Established in 1908, the prestigious Roseville College is an
independent Anglican day school for girls.
Isobel Davies, the daughter of a retired Welsh clergyman,
founded the school more than 100 years ago at its present
day site. It started with just 24 pupils in a small cottage
known as “Hinemoa,” (named after a Maori Princess) and
also featured a small playing field. Today, more than 800
students attend the school, which is nestled in the leafy
heart of the Roseville community at 27 Bancroft Ave. Treelined avenues, federation-style homes and tranquil parks
border the impressive 1.9-hectare campus.
Roseville College is a non-selective Anglican school for
girls in Kindergarten to Year 12. It prides itself on being
big enough to offer a first-class learning experience, but
still small enough to give students personal attention in a
nurturing environment.

It recently emerged from a substantial building
development phase which resulted in the construction of;
the middle school technology complex, a new junior school,
multipurpose sports courts, a total refurbishment of the
Mary Richardson building (including four new science labs)
and a creative arts centre. The latest addition is the Joy Yeo
Centre, which features a 350-seat auditorium, drama studio,
music specialist rooms and state-of-the-art information and
communications technology.
The school endeavours to help its students develop into wellrounded individuals who are not only “rich in character,
wisdom, faith and action”, but also have a “heartfelt
commitment to service within the wider community”.
Academically, Roseville College has a reputation for high
achievement, and an excellent record for placing graduates
in tertiary education. Over the years, its students have
steadily improved in school rankings and results.
In 2011, 25% of its students achieved an Australian Tertiary
Admission Rank (ATAR) of 95 or more, giving them access
to the best universities in the country.
Meanwhile, the Better Education HSC School ranking,
which measures NSW government and private schools
based on the percentage of exams sat that achieved a DA
(distinguished achievers), placed Roseville College at 25th.
Out of the 422 exams that were sat, 141 students achieved a
DA, giving the school a percentage of 33.41% in 2012.
According to 2011 NAPLAN tests, which looked at Year
5 test results from 2070 NSW schools, Roseville College
students achieved an overall ranking of 90. In the secondary
school rankings, which looked at NAPLAN tests for 783
NSW schools, Roseville’s overall ranking was 47.
Many former students have gone on to become distinguished
leaders in Australia. Notable alumni include Joan Redshaw,
who attended the college in the 1930s. Ms Redshaw, a
paediatrician and general practitioner, was president of the
NSW Medical Women’s Society (1973-74), President of the
International Medical Women’s Association (1980-82), a life
member of the National Council of Women, and a member
of the Women’s Advisory Council to the Premier (1977-78).
For her life achievements and service to the community,
Ms Redshaw was awarded the Order of Australia Medal in
1981.
Roseville College was also the educational well-spring of
Rosemary Marriott, a teacher, singer, harpist and dancer,
who founded the Merrymakers in 1978 – a group who used
movement therapy to help mentally handicapped people. In
2007, a documentary called The Music in Me featured the
Merrymakers group. Ms Marriott was awarded the Advance
Australia Award in 1991 and Membership of the Order of
Australia in 1992.

This year marks Roseville Public School’s
100th anniversary. The well-established
institution has a cherished place in the
community, having played an important
part in its development.
In 1910, 37 Roseville residents petitioned
their local Member of Parliament,
requesting a local public school. At the
turn of last century, the suburb had
a population of 600, and the nearest
schools were Lindfield and Chatswood.
Roseville Public School, which sits at the
corner of Addison Ave and Archbold Rd, is a
tranquil sanctuary of elementary learning,
lined with leafy green trees and thick hedges.
One year later, the decision was made to
establish Roseville Public School and two
acres of land were purchased. The school
opened 19 August 1913 with 30 children
enrolled. Today close to 670 students
from Kindergarten to Year 6 attend the
school.
The school is widely respected as one
of the best primaries in the state, and
many people specifically move into the
catchment area so that their children
can take advantage of its educational
offering.
In the National Assessment Program
Literacy and Numeracy (NAPLAN), the
results from Years 3 and 5 exams in 2012
were very positive. For example in the
Year 3 NAPLAN results, 98.8% of Roseville
Public School students were placed in the
top three bands in Reading compared
to the state average of 67.3%. In Spelling,
98.8% of students were placed in the
top three bands compared with 73%
across the state. And in Grammar and
Punctuation, 94% were placed in the top
three bands, compared with 73% across
the state.
With regard to Numeracy, 99.2% of
Roseville Public School students were
placed in the top three bands, compared
to the state average of 63.4%.
Comparing NAPLAN results from
2011, Roseville Public School achieved
an overall ranking of 107 (out of 2070
schools).
In addition to academic excellence, the
school boasts a strong reputation for its
extracurricular programmes.
The school places special emphasis on creative and
performing arts, which are enhanced by its innovative Artistin-Residence programme. The program brings in successful
and talented artists to do lunchtime workshops for the
students. The school also has an exceptional school band
programme that has been running for more than 30 years.
Another important aspect of Roseville Public School is its
debating and public speaking programme.
Sports are equally emphasized at the school, which
encourages students to participate in swimming, cross country
and athletics carnivals.
Technology is increasingly playing a role in students’
learning. In addition to three computer laboratories, there are
computers and an interactive whiteboard in every classroom.
There are also interactive whiteboards in the library and
tiered learning area.
The school strongly promotes cooperation with the Parents
and Citizens Association, as well as with the School Council.
Parents are encouraged to be active participants in school
activities – in the classroom, parent groups, fundraising and
school governance. Roseville Public School has an “open-door”
community policy.

perfect place for a pre-cinema snack,
or a quick caffeine boost on your way to
work.
Dog-friendly and kid-friendly, the
café appeals to Roseville’s changing
demographic – offering an atmosphere
enticing to the area’s younger residents,
as well as its more established patrons.
“We recognised a need in Roseville for a
café with a large outdoor space where
you sit and have a coffee in a pleasant
Master Espresso features Mecca coffee,
a high-quality brew that is in line with
what many have now come to expect
from a city rich in café culture. Chef
Margaret Bates makes fresh, organic
salads and wraps daily, which are
complimented by a variety of deluxe
bakery items.
The café is open seven days a week until
3pm, however plans are afoot to stay
open later on weekends to accommodate
movie-goers. Trish Macalyk also hinted
the owners are considering opening a
nearby restaurant/wine bar to provide
another late-night option for area
residents.

With its dark bent-wood chairs, tiled floor
and moodily lit interior, Rosewood Café is
the perfect place to bury yourself in a good
book and watch the world go by. Situated in
the middle of bustling Hill Street, its prized
window tables – overlooking Roseville train
station and great for people watching – are
in high demand, whilst a swag of tables and
chairs out front get a regular look in from
the dog walkers, mums with prams and bike
brigade.
If the unremitting chug of the Rocket
Espresso machine is anything to go by,
the coffee is a big winner here. There’s
a good gourmet offering, including a
velvety, organic Caribbean Blend with
hints of chocolate and almond, which is
certain to delight all palates, whilst noncoffee drinkers will love Rosewood’s chai
latte – cinnamon spiced and aromatic.

Kae Ichi greets each of the regulars by
name, stopping mid-pour to enquire
about their activities. There’s a real sense
of community at Rosewood Café; it feels
terribly comfortable, like a well-loved
pair of leather moccasins. Just like a pair
of leather moccasins, there are no nasty
surprises at Rosewood and the menu
promises typical café fare just how you
like it.
Bacon and egg rolls arrive oozing with
bbq sauce whilst a ham and cheese
sandwich is toasted to golden perfection.
There are muffins in cute paper cases,
caramel biscuits winking from glass jars
and that Aussie café darling: banana
bread. Want yours toasted with butter?
No problem. Looking for some healthier
options? A hearty vegetarian breakfast
may be just the ticket. Perfectly cooked

Avenue and follow it all the way as it becomes Allard
Avenue, take a left at Nomacs Street and head down
to the marina. Park your car and drink in the view.
That’s Middle Harbour in front of you, all unspoilt
green and glittering blue. Descend three flights of
steps (don’t worry, there’s an inclinator for those who
don’t like steep walks) and under white umbrellas
and sails is Echo on the Marina, a seafood diner
perched on a dazzling bit of hidden harbour.
Owner Sharon Noll has led the team
here for over 10 years but says that
there are still locals who don’t know
they exist. She’s not wrong. A woman
on a large table of diners exclaims
loudly, “I can’t believe I’ve never been
here before,” as she tucks into her
dish. With stunning harbour views –
cruisers and skiffs bob in the distance,
whilst a family of brown ducks paddles
leisurely in the waters – and the fresh,
modern cuisine, it’s no wonder some
diners are keeping this place hushhush.

juicy, full-flavoured flesh. Served on
a bed of fennel puree, shaved fennel,
rocket and pine nuts, it’s a peppery,
creamy combination that underlines

Camped in the spot once inhabited by an old
antiques store, Hill St Beans is the newest addition
to Roseville’s burgeoning food scene. “We’re all about
the coffee here,” says owner and head barista Doug
as he pours a frothy cappuccino into a terracottabrown cup. A Roseville boy born and bred, Doug
stops to chat with the locals enquiring with each
about their plans for the day. Having worked as a
barista for over 10 years, Hill St Beans is his first
hospitality venture but already he knows exactly
which direction to take the café. “Roseville was
crying out for a place that focussed solely on coffee,”
says Doug, “there are food places all around but we
like to keep it simple.” Simple it is.
The interior is rustic and pared
backed. Walls are white washed,
blonde floor boards tastefully
distressed, there’s a communal table
at the window and a corrugated iron
sheet, undulating around a curved
bench, is the barista station. It’s light,
airy and inviting, like being in a
warm country barn. The brisk trade,
however, is conducted at pure urban
speed.
Shots of coffee pulsing through the La
Marzocca espresso machine ring out
throughout the day as regulars drop
in for a quick fix. There’s the constant
hiss of milk being frothed and the
enduring waft of coffee in the air –
Campos coffee, naturally. “It’s the best,”
says Doug and he’s right, the coffee is
divine.
Want something to go with your
coffee? Try a gluten free almond and
orange cake, topped with violets it
looks almost too delicate to eat. There
are also lemony biscuits in glass
jars and a collection of sugar dusted
muffins and chocolate slices from
gourmet bakery Sweet Poison. Whilst
the building’s interior prevents a
proper commercial kitchen from being
installed, hence the sweets-only menu,
this doesn’t trouble Doug.
“We want to be known for our coffee,”
he says, “many of our regulars like
the fact they can drop in and get a
coffee on the go without any delay.” If
the never-ending stream of patrons
is anything to go by, it’s clear Doug
has hit onto a winning formula. From
long blacks to lattes, cappuccinos
and chais, Hill St Beans will fill your
caffeine fix and if you’re a coffee
aficionado, be sure not to miss the
bags of Campos beans available for
purchase.

“You must try one of my homemade savoury crepes,” says Magda – the namesake of Magda’s Euro Delicatessen in Roseville – as she wraps a golden crepe
parcel filled with marinated cabbage and mushroom in paper. “You can warm it up but I like it cold.”
With a lightly breaded exterior it’s much denser than a sweet
crepe, but inside the pickled cabbage – tangy and translucent
– and woody flavours of the mushroom offset any initial
heaviness. On a hot day it’s oddly refreshing – like biting into
a vegetarian schnitzel – and makes the perfect meal on the
run. Fancy something more filling? There are meat and sour
cream crepes too but be quick, says Magda, “They’re both very
popular and sell out quickly.”
Stepping into Magda’s Deli – a Roseville institution for the
past 15 years – is like a little slice of Europe. Smoked sausages
line the walls, the scent of freshly baked rye and sourdough
bread wafts from woven baskets, and shelves are stocked high
and wide with a bedazzling assortment of pickled veggies,
patés, mustards, biscuits, jams and preserves. Look into the
deli counter and you’ll find everything you need for a gourmet
picnic or a meal at home – organic smoked meats, cold cuts of
ham and beef, fresh sausages, cheeses and more.
Dessert is sorted too. Lining the side wall and counter are
boxes of gleaming sugar dusted crostini, gold-wrapped bricks
of marzipan, glazed Polish doughnuts the size of grapefruit
filled with a sour sweet cherry jam, and slabs of cheesecake
oozing with seasonal fruit. “Don’t worry, you can buy it by the
slice if you’re watching your weight,” laughs Magda.
Having worked in the restaurant industry in Poland and
Sweden before moving to Sydney, Magda clearly knows her
way around the kitchen and she’s on hand to dispense advice if
you’re uncertain about what to buy. “My Frankfurter sausages
are always a favourite,” says Magda, “and the jams from
Sweden are fantastic – they come in flavours you can’t get here
like wild berry.”
Whether you’re looking for that hard-to-find ingredient to
recreate a special dish, or just looking for inspiration for your
next meal, Magda’s Euro Delicatessen is definitely worth a
visit. Step in for a browse – Magda doesn’t mind – and whilst

Don’t feel like getting all dressed up but fancy a restaurant meal? On a leafy
stretch on Roseville’s dining strip is the Roseville Memorial Club. A stalwart
of the Roseville community since 1946, today it’s a retro-lover’s dream true
boasting a diner with old school culinary favourites that you won’t have to don
your nicest frock to enjoy.
On a weeknight, the vibe is laid-back
and informal as a large group of diners
gathers on a long table to enjoy an early
dinner. Whilst in the background the
smooth sounds of the Cam Atkins jazz
band, performing in the club’s Eastern
Lounge, can be heard. There’s a gaggle
of senior citizens, who meet monthly,
tucking into their dessert. Every now and
then a dapper, suited gent – no doubt an
old digger – saunters to the bar to top up
his schooner.
Entertainment aside, the club’s relaxed
bistro, the Parkview Restaurant, is the
place to indulge your inner '80s food
child with dishes like the prawn cocktail,
juicy shelled prawns served in fresh
avocado halves, topped with a garden
salad and homemade cocktail dressing.
Or the lamb’s fry, lamb liver pan fried
and served with velvety mash potato,
crisp bacon and drizzled with a red wine
sauce.
If your tastes lean towards the modern,
however, don’t go past the perfectly
grilled salmon. Flavoursome and flaky,
its coral pink flesh melts in the mouth.
Served with crisp, herb seasoned
potatoes and a tangy avocado and
tomato salsa, its fresh fare that would
be at home in any modern Australian
restaurant. Add in a glass of sauvignon
blanc – for only $6.20 a serve you can
treat yourself to two.
Prefer a pub style meal? The chicken
parmigiana baked with tomato based
Napoli sauce and served with chips and
salad (or mash and veg) might hit the
spot. There are also steak sandwiches
and beef burgers for a quick bite on the
go. For something sweet, desserts are
expertly covered with a dark, rich mud
cake served with a dollop of vanilla ice
cream or a triple stack brownie; fudge
drizzled and likewise served with ice
cream.
There’s daytime bingo for those wanting
light entertainment and Thursday
‘memory lane’ trivia for the over 50s. On
Fridays and Saturdays, the vibe is more
upbeat and the club comes alive – diners

riot of colour, texture and pattern – and that’s just

walls, half a suit of medieval armour stands sentinel

Park yourself at one of the communal tables and
a beaker filled with coloured crayons cries out to
be scribbled on the swathes of butcher’s paper that
double as table covers – go ahead and doodle if you
want, they won’t mind, if it makes the grade they’ll
even add it to the growing collection on the wall.
Diverse it certainly is, but somehow it all works.
Dining at Salt Pepper Nutmeg is like dining at the
home of a well-travelled friend: warm and inviting,
and filled with a treasure trove of trinkets to delight
the senses. But whilst the décor may be eclectic the
food is wholly European in orientation.
The Fruits of the Sea with pasta is an
elegant saffron-spiced incarnation
of the traditional Provençal style fish
stew. With hints of white wine, thyme
and dill, the light aromatic sauce
is fresh and flavourful allowing the
delicate seafood flavours to shine
through. Prawns are juicy, the fish
moist and flaky, pipis and mussels
burst with salty sea flavours, whilst the
calamari is lightly chewy with a clean
finish. Add a glass of sauvignon blanc
and it’s like a little slice of the south
of France in Roseville – but be sure to
bring a bottle as it’s BYO only.
Then there are the beef cheeks. Slowly
braised in rich red wine and stock,
each bite oozes with the sticky, savoury
flavours of melt-in-your-mouth beef.
Accompanied by fluffy pillows of
gnocchi – handmade on the premises
and great for mopping up the last
gooey meaty goodness – it’s the type
of satisfying dish you can’t help rave
about to your friends, or come back
for more. If there’s room for a salad
don’t go past the Market Basket – a
generous, warm salad of market fresh
seasonal vegetables including grilled
figs, caramelised tomatoes, asparagus
and pumpkin topped with colourful
edible flowers.
At the helm of Salt Pepper Nutmeg
for over two years, Chef Paul Desmet
has clearly become a fixture in the
Roseville dining scene. On a mid-
week night the restaurant boasts a
steady stream of diners but he steps
out of the kitchen regularly to enquire
about each person’s meal. If asked,
he’ll gladly divulge the secret of the
slow cooked beef cheeks (pomegranate
molasses) or suggest dessert. In this
case, the seasonal grilled stone fruit
with amaretto.
This is the beauty of Salt Pepper
Nutmeg, it’s championing of fresh,
market produce. One day you might
find persimmons, the next peaches.
Almond spiced and served with a light
vanilla bean sauce, the stone fruit
delight is a fitting finish to an evening

strawberry and mint salad is crunchy

The curio shop Bit Rich is full of mystery
and delight. There are antique toy cars
and wooden statues, Italian ceramics and
vintage photo frames – rare and unusual

The shop, which is located at 89 Pacific
Hwy next to the station, is formally
the Roseville Station Master’s cottage.
Built in 1903, it is a simple Federation
period brick dwelling with a terracotta
hip-and-gable roof. The building is
considered rare in Ku-ring-gai as it is
the only surviving example of its type.

Centre.
Located down a quiet lane, sits a
warm and welcoming yellow building
trimmed in blue. Its light and airy
studios encourage creativity and its
updated facilities foster excellence.
The Ku-ring-gai Art Centre boasts
modern equipment such as French
hydraulic presses in the print room, a
pottery and sculpture studio with five
kilns, well-equipped studios and an
exhibition gallery.
The Ku-ring-gai Art Centre is one of
the largest art facilities in Australia
provided by local government. Classes
are held morning, afternoon and
evening Monday to Saturday. Choose
from art, writing, or music classes for

“We have classes for all levels of

Upon entering the facility, visitors are
welcomed to the Bushland Education
Centre. The centre hosts the Ku-ringgai council’s environmental education
programs and provides information
to day visitors out to explore the
grounds. The centre includes a
teaching and workshop space, a
kitchen and a covered outside patio
area with tables, chairs and electric
barbecues. Space can be rented out
for birthday parties, family gatherings
or other celebrations and the centre
is home to a variety of programs
running throughout the year.
The Ku-ring-gai Wildflower Garden is one
of the Upper North Shore’s best kept secrets,
situated at 420 Mona Vale Road, St Ives. A
haven of urban bushland, the Wildflower
Garden covers 123 hectares and is home to a
dizzying array of vegetation and wildlife.
Leaving the Bushland Education
Centre, visitors are able to explore the
garden by taking a walk along any
one of eight tracks ranging from the
wheelchair-friendly Senses Track to
the more challenging, three kilometre
Mueller Track. Alternatively, those
with a keen eye can take a stroll
through a fenced-in pond, which is
home to frogs, fish and all the other
habitants of the Australian wetland.
The Wildlife Garden also features two
picnic areas – Lambert’s Clearing
and Dampier’s Clearing. Lambert’s
Clearing is the largest picnic area
available and includes shelter, toilets
and children’s play equipment.
Lambert’s Clearing is also a popular
grazing ground for the swamp
wallabies that reside in the bush
adjoining the clearing.
A more intimate picnicking
experience can be enjoyed at
Dampier’s Clearing. Located at the
top of the garden, this picnic area is
more secluded than its counterpart.
It can be reached via the paved
Senses Track making it suitable for
wheelchairs, strollers and the elderly.

Situated in the heart of Roseville, Bancroft
Park offers something for the whole family.
The park is naturally divided into
three main areas, not including the
tennis complex or the Art Centre. A
shaded walk under tall Turpentine
Trees that opens up into a grass lawn
demarcates one area. Then there is
another flat shady alcove surrounded
by large trees, which is almost cut
off from the rest of the park. Small
gardens with a variety of plants adorn
the different sections.
Two of the three areas offer wideopen lawns for little children to work
off a little energy or for older children
to play ball games. The third area
has children’s play equipment and
is suitable for toddlers. The park is
easy to walk to and includes shade for
keeping out of the midday sun. There
are also park benches in the shade or
sun. Another bonus for parents is that
the park is fenced in so there’s little
chance of kids running into the road.
The real attractions of Bancroft Park
however, are the sculptures scattered
throughout the grounds. Located next
to Ku-ring-gai Art Centre, Bancroft
Park has benefitted from some of
the centre’s talented students and
instructors.
This beautiful little park is accessible
from the leafy roads on both sides. It
is also wheelchair friendly and has
street parking. It is a short walk from
Roseville Station and just a 300 m
walk from the bus stop on Boundary
St.

The present day Roseville Cinema has been reincarnated several times since the building was first erected in the early 1900s.
Originally built by the Ku-ring-gai council to serve as town
hall for the area, it has also hosted local dances, festivities and
Roseville College events. According to historical record, when
World War I erupted, the first Australian recruitment drive for
soldiers was held in the building. The hall briefly served as a
church and preparatory school as well.
theatre was converted to a twin cinema in 1995, and in 2011
it underwent a massive upgrade, which replaced ageing film
projectors with state-of-the-art digital technology.
Following the war, the building was renamed Traynor’s Picture
Palace and from 1919 to present day it has remained the place
for locals to enjoy quality art-house film content.
The theatre has partnered with local cafés and restaurants to
offer patrons a discount rate for dinner and a movie. Movie
meal deals are available at the Salt Pepper Nutmeg, Sky Bar,
and Roseville Memorial Club.
The palace was renovated in 1936 in beautiful Art Deco style
and seating capacity was expanded to accommodate more
than 500 people.
Ownership passed to Hans Van Pinxteren in the ‘70s, who
has continued to run it as a family-owned business. The

While it is possible to maintain complete privacy
if desired within the grounds due to clever use of
balconies, walls and landscaping which restrict
overlooking of adjacent private spaces there is
ample opportunity to connect with other residents
within the common access and entertainment
areas.
Primarily the privacy aims of the design are
for between the public, public spaces and the
residents. Large screening hedges or trees on all
boundaries with generous setbacks of between 6-10
metres allow one to live in the heart of a vibrant
area with close access to shops and schools but feel
as if you live in a quiet suburb.

exclusive community where people who had the choice to live anywhere in the world would choose to live here.
We have incorporated many of the ideas, benefits and features of this private, relaxed resort based lifestyle in the
architecture and planning in The Uptown and we have listed just a few of these below.
Uptown Design Highlights
An Exclusive Club
In The Uptown we have followed this philosophy, from creating
the first impression of the building as a unified residence with
a classic and timeless elegance from, entry through to grand
central courtyards leading along covered open pathways to
private landscaped entries for all residences.
This design philosophy rejects institutional style corridors
leading on to apartment entries with no presence that appear
more like hotel rooms than houses.
The club like facilities include amongst other things a heated
pool and spa, gymnasium and roof garden areas with dining
and cooking facilities.
Private gardens
In The Uptown we have provided deep landscaped setbacks from the street but we have retained the
concept of a private garden for each apartment. For those living at ground level everyone has the benefit
of a spacious outdoor space with paved covered areas for dining, lawn areas for play and a large tree for
shade and privacy.
The penthouse apartments have gardens in the sky with all day sun and expansive local and distant
views.
For those in the levels between in addition to generous private balconies we have set aside private
common enclaves for their exclusive use with multiple barbecue facilities and seating and dining areas.

The Uptown Design Highlights
The landscape design supports the project's value
proposition of establishing an environment that fosters
community ownership, which caters to residents' needs
through engaging and memorable landscape design.
The over arching landscape concept is for an external
environment that supplements and connects the
spectrum of private and communal spaces created by the
architecture.
The landscape itself is conceived as an urban garden.
It is a counterpoint to the modern architecture and
a complement to the district's residential scale. It is a
juxtaposition of wild urban oasis and a familiar domestic
courtyard, always with an air of relaxed informality. This
garden demonstrates a progressive approach to landscape
in our urban centres; in this residential development,
the garden contributes as much to the character of the
suburb and its inhabitants as it does to the enjoyment of its
residents.
The proposed landscape plan encourages indoor/outdoor
relationships, the building's edge seamlessly transitions
to the surrounding landscape, offering a unified internal
and external spatial experience. Each of the ground floor
apartments have generous private open space comprised
of a paved courtyard, lawn pocket and perimeter screen
planting. The arrangement of these courtyards promote
healthy and active lifestyles while providing adaptability to
engage a variety of uses, including outdoor dining, passive
relaxation and active recreation.
The development's private spaces are complemented
through a series of external communal spaces distributed

throughout the building. It is proposed to landscape
the rooftop of the buildings to promote the project's
ESD principles and to add a significant layer to the
social sustainability of the buildings. In addition to the
environmental benefits including reduction of the heat
island effect, stormwater absorption and creation of urban
habitat, the fully accessible rooftops will provide a valuable
additional useable area.
Designed as an island in the sky, the rooftops intend to be
tangible and flexible to service the needs of its user. The
landscape will be predominantly planted with hardy native
shrub and groundcover species creating a buffer to the
external building edges, with timber deck paths floating
over the landscape to varied pockets of space, immersed
in the landscape. The spaces will be of varied character.
Social spaces associated with entertaining facilities
will have permanent shade and dining settings, small
turf pockets with daybed benches will provide passive
recreation areas for small groups and small ornamental
trees will provide natural shade to informal seating areas.
The roof gardens will be particularly valuable outdoor
space in the milder seasons of winter, spring and autumn
providing varied and seasonal amenity for residents.

To ensure The Uptown is built with superior quality, we are extremely stringent and cautious in the
builder selection process. We will only invite a handful of builders with adequate capability and strong
track record to tender for the construction of The Uptown. Before we entrust The Uptown with any
particular builder, we will undertake diligent negotiation and documentation to ensure the design
intent is reflected and implemented during the course of construction.
One of the construction companies eligible for future tending, Cabe Constructions, has expressed strong
interest in undertaking the construction work for The Uptown building. We consider Cabe a strong
candidate given the numerous industry awards it has received and solid reputation in the industry.
Subject to future tendering outcome and negotiation of a binding construction contract, we consider
Cabe Constructions as the preferred builder for The Uptown building.

Power Plugs Control
Maintenance
Maintenance is a major issue for home automation with certain complex systems. Having
reviewed a number of systems available on the market, Longton has chosen to use the Z-Wave
system as our preferred system.
The Z-Wave system is an open code home automation protocol, with high operational
reliability and low maintenance cost. Each Z-wave controlling module is connected to a device
switch by simple wiring and therefore any repair and maintenance work can be done either by
dedicated Longton Technical Support or any independent electrician at a low cost.
