The high pitch roof with cathedral ceilings allows room for lofts over the porch and bedrooms. These lofts give you a sleeping area upstairs, allowing more living space on the main floor. These are large buildings and there must be adequate room for access by tractor-trailer. Some of the smallest units can be delivered by pickup truck and trailer. Have an authorized representative do a site inspection to make sure your site is accessible. Where your driveway is straight, we need an area approximately 2 feet wider than the width of the cabin and 14 feet high. All turns must be cleared to provide sufficient room to maneuver. Your site must be clear of all trees, tree limbs, etc. within the access area. If your cabin will be set on a crushed stone or concrete pad, your cabin may be delivered with a special-built trailer similar to a rollback. The driver will back his rig onto the prepared pad, then tilt the trailer until the rear of the cabin is resting on the pad. He will then drive out from underneath the cabin. There must be adequate room in front of the cabin for the truck to pull straight out. This distance varies with the length of the building: approximately 85 feet to 150 feet. If your cabin is going on a crawl-space foundation or basement, you will need a crane area at least 40 feet by 40 feet next to the foundation. This area must be completely clear overhead, including power lines and tree branches, and must be on a decently level grade. straight 2" x 4" approximately 12' long. After your stones are leveled, pack it with a plate tamper or by driving your truck, skid loader, etc. over it. Then recheck the pad for level, add stones where needed, and pack the pad again. For a concrete pad, use approximately 4" to 5" of reinforced concrete on top of 4" of clean crushed stone. If your cabin has plumbing in it, you will need an access pit. This pit allows your sewer and water to come in below frost level and gives you easy access to connect it. Ask a representative for specifications. The location of this access varies with each floor plan. Crawl Space Foundation or Basement Crushed Stone or Concrete Pad Our 12' - 14' models can go on a crushed stone or concrete pad. Any modular cabins up to 30' in length can be put on a concrete pad. These buildings are all built on a pressure treated 4" x 4" foundation. When creating a stone pad, the area must be leveled and raised enough that no run off water will go under the cabin. You will need 4" to 6" of crushed stone down–about 1' wider and 1' longer than the actual size of the cabin. Use “dirty” stone (stones with fines in it). Clean stone will not pack hard enough to support the weight. Level your pad with a laser or tape a level to a All of our cabins can be placed on a crawl space foundation or even a full basement.
