pine, fir #2 or equal with 2 x 6 plate and 1/2” shim 2nd. floor beam - 24’ wide; (2) 2 x 10 spruce, pine, fir #2 or equal with 2 x 2 ledger strip. 2nd. floor beam - 26’ and 28’ wide; (2) 2 x 12 spruce, pine, fir #2 or equal with 2 x 2 ledger strip. Subfloor: All floor sheathing is 3/4” (23/32 tongue & groove plywood). All decking is applied using construction adhesive and screw shank resin coated nails. A 7” strip of plywood is shipped loose with house to complete the transition between modules. The plywood must be cut and fit on site by field contractor. ( deck sheathing cut back 23” on each module for hardwood or ceramic flooring) Bridging: One row of solid 2x wood bridging per module. Floor Insulation: Supplied and installed by field contractor per state and local energy code requirements or per customer’s request. Exterior Walls Walls: 2 x 6 studs - spruce, pine, fir - Stud grade or better, 16” o.c., double jack/ stud at all door and windows. Double top plate and single 2 x 6 bottom plate. All spruce, pine, fir #3 or better. Headers: Double 2 x ’s with 2 x 3 blocking and insulated over all exterior openings. Openings larger than 8’-0” will require additional header material using 2 x stock or laminated beams. Sheathing: 1/2” APA rated (15/32) plywood, applied vertically, glued and stapled with 7/16” x 1 3/4” chisel point resin coated staple. All seams caulked for added air infiltration protection. Drywall and Moisture Barrier: 1/2” drywall; glued and screwed / nailed. Joints are taped, spackled, sanded and primed with lead-free and mercury-free paint. Exterior walls painted with moisture barrier paint. All horizontal seams in exterior wall drywall have a backer board applied, glued and screwed, providing additional strength to drywall. Insulation: 6” R-21 friction fit fiberglass insulation. Interior Walls Walls: 2 x 4 studs, spruce, pine, fir stud grade or better, 16” o.c. Drywall: 1/2” drywall; glued and screwed / nailed. Joints are taped, spackled, sanded and primed painted using lead-free and mercury-free paint. CUSTOM COLLECTION SPECIFICATIONS Insulation: R-13 friction fit fiberglass insulation in stairways and bath walls. Kitchen Cabinet Soffit: Kitchen soffits are approximately 12” high and 14” deep, overhanging cabinets by 2” on all sides. Marriage walls: Double 2 x 4 studs walls, spruce, pine, fir stud grade or better. 16” o.c. with 3/8” plywood sheathing on each wall.Walls are fully sheathed Sheathing is applied Vertical , glued and stapled coated staples and caulked. 1/2” drywall; glued and screwed / nailed. Joints are taped, spackled, sanded and prime painted with lead-free and mercury-free paint. Roof Styles Ranches and Colonials: Standard 7/12 pitch folding fabricated truss, manufactured with approved nail plates; 24” o.c. (optional 16” o.c.), includes proper cross bracing. Capes: Folding rafter system using a folding truss with a 12/12 roof pitch with 2 x 8 SPF #2 or equal lower rafter and a 2 x 4 SPF #2 or equal upper rafter, 16” o.c. Roof comes sheathed and shingled. Exterior walls built and installed by Epoch Home’s set crew. Gambrels: Lower rafters are folding, installed at factory, 16” o.c. sheathed and shingled. Upper roof is a prebuilt truss component roof, 24” o.c. sheathed and shingled. Delivered and set by Epoch Homes set crew. Exterior walls factory built and installed by Epoch Home’s set crew. Cape and Gambrel Dormers: Full or Partial Shed - prebuilt truss component roof, 5/12, 7/12 or 9/12 roof pitch, 16” or 24” o.c. sheathed and shingled. Delivered and set by Epoch Homes set crew. Exterior walls factory built and installed by Epoch Homes set crew. Bath Dormers - Prebuilt dormer (approximately 5’-0” or 9’-0” wide) Built with 3 1/4 pitch roof, with trim, sheathing, shingles and some siding if possible. Dormer is delivered and set by Epoch Homes set crew. ‘A’ Dormers - Factory built dormers (5’-6” , 7’-0”, 9’-0” or 13’-6” wide). Built with roof pitch matching main roof pitch, with trim, sheathing, ice & water barrier on roof, window and some siding if possible. Dormer is delivered and set by Epoch Homes set crew. Field contractor needs to flash and shingle roof. Roof Details Sheathing: 5/8” (19/32”) APA rated plywood sheathing. Stagger joints, either nailed or stapled. Grain of plywood is perpendicular to framing member. Shingles: Ice & Water Barrier - 1st. 3’-0” of front and rear eaves and gable edges of roof covered with a ice & water barrier. 15# Felt Paper - Balance of roof covered with 15# felt paper. Drip Edge - 8” white galvanized drip on front and rear eaves. Shingles - Certainteed Landmark TL triple laminated base construction, 305lbs per square. Self sealing, architectural shingles lifetime limited warranty fastened with 1 1/4” resin coated nails. Ventilation: Vented Soffit, full length of module; and either low profile ridge vent at peak or gable end louvers. ( Check plans for details ) Exterior Roof Trim: Eave & gable overhang to be PVC trim. Either 1x6 / 1x2 or 1x8 / 1x2 Check elevation for sizing. Overhangs: 10” overhang on front and rear is standard on ranches, colonials 10” overhang on front and rear is standard on capes. 10” overhang on front and rear is standard on gambrels 10” Gable end overhangs are standard Ceilings All ceilings are 5/8” drywall fastened to the structural member by the use of Foam Seal adhesive system. Then the joints are taped, spackled, sanded and prime painted with lead-free and mercury-free paint. Ceiling Height: 8’-0” is standard. Optional ceiling heights depend on style of house and type of roof. Structural System: Ranches and 2nd. floor of colonials use bottom chord of truss CUSTOM COLLECTION SPECIFICATIONS 1st. floor of colonial and 4 module capes and gambrels use 2 x 6 SPF #2 or better, 16” o.c. 1st. floor of capes and gambrels (2 module) 24’ and 26’ wide, 2 x 8 SPF #2 or better, 16” o.c.; (On some 26’ wides, joist size may be increased) 1st. floor of capes and gambrels (2 module) 28’ wide, 2 x 10 SPF #2 or better, 16” o.c. Insulation Ranches or Colonials - High density R-38 fiberglass batt insulation with vapor barrier towards warm side. Capes & Gambrels - High density R-30 fiberglass batt insulation installed in ceiling system. Balance of insulation required to meet energy codes or customer requirements is supplied and installed by field contractors. 2 Story Homes - 1st. floor ceiling has R-21 Fiberglass around perimeter and 1/2” R-13 in balance of ceiling for noise control. EXTERIOR FINISH Siding Vinyl siding; Cerntainteed Monogram46 4” double clapboard, various colors Exterior Doors Swing door - Plastpro woodgrain series is a 1 3/4” fiberglass, insulated doors, weather strip, thermal break, all glass in fiberglass doors is tempered thermopane. Door is supplied with Schlage lockset and dead bolt. Terrace door - Andersen Frenchwood, wood, center hinged, terrace door with low ‘E’ glass, aluminum / wood sill, brass hardware, screen door, removable grills. Sliding glass door - Andersen Frenchwood sliding glass door with low ‘E’ glass, brass hardware, screen, aluminum sill, meeting stile weather-strip. Windows Andersen 400 Series, low ‘E’ glass, wood framed, prefinished interior, Vinyl wrapped with removable grills. Full screens on each operable sash. INTERIOR FINISH Flooring Carpet - Shaw 100% nylon carpet with R2x Soil and Stain resistance 8lb# rebond carpet pad. Carpet weight = 35 oz. pile weight. Vinyl - Armstrong Cushionstep vinyl sheet flooring, 155 mil overall thickness with 20 mils wear layer thickness, cleanSweepG with Antimicrobial Protection, 25 year limited residential warranty. Interior Doors 6-panel hardboard - 1 3/8” smooth hardboard solid core, 6 panel door, split jamb, with 3 hinges. Doors are primed and finished with a coat of semi-gloss paint. Doors are supplied with Schlage brushed nickel passage sets except interior baths, which are chrome. Baths and master bedrooms have privacy sets. Interior Moldings Casing - 3 1/2” colonial casing HH446 or equal. Baseboard - 6 1/2” two piece baseboard HH450 w/ HH163 cap or equal. Window Sills - All windows have interior trim applied so as to provide a window sill (Approximately 5”) Molding Finish: Primed, then finish painted with semi-gloss lead-free and mercury-free paint. Stairs and Handrails Basement Stairs - Materials for basement stairs consist of (3) 2 x 12 stringers, 2 x 10 1-1/2” treads, 2 x 3 pine handrails with metal brackets. Material is shipped with house for fabrication and installation by field contractor. Split-entry model stairway will include plywood riser material, skirt board and carpet. 2nd. Floor - Carpet grade treads and risers installed at the factory. Refer to plans for installation information CUSTOM COLLECTION SPECIFICATIONS Plumbing Fixtures and Fittings Sink - Solid surface vanity top with integral under mount lavatory, various colors with duel lever Kohler Bellera control valve. Water Closet - 1.6 gps water saver elongated china toilet. Various colors. Bathtub - Aker by MAAX one piece fiberglass tub / shower unit, various colors with Kohler Bellera single lever control, anti-scald valve, 3 GPM shower head. Shower - Aker by MAAX one piece fiberglass 3’ shower or 4’ shower with seat(s), various colors with Kohler Bellera single lever control, anti-scald valve, 3 GPM shower head. Kitchen Sink - Stainless steel, 8” deep double bowl sink, with Kohler Bellera single lever faucet and spray. Distribution System - all pipe and fittings are Pex Uponor DWV - Drain, waste and vent - PVC schedule 40; main stack 3”, balance of pipe sizing per code. Wire for Disposal - Each home is provided with an outlet and switch for future garbage disposal installation. Wire for Dishwasher - Each home is provided with an outlet and wire for future dishwasher installation. Wire & plumb for refrigerator ice maker—Hook up with anti hammer device Heating Baseboard Hot water Units: All baseboard units are installed and feed pipes are stubbed through the floor for completion by the field contractor. Field contractor to supply heating unit, oil tank, all miscellaneous materials to complete heating system. On 2nd floor modules, baseboard units will be interconnected under floor and return pipes dropped to connection point with first floor. Electric Baseboard: Electric baseboard with individual room thermostats. Forced Hot Air: Epoch will assist customer by providing necessary chases for ductwork to upper floors. Balance of work by field contractor. Electrical Wire - All wire is UL approved copper, 12 and 14 gauge except for range cable, which is 8-3 copper. Panel - 200 amp, 40 position panel and full sized breaker, all UL approved. Outlets and Decora Switches - All devices are UL approved. Smoke Detectors - UL approved smoke detectors per local and state codes. All detectors are wired in series. This includes the wire that is provided for customer supplied smoke detector located in basement and 2nd. floor of unfinished capes. Bath Fan / Light Combination with night light - Standard in each bathroom, vented to the exterior. Light, fan and night light wired to separate switches. Chimes - Front and rear door buttons along with chimes in hall. Attic Light - Each attic area has a porcelain light fixture and switch installed at factory where possible. Exterior Outlets - All exterior outlets are protected by Ground Fault Interrupter and switch. Includes water proof cover. Amp Connectors - Wherever possible, Epoch installs UL approved amp connectors to assist in the connecting of wires between modules. All circuit protection (GFI & Arc Fault) per the National Electric Code. Under Cabinet Lighting - Lighting under the upper cabinets per electrical plan ( typical is one each side of the kitchen window). Night Light - Recessed night light in each hall per plan. Thermostat Wire - 18-5 wire located in hall for thermostat for houses with hot water heat (2nd. floor where applicable). Cabinets, Vanities & Accessories Kitchen Cabinets and Vanities–Merillat Classic Deluxe Series 3/4” maple, raised panel doors, roll out trays on base cabinets, dovetail draws, full extension under mount drawer guides, soft action drawers & doors and oak stiles, finished interiors. Countertops - Kitchen; Laminate, post form, 290 wrap countertop, multitude of colors.
