Description Location: This well-maintained property is a small-acreage tract in northwest Marion County containing approximately 9.887 acres, located approximately one mile west of the community of St. Paul at 3417 Blanchet Avenue NE, St. Paul, Oregon. Topography: The property is situated on French Prairie, a broad alluvial terrace at the north end of Marion County. The Willamette River is approximately one half mile to the northwest. To the east are Mission Creek and Champoeg Creek approximately one and three miles away, both running northerly to the Willamette River. The land is relatively flat at 180 feet of elevation. Soil: Area soils are medium to better quality including Willamette silt loam, Woodburn silt loam, and Amity silt loam rated as Class I and II soils. Lesser quality soils include Holcomb, Concord, and Dayton silt loams rated as Class III and IV soils. The USDA Soil Conservation Service rates the soils on a scale from I to VIII, with Class I representing the best soils and Class VIII representing the poorest soils. Classes I-IV are considered tillable, while Classes V-VIII are not suited to cultivation. All soil on the subject property is Amity silt loam, a class II soil. Land Use: The area includes a mix of small rural home sites and large commercial farms. The small home sites range in size from one acre to approximately 15 acres in size. The garage matches the house and has a passageway to the house via the laundry. The home’s interior has 2,736 square feet of living area, with 4 bedrooms and 2½ bathrooms. The family room has a vaulted ceiling and a masonry base for a wood stove. The home is heated by a gas-fired forced air furnace. The home has a concrete perimeter foundation and no basement. The interior has been well-cared for and updated. Poultry Buildings: There are five poultry barns, three were constructed in 1987-88 and two in 1989-90. They are all 45 feet wide and of uniform construction. The length varies due to the angle of the property line on the north side. They are all aligned north-south. Each building has a concrete foundation, wood frame construction with metal siding, and gable roofs with metal roofing. The buildings are insulated, have ventilation fans, and automatic temperature and humidity systems. The buildings were state of the art at the time they were built and were specifically designed for maximum automation and minimum human labor. The buildings have a capacity of approximately 125,000 per grow. Sawdust Shed: The sawdust shed is 45’ X 60’ with a concrete foundation and floor, wood frame construction with metal siding and roof covering. Sawdust is used as the floor cover in the poultry buildings. Shop: The shop building is 40’X 34’ with a 20’ X 40’ lean-to. The shop has a concrete foundation and floor, metal exterior and roof, and overhead doors as well as a regular door. Inside are two work bays, a finished office, and parts storage. Arena: The horse facility is 104’ X 100’ with a 70’ X 100’ indoor riding arena. There are 15 box stalls plus tack room and hot water washrack. The riding arena has a sand-based floor while the box stalls and other areas have concrete floors. Interior walls are tongue-andgroove 2 X 6 decking. There is a large paddock beside the arena building.
