There will be
NO DUES INCREASE IN 2012
The concrete tables and benches behind the office at Pool #2 are
courtesy of the past Garden Club Garage Sale Money. Thank you,
Louise Byer for coordinating this Gift to the homeowner’s of Four
Colonies. They have already been used and enjoyed.
I would like to remind you what Lawn Care means: Mowing, Edging, Fertilizing
and Weed Control. This does not include: Trimming your shrubs, debris clean up from all
the wind we have incurred. It would make a big difference if you could pile debris at the
edge of your front lawn area for pick up prior to being mowed on Thursdays (weather
permitting).
We are in the process of obtaining bids for the restoration of Pool #3. To do this, it
was necessary to uncover the pool, but it is definitely not safe to swim in.
All pools were closed for the season August 29 per the request of the Johnson
County Environmental Department.

Easy Communication
Residents who have not gotten into the habit of looking for The Clarion on-line and would
like to be notified when the current issue of The Clarion has been posted on the Four Colonies web-site, may receive a notice by submitting an email address to the office.
Residents are also encouraged to join their neighbors on Facebook. It is a great way to find
others who have the same interests and concerns.

Architectural Review Report
The following requests were approved by the Architectural Review Committee. Residents are reminded: Outside changes
must be approved by the Architectural Review Committee.

Common Grounds
The Grounds Committee received a request from the owner of 12118 W. 82 nd Terrace to install metal steps behind his home
within the common ground area. The industrial type steps would be attached to a retaining wall, span an area of cable boxes,
and terminate to the north near a drainage swale. This is all within common grounds. The configuration of the land behind
this residence, including the retaining wall, has been in place for many years. The request was not approved.
The tree survey is now over half completed. Ada Niedenthal and Sara Funk are to be commended for their fortitude during
this hot summer. They have recorded over 1,000 trees so far. This survey is of great value for future planning as it identifies
specie, location, maturity, and condition of each tree within the common grounds.
The Common Grounds Committee meets Thursday, August 18 th. We will review the drainage/restoration projects in the
planning stage and discuss the 2011 Pride In Property survey. There were many lessons learned from our initial survey last
year and we know improvements can be made. If you have any input, we would welcome it.
Paint Report
Homes scheduled to be painted this summer, 55% are completed. Rains earlier in the summer, followed by excessive heat,
slowed the painters. However, for the last several weeks, the weather has been more cooperative and the painting crews are
back on schedule.
Homeowners who live in the shingled-sided homes will be asked by the Paint Committee to attend a meeting which will
focus on future product colors. The meeting is planned to take place in October. The meeting notice will be published in The
Clarion.
Communication Report
In preparation for the 2012 budget, the web master has been contacted and asked to submit estimated costs for publishing The
Clarion on line and for other web-site costs.
Residents who want to receive an email notice when the current Clarion has been posted, should send their address to the
office.
Manager’s Report
Staff has spent these hot days watering the most recently sodded areas, flower beds, and new trees. The weeds are still
growing but nothing else is. We have also cut weeds and neglected flower beds at vacant houses. We continue to haul off
twigs and branches.
The hand rails are being installed at the 5 locations approved by the board.
The asphalt repairs are scheduled to begin Monday, August 15.
We have also repaired several shorts in our yard light wiring system. Please be aware that any digging on the property could
result in damage to our underground wiring system. That includes driveway replacement, sidewalk replacement, flower
planting, tree planting, etc.
Painting continues. We still have some homeowners who have not selected a color. The palette is displayed in the front
window of the office. After writing down your selection, you can put it in our mailbox to the left of the front door. We will
get the information to the painters so they can make their purchases.

INTO THE WOODS RIGHT NEXT DOOR
In addition to the abundant amenities and green spaces of Four Colonies, residents can also enjoy a nearby public
City of Lenexa park. Hidden Woods Park, 12241 West 83rd Street, is within easy walking distance, as many
residents already know.
Hidden Woods is one of several “rain-to-recreation” city parks. The pond is fed from street run-off water. This
program turns areas that have a tendency to hold storm water run-off and transforms them into ponds and lakes for
public use.
Opened to the public in 2008, Hidden Woods Park has a total of 25 acres. While the city maintains the park, it
features a wooded area and native flowers and grasses.
The Park also has three Blue Bird houses. Visitors to the park are asked not to disturb the houses. Hidden Woods
Park is part of an Eastern Blue Bird restoration project. This summer, according to the city, 12 Eastern Blue Birds
were fledged at Hidden Woods Park.
Channel Catfish, Blue Gill and Sunfish are stocked in the pond. Visitors may fish off the dock if they have a current
Kansas Fishing and Hunting license. Aquatic turtles have been spotted in the pond. A resident recently “moved” a
large land turtle, found near Monrovia, to the pond. A small herd of White Tail deer can regularly be seen near the
woods both at dusk and early morning.
Visitors are asked to keep all pets on a leash and to pick up after their pets. While visitors are encouraged to visit the
Park, they are also asked to admire the wild flowers and birds, but not to disturb. Now that the weather is cooler,
maybe it is time to bait your fishing hook!

Just a reminder…from The Common Grounds Committee
…should any resident desire to landscape within the common area this must be approved
by the Common Grounds Committee and General Manager. An application can be obtained from the
office. This includes, but is not limited to, trees, shrubs, flowers, rocks,
timbers, pavers, edging, yard art, etc.
…for the next six weeks, efforts will be made to begin the reclamation of common ground areas that have
been planted by homeowners and are now neglected. Plants will be removed along with rock edgings and
replaced with grass mat containing seed. This is being done in an effort to clean up
shabbily planted areas and returning them to grass area that can be maintained by
lawn service. We will not be able to get
to all areas this year – but, it is a start!
…the month of September is the best time to put down grass seed!!! Grass seed is
available in the office for all those who can help our lawns look better next year.
Stair Handrails Installed
Stair handrails have been installed in five
locations. The handrails were installed in
compliance with City of Lenexa codes that
state if there are more than three stairs in a public
area, a handrail is required.
Two handrails were placed at Pool 3 – one on the
north side of the pool, another on the south side.
Two handrails were placed behind 8051Monrovia.
A fifth handrail was installed behind 7939 Colony
Lane.
The new handrails are harmonious with other ones
throughout Four Colonies common grounds.
The total cost for this project was $2685.
Residents are encouraged to replace missing
handrails or shaky ones located on their property.

Talking Trash:
What to Do With Glass? (It’s Easier Now!)
Glass can’t go into your recycling bin--it breaks! and is hazardous to workers handling
it. (Also, when mixed with other recyclables, it “contaminates” them, reducing their
recycling value.)
But container glass can be recycled endlessly and is a primary ingredient in
fiberglass insulation and new glass containers. Recycling glass is now more
convenient. Ripple Glass, an innovative Kansas City-based company, is placing big,
purple, glass recycling bins throughout the county. The two most convenient ones to
Four Colonies are at 87th and Lackman, just north of Rimann Liquor, and in the
southeast corner of the parking lot at the 91st and Metcalf Whole Foods market. For
other locations, go to www.rippleglasskc.com and click on “where to recycle.”
Glass recycling tips:
You needn’t separate by color--all brown, green, blue and clear food and beverage containers can be dumped
in the bin. You needn’t take the labels off or rinse the containers (although that would be nice).
Take off the lids, however, and don’t dump plate glass (windows), mirrors, Pyrex or Corning Ware or ceramics.

Pride In Property Volunteers Needed
Last fall’s Pride in Property survey resulted in improvements to the exterior
appearance of homes and common grounds that benefited all Four Colonies
residents. Seven items were assessed last year (trim shrubs, remove volunteer trees, remove debris, clean gutters, and repair and/or paint patio fence).
The Grounds Committee will undertake another survey this fall, but we need help from other
residents. Don’t worry—you won’t be asked to assess homes around where you live!

The Homeowner’s Forum started at 5:45 p.m. There was one homeowner present. There were no issues discussed.
President Barbara Redhair called the Regular Board Meeting of August 16, 2011 to order at 5:55 p.m. A quorum was present.
Ms. Harmon made the motion to accept July 18, 2011, Regular Board Meeting minutes as written. Mr. Shields seconded and
the motion passed. (Vote #1)
COMMITTEE REPORTS:
Architectural Review – Mr. Brooks reported that the Architectural Control Committee received 3 new requests and all were
approved.
Common Area Facilities –Ms. Redhair reported the cover was removed from pool 3 and the water treated. to give a clear
view for companies submitting bids for repairing the pool.
CommunicationsClarion.
Ms. Bennett has contacted the web master for an estimate of expenses to be budgeted in 2012 for The
Finance- The Board received copies of the financial reports. Discussion followed.

Mr. Shields made the motion not to increase dues for the year 2012. Mr. Brooks seconded. The motion passed. (Vote #2)
Ms. Lightle reported on 3 drainage restoration projects. Discussion followed.
Ms. Lightle made the motion to approve the following drainage/restoration projects: Project 8-11, in the amount of $3,480.00
for an area between 8226 and 8230 and behind 8226 Monrovia where water is standing because there is no positive drainage

to the west; Project 9-11, in the amount of $2,705.00 an area between 8018 and 8020 Monrovia retains water and will
eventually impact homes; and Project 10-11, in the amount of $3,671.00, along and in back of 12579 W. 82 nd Terrace
which has little grass and eroded soil because of the amount of shade. All three projects total $9,856.00 plus tax and
the funds will come from account # 53037-Erosion and Account # 51062-Contract Tree Service. The motion passed.

Ms. Lightle reported on common ground areas that are no longer being taken care of, where residents have planted
flower beds, landscaping, and shrub beds. The plantings need to be removed along with any rocks, edgings, and yard
art. The ground needs to be leveled and a grass mat layer added to return the area to grass that can be maintained by
lawn company. Tree suckers and volunteer trees need to be removed. Becky Powell and Helen Lightle will map out
the work to be done.
Ms. Lightle made the motion to hire 2 Top Care Lawn employees, at $25.00 per hour for six weeks, at a cost of
$12,000.00. This cost includes labor, equipment, and insurances. The funds will come from account #51051-Optional
Lawn Services. The motion passed. (Vote #4)
The common area fence east of Pool 1 was discussed. Ms. Redhair made the motion not to replace the fence. Ms.
Lightle seconded. The motion passed (Vote #5)
The Board discussed closing the pools. Ms. Pope made the motion to close Pool 1, and 4 on September 6 and to leave
pool 2 open until September 12, 2011. Mr. Shields seconded. The motion passed. (Vote #6)
Mr. Brooks made the motion to adjourn, seconded by Ms. Harmon. The meeting adjourned at 7:40 p.m.
