It seems like only yesterday we were packing away the office Christmas decorations and looking forward to a busy year and yet here we are enjoying the last few warm rays of the summer. An autumn market beckons with children back to school and a renewed focus on sales and lettings before the inevitable slide into the festive season again! And what of the property market? 2014 has been a very busy year with a return of confidence (to a point) and certainly an increased willingness by purchasers to become purchasers again! The market is far from predictable though with not only regional variations but also discrepancies in property types and price points – but the market is moving. Analysts and economists predict that house prices will show an annual growth here of 3% - 4% and if this transpires it will be a healthier market for all. Predictable, sustainable and modest growth in any market is ideal – large peaks can only lead to one outcome... Lettings remain strong with city centre rental values in particular showing a real increase. Lettings across all price points are also in demand with an encouraging trend from corporate companies relocating personnel to Northern Ireland - which is a very encouraging sign for everyone. But be warned! There are no ‘shortcuts’ when it comes to renting out property. There is a constant stream of legislation to be complied with from compulsory Landlord’s Registration to Gas Safety Regulations and Energy Performance Certification to Certificates of Fitness..and so the list goes on! Make sure you get the best advice – there are severe penalties for those who do not comply.
