Is less expensive really better when choosing a contractor?
Hints for hiring the perfect company for your job.

Is the lowest always the best?
NO! Buyer beware, in fact, it could
be the person who doesn’t have
work, and that may be for a reason!
If someone’s trying to undercut the
competition by a huge number,
they could have forgotten a crucial
part of the bid in which they will
try to collect later. The bids need
to be within a reasonable range
from each other. A bad contractor
will not only try to collect more
money from you, but they could
just “not show up” on your job until
you comply. I know it seems like
extortion but it happens all the time.
We’ve all heard those sad stories.
Your recourse may be court, and
bad reviews, but your project isn’t
done, and it’s a far cry from the
experience you always dreamed
of. Remember, good contractors
are busy contractors!
If you’re getting ready to plan
any project that requires hiring a
professional, remember time IS of
the essence! Don’t call a contractor
in May when your wanting your
work to start in June. The best time
to talk to a contractor? At a home
show! After the snow flies, and
sometimes when the snow is still
flying, get out to your local home
show. This is where you will have a
builders undivided attention. I would
of course recommend our Western
Ohio HBA’s event that happens
this March 4th through 6th, the
2016 Miami County Home Show at
Hobart Arena! What a great place
to talk to multiple builders, and remodelers all at once. When you get
to any home show, hopefully you’ve
done your homework. Before you
leave the house, get onto the home
show’s website, and see whose
attending. Do your searches on
line, but did you know you can
call the Home Builders Association
in your area and ask them also?
We do our homework first with our
members. Our registered builders
do continuing education, and hold
themselves to a high standard.
They take the time to give back to
their trade by volunteering, and
giving their skills to the community.
So, after you’ve called your Home
Builder’s Association, and have
taken the time to check the other
review sites you depend on, make
a reasonable list of 5 or 6 names
that you would like to speak with.
Get to the home show early when
the doors open and have about 10
questions you will ask all of your
selected contractors. That’s how
you will have a way of measuring
apples to apples. A good contractor
will listen to what you’re saying and
ask you questions about what YOU
want. When you feel confident
about 3, make an appointment that
night at the home show for them to
come out and look at your project.
So now you’ve made your
appointments. Here’s a biggie,
were they on time for your
consultation appointment? If not,
and they don’t take the time to call,
that’s a big red flag! If they can’t
be on time, and communication is
bad, this could indicate how they
communicate on their jobs too.
Not good. At your consultation is
when the contractor should answer
the more technical questions such
as; Will my job require permits?
Will you as my contractor be
able to provide the plans, or will I
need to hire an architect? Do you
provide financing? If not, you as
a homeowner need to see your
financial institution to have the
money in your account before you
start. Communication is key! When
will you have my bid back to me?
Another red flag is, did I have to call
this person back three times before
he called me back? Did he get me
my bid in a timely manner when
he said I would have it? A good
contractor will inform you of all the
things required for your project. All
of this time required for bid process,
and time to come out and look at
your job, is all cost to the contractor.
It’s all part of the bid process and
the best way of measuring a good
contractor, is how he handles the
things that “cost him money” to gain
the business. If this part was a great
experience, then chances are he or
she will also do a great job on your
project. Hopefully all of your bids
run within a fairly small percentage
so you can measure who you feel
best with winning your project.
Always remember to trust the hairs
on the back of your neck! If you
have a bad feeling about someone,
trust your instincts and move onto
another contractor!
