Community
MATTERS
Dear VillageWalk residents,
What a monumental month it is for
the association! In case you haven’t heard
by now, on August 3rd the association is
turning over control from the Developer
(Pulte Homes) to the Homeowners. On that
evening, we will announce the names of the
newly elected homeowner board members.
Thank you again to all those who
expressed interest in volunteering for the
first VillageWalk homeowner Board of
Directors. I would also like to thank all of our
election night volunteers and all committee
members who continue to dedicate their time
and efforts to this wonderful community.
It truly takes this type of involvement to
create a community.
In the next few weeks, you’ll be
seeing communication from me calling for
any interested individuals to join current
committees. If you are interested in serving
on a committee, please watch for these
emails soon with more detail as to what
committees will have openings and what
their purposes are.
Congratulations to the new board
members and congratulations to VillageWalk
on this amazing new chapter you’re embarking
on. On behalf of the entire Access Team, we
are looking forward to working with the new
board to keep the productive and positive
momentum going to make VillageWalk the
best place for you to call home.
Thank you for your continued dedication
and involvement! I hope to see you around.
At your service,
Valerie Velazquez

Violation
Attractiveness
Attractiveness is essential to a quality community. It is also fundamental to
maintaining and/or increasing home values. Our homes, lawns, trees, shrubs and
cleanliness in general are what makes Village Walk At Lake Nona the beautiful place
that it is. It is our responsibility to maintain our community in a manner which meets
the standards established by the Covenants.
This responsibility comes in two ways:
(1) Continue to beautify the parks and common areas
(2) Maintain the established standards (Covenants) throughout the community.
Occasionally we all need a few reminders to help enhance the attractiveness of our
neighborhood.
•
•
•
•
•
•
•
All trash cans are to be stored inside from view from the street.
You should not store building materials, boats, trailers, etc anywhere around
your home or community.
Make sure your pets don't become a nuisance by consistently barking.
Pets are not allowed to roam freely per City of Orlando laws.
While walking your pets, don't allow them to leave excrement on any
neighbor's property or on any street or portion of common area. There are
Pet Station located throughout the community.
Submit to the ARC for approval any plans for any exterior project.
No vehicles should be left on the street overnight to allow emergency vehicles
to pass safely.
The Covenants are intended to provide uniform standards for the maintenance and
use of our properties. For many years, the Association has sent letters to owners to seek
correction of covenant violations. Most such violations are unintentional and promptly
corrected. Occasionally, and after repeated notices, some covenant violations persist and
the Association's enforcement costs can be substantial. Please do your part in keeping
Village Walk At Lake Nona the premier community it has always been.
At your service,
Yen Perez

Monthly
Maintenance
Report
Hello everyone and welcome to Summer... I hope everyone is hydrating properly
while playing and working in this summer heat.
Most, if not all of you, are probably aware by now that the Lap Pool has been refurbished with upgraded LED lighting for your enjoyment. Our pool furniture has been
refurbished and we will be adding additional new chairs and chaise lounge. In addition
to the refurbished furniture, new chairs and chaise lounge, tables and umbrellas are in
full swing of being fully replaced and should hopefully be completed by the end of July;
so please be patient with your pool committee as they have worked very hard in keeping
within the budget and making all of these great changes happen! There will be new Pool
Rules signs posted around our pool area sometime in the near future in order to make
sure that we all know and understand the rules. We have also added a first aid area near
the Deli window and as always, if you have a true emergency please dial 911.
We have been replacing some old, worn-out signs throughout the property such as
those shabby doggie station signs. As always if you see anything that needs our attention
please let us know and I hope everyone has a great summer.
Until next time,
Michael Ireland
SHARE OUR JOY: WE HAVE DONATED
A TOTAL OF 2,000 DRESSES!
Trish LaCharite, DIH volunteer, poses with her car packed
with DIH dresses to be delivered to the Tim Tebow Foundation
in Jacksonville. From there they will be sent to the Uncle Dick’s
Home, an orphanage in the Philippines.
The Foundations’s Orphan Care serves
hundreds of Filipino children who have
been left homeless or abandoned. Tim’s
inspiration began in the Philippines
where he was born while his parents
served there as missionaries. Currently,
orphans in four countries receive support
through grants from the Foundation
which cover food, shelter, medical care,
education expenses and sharing the
Gospel. Thank you, Trish, for including
our dresses in their clothing mission!
Marianne Bailey and her group
from Merritt Island brought us 105 beautiful dresses earlier this summer. Their contribution
adds to our inventory as we can never have enough dresses! In June, we had Al and Arlene
Swain (back row, 3rd and 5th from left) who are missionaries from the Church of the Nazarene.
They picked up 60 dresses to be delivered to their church mission in Ica, Peru.
Come visit us anytime at the VillageWalk TownCenter where we meet every Thursday from 10am 12pm in the Town Center.
All help is appreciated from sewers and non-sewers!

with
Just Ask AL is an anonymous question and answer system, open to all residents,
one simple rule: No HOA related questions. Just Ask AL is entirely confidential, which allows for anyone to ask questions
complete anonymity. The questions can be about anything!
— How to keep mosquitos away?
— What's the best excuse to use to get out of a couples dinner?
— What sounds do you hear from your house on a daily basis?
As long as the questions aren't inapporiate or HOA related, such as "what's the
landscaping schedule?" or "how to change the pool hours and rules?" "AL" has an answer
for you!
Like many of you, "AL" is currently living in Lake Nona and had a lot of the same
questions that you may have; which explains why "AL" now has all of the answers. So
if you just need a listening ear, just a moment of comfort, or just a bit of advice then...
Just Ask AL.
How do I stop my neighbor
from being so nosy?
What is the best route,
from Lake Nona, to avoid
having to take I4?
Have a question for AL??
Then ask it today!
Email your question to AL at

The ART of
Incorporating ART
When renovating a space, don’t neglect
the art. Trying to incorporate your existing
art won’t always work. It may look tired and
dated when matched with your new paint and
design. Art and accessories are like the shoes
and jewelry for an outfit. If they are wrong or
forced, the whole look goes awry.
Art is an investment that can
dramatically or subtly impact your space.
Blank walls are not only boring, but make a
room look unfinished.
Art can be used to provide the scale
or balance needed in a room. It can create
movement that keeps the eye moving around
the room, or provide a focal point that will
draw you into the room.
Artwork can be used to dictate or enhance a
color palette.
You may choose to use artwork to
influence a design or color scheme but it can
also be used in more subtle ways to add interest,
sophistication, pattern or texture. Artwork, is
not just paintings and pictures; it can also be
sculptures, carvings, tapestries, mirrors, clocks
and other imaginative materials. If you’re
feeling stuck with your design, select a piece of
artwork that fits the space, then create a color
palette for the room, influenced by the work.
Pull accent colors for decorative objects from
the secondary, or less seen, colors in the work
to enhance different elements of the piece.
Art is one of the most important elements
of a room and can often make or break a space.
The right art and accessories pull the whole
look together.

Life
VillageWalk’s
greatest
asset
is
its people because they are passionate
about our community, committed to its
improvement, and determined to continue
to build a beautiful active community.
Because of participation from the residents
of VillageWalk, the Lifestyle Program can
continue to grow.
We encourage VillageWalk residents to
participate and sign up for all of our classes
and events, as when we have low attendance,
we have to cancel the events. Events,
and activities are key opportunities for
community mingling and a fun way to meet
your neighbors. The Lifestyle Team strives
to bring you quality events and activities but
in order to continue bringing our residents
quality events and activities, participation
is needed. More importantly, the higher the
participation the lower the cost of the ticket
price.
We hope to see you at this month’s
Comedy show on August the 20th, and at
our end of the Summer Pirate Pool Party
on August 27th! Be sure to watch for our
registration and to purchase your tickets
early.
Our swim lessons were well received
and so many parents have stopped by our
office to let us know how they enjoyed the
instructor, Nick, and that the kids not only
learned swimming skills but had fun. Our
families also enjoyed the beginning of our
iBrick Academy summer camp for kids,
learning about science through Legos, and
wow what a turn out!
As a friendly reminder, Pickle Ball is
in full swing and we hope to see everyone on
the courts. Pay attention to your calendar
and emails for times and days to play.
We are introducing our Wellness
Series with a Guest Speaker, Bethanne
Weiss (aka The Asset Queen). She has
written a great book about the importance
of moving your assets! Her first class is on
Saturday August the 13th at 11am. This
series is free to the community however,
limited to the number of attendees.
We have some great events in
September our Holiday Vendor Fair and
the Elton John Tribute Band just to
name a few. It is a
pleasure to serve
and work for the
beautiful residents
of VillageWalk.
Cheers!
Linnette B.

A New Preschool is Coming to Lake Nona Area
Choosing the RIGHT child care for your little one can be a daunting task especially for
first-time parents. As parents themselves, finding the right fit for their family led Drs. Wisener
and Mia Young to not only dream of the ideal preschool for their daughter Malea, but to build
it from ground up, and they are doing so just minutes away from Medical City. Bright Scholars
Early Learning Academy is a Christian preparatory preschool that promotes academic excellence and fosters an early awareness of God’s unconditional love. Serving infants through age
6, the brand new preschool opens this fall and is accepting enrollments now. Only a 5-minute
drive from Eagle Creek and immediate openings for all age groups, Bright Scholars is prepared
to serve Lake Nona and the surrounding areas.
Drawing upon 17 years of experience in education as a teacher, principal, educational
consultant, and having worked for a nationally recognized educational child care franchise,
Dr. Mia Young using her parental intuition and surveying families in the area, has created a
comprehensive program that offers exceptionally low teacher-student ratios, small class sizes
and all-inclusive tuition.
“We didn’t want to recreate what already exists; we set out to redefine educational
childcare by doing something different and special. We are not a corporate school but a community school where we love our children, families, and employees. As an independently owned
school, we get to do it our way…to create a warm, loving environment where our families feel
like members of our team and not just as ‘customers’.
Bright Scholars isn’t just a business for us. It’s our passion. It’s our ministry to serve
and partner with families to promote scholarship, service and model God’s love.”Bright
Scholars is currently under construction and when completed this fall, it will offer a brand
new secured state-of-the-art academy that has key-pad entrance, biometric fingerprint checkin, online camera access for parental viewing, and a privacy fenced playground equipped
with large canopies for shade, age appropriate play systems and open space for running and
playing.
“We pride ourselves in academic excellence and offer a structured learning environment for success.” Bright Scholars’ educational philosophy is to prepare children for school
readiness using their Blended Learning Model approach that incorporates teacher-directed
learning, child-initiated play, technology integration and S.T.E.A.M academics to capitalize
on the interests and engagement of each child. S.T.E.A.M. academics is an early focus on
science, technology, engineering, art and math.
Dr. Mia Young will work in the academy daily supporting teachers and ensuring quality
childcare and fun learning activities are provided daily.
The school is located at 2580 N. Narcoossee Road, St. Cloud, Florida 34771 and will operate
year-round Monday-Friday 6:30am – 6:30pm.
To learn more and to secure your child’s enrollment, visit www.MyBrightScholar.com or call

Summer heat and humidity have definitely arrived in Central Florida! It appears
the summer rain patterns are here as well. Once again, we want to thank you in advance
for your patience as we work thru a very difficult time of the year.
We had hoped to replace the dead palms throughout the community this month,
unfortunately that did not happen. We thank you for your patience. This is a large
project that your HOA has done once a year. We are scheduled to begin this project very
soon. We expect this project to take us 2-3 weeks.
We have received quite a few complaints about "Blind Mosquitoes" or midges.
These are a nuisance pest. They do not bite or sting. They are associated with water.
The total life cycle of this insect is only a few weeks, with only a few days as an adult.
Control is not practical, due to the fact that in their early stages, they spend their time
at the bottom of the water and the muddy edges under the surface. If you are having an
event outside and are seeking some relief you could try using a "fogger".
With the rain, we are receiving a lot of calls concerning drainage issues. The only
drainage issues we are responsible for are if community drains are covered with mulch or
grass. If the issue has to do with grade or design, we recommend you contact the HOA
for direction.
It is very nice to see the many positive relationships forming between residents and
the crew leaders assigned to their streets.
If you ever have any questions or concerns you can use our customer service system
found below, or contact your HOA and we will do our best to help. We appreciate the
opportunity we are afforded, servicing this beautiful community.
