RECEIVED August 6, 2014 Page 1 of 1 VAUGHAN COMMITTEE OF ADJUSTMENT DATE: August 5, 2014 TO: Todd Coles, Committee of Adjustment FROM: Grant Uyeyama, Interim Director of Planning, and Director of Development Planning MEETING DATE: August 14, 2014 OWNER: FILE(S): Niousha Moshkboo A203/14 Location: 14 Vistaview Blvd Ward 5, Vicinity of Centre Street and Yonge Street Proposal: The Owner is requesting permission to construct a two-storey residential dwelling with the following Variances: 1 2 Variance Maximum lot coverage Maximum building height Proposed 23% Required 20% 11m flat roof (Previously 11m at mid-point, 13.26 to top) 9.5m Official Plan: The subject lands are designated “Low-Rise Residential” by the City of Vaughan Official Plan 2010 (VOP 2010), which was approved, in part, by the Ontario Municipal Board on February 3, 2014. The proposal conforms to the policies of the Official Plan. Comments: The Planning Department and Committee of Adjustment have supported a maximum of 23% lot coverage for two-storey dwellings in R1V Old Village Residential Zones. Accordingly, the Planning Department can support Variance #1. The Owner has amended the proposed building height of 11m measured at the mid-point of a peaked roof (13.36m to top) to an 11m flat roof, which is measured from grade to the top of the roof. The Planning Department can support an 11m flat roof which is consistent with similar approvals in the area and can be considered minor in nature. The Planning Department is of the opinion that the proposal is minor nature, meets the intent of the Zoning By-law, and is desirable for the appropriate development of the land.
