April 2016 Myrtle Beach, SC The Beach House Messenger A Newsletter for the Homeowners of The Beach House Resort The President’s Message Dear Owners, Inside this issue: On March 19, 2016, the Annual Homeowners Meeting was held at The Beach House. In accordance with our bylaws, we met the quorum requirements necessary to hold a legal meeting. The President’s Message 1 The Board of Directors stand for re-election each year. This year all 5 existing Board members were re-elected to serve another one-year term. 2016 Interval Calendar 2 Your Board of Directors and Meeting Dates 2 Betty Osborne presented the Operations Report which listed the many achievements completed for 2015. Betty and the staff continue to do a terrific job of maintaining the resort and making it a great place to return to each vacation season. PLEASE NOTE: If you have a unit in January, February or March, your Board encourages you to let The Beach House employees move you to another unit (just like yours) so they can rent months to more Snowbirds to help offset the cost of Maintenance Fees. There are a number of Association-owned weeks available for re-sale. These weeks have been acquired over time, many as a result of foreclosure. Since the Association is not in the business of owning weeks, every week not sold reflects in an unpaid maintenance fee, the burden of which other owners must absorb. Contact Frank Baker at Defender Realty to find out about available weeks and remember that Defender has a good Referral Program. Encourage your friends and family to join you for a week at the beach! Keep in mind, owners are always entitled to a special rental discount. Be sure to ask about it as the discount is as much as 15% to 20% off the regular price. The Beach House is a great resort; one to be proud of. So come, enjoy the beautiful beaches, the wonderful staff and all that The Beach House has to offer. See you at the beach! We always look forward to all our guest arrivals. Be certain to supply us with any address, phone number and e-mail address changes. This ensures that we are able to communicate with you as an owner and ensures that you receive the important information that you need (newsletters, maintenance fee billings, rental specials, etc.) This information can be verified when you register at check-in or any other time throughout the year. Please remember that we only have room for one car per unit. There is street parking; however all hotels within our area can also use the street parking. While staying at the resort, please be sure to provide any housekeeping or maintenance concerns to the front desk so that they may be addressed. “If we don’t know about it, we can’t fix it!” As always, we welcome your comments and look forward to seeing you upon your next visit. The Beach House Myrtle Beach, SC Page 3 DEFENDER REALTY’S RESALE CORNER Defender Resorts and Defender Realty are continuing to search for ways to benefit our resort owners. We know in the exchange industry it is sometimes too costly to visit destinations outside of your home resort. We now have a solution that will help with this problem. We are proud to announce the Defender Flex & Beyond℠ Program. The program is open to owners regardless of what they own. The Defender Flex & Beyond℠ Program is powered by Dial An Exchange (DAE). Owners of this program will receive a VIP rate when exchanging their week to another location or time period. When an owner is ready to exchange their week, they simply call the Defender Call Center at 844-339-6642. The rate for an Internal Exchange within Defender Resorts is only $89 and an External Exchange is only $119. There is no membership fee and the owner only pays when the booking is confirmed. There is not a developer in this country that is not currently offering some type of a points program. RCI offers one of the best point programs on the market. Their weeks program has some competition, but the points program wins hands down. They offer greater flexibility and tradability. In many cases you can double your vacation time because you own in Myrtle Beach and you still only pay one maintenance fee. Defender Realty has rolled back the prices to 2011 on the points program and this special is being extended until June 1, 2016 giving everyone a chance to investigate this program. The 1099’s that are issued, as required by law, to all owners who receive over $600 in rental income, list the gross amount of rental income that was received. The amount on the 1099 will not match the amount paid to you on your rental check. We must report the gross rental income; this is required by the IRS. You can report the commissions and fees that were paid when filing your income taxes. These fees are listed on the check stub. Please consult your tax professional to determine the best method for reporting this on your taxes.
