The eye-catching homes in
The Overlook at Heritage Hills offer
stunning details and surprising options
throughout to suit the needs of the
modern Colorado family.
T
he Overlook offers more than just great views of Colorado’s
Front Range. These select semi-custom homes, nestled within the
established Heritage Hills community, feature European design
with a Colorado flair, plenty of indoor and outdoor living space,
impeccable details throughout and entertainment options galore. With floor
plans to meet an array of needs for today’s lifestyles, The Overlook offers
something for everyone. “Standard” options take on new meaning here, and,
with surprising features like multi-story interior courtyards, private casitas
and hidden rooms, these homes speak for themselves. This social community
also boasts two junior Olympic-sized pools, tennis and basketball courts, a
mini soccer field and a play area for kids. One look at The Overlook, and
you’ll see the inspired vision.

Families with young kids who want all of the bedrooms
upstairs should look no further than this two-story plan.
This contemporary home features 3,358 square feet of
well-designed space that’s perfect for a growing family.
Numerous windows make incredible use of Colorado’s
abundant sunshine. Fully retractable glass doors in the
great room open to an outdoor courtyard, while those
in the breakfast nook open to a covered backyard patio.
The breakfast nook can even become a hearth room with
the addition of a cozy fireplace, and the loft–with balcony
overlooking the courtyard–
also begs to become a
favorite area for spending
quality time with the family.
The FOODIE
This two-story home is a food-lover’s
paradise. The open kitchen–and its
accompanying great room–
with two-story ceiling and
reclaimed, exposed wooden
beams is, of course, the
centerpiece. The gleaming
granite countertops,
KitchenAid appliances and
custom cabinetry provide
instant wow factor and
set the stage for the fresh
interpretation of French
Country interior design
present throughout the
home. Meanwhile, the
impressive covered outdoor
room provides the perfect ambiance for magnificent
dinner parties. Families with older children will surely love
the kids’ quarters upstairs, with individual spaces off of
the loft, as well as the master-on-the-main level.

This plan offers the most dramatic spaces to be found
in The Overlook. Its sweeping expanses and old world
ambiance make it the ideal home for entertaining. Take,
for example, the backyard patio with elaborate outdoor
kitchen: It features a pizza oven, sink, refrigerator,
cooking surfaces and even an herb garden to spice things
up. An optional guest casita is perfect as either a guest
suite or as a second office or
studio space. The library on
the staircase landing provides
a quiet space for afterdinner conversation, while
the balcony off the upstairs
hallway provides a romantic
escape. In addition, the wraparound footprint of this plan
surrounds a basement-level
courtyard that offers the best
in al fresco dining. Retractable
glass walls also bring the
outside in from the courtyard
to the main-floor living spaces.
The fresh layout of this ranch plan is
reminiscent of a European villa. The
front door opens unexpectedly to an
interior courtyard, which then opens
to a rotunda foyer. The guest casita,
which is completely unique to this
plan, is perfect for families looking for
a relaxed way of life. It features living
and sleeping areas, a full bath and a
galley kitchen–secretly located behind
the study wall–that serves as practical
space for visiting guests, aging parents
and kids returning home
from a post-graduation
trip to Europe. Meanwhile
a retractable glass wall
between the courtyard, and
the kitchen and the great
room, allows for the home
to be completely opened
up. This is one ranch plan
that you’ve never seen
before.

Park
Breckenridge
Located just 100 miles from Douglas County, Breckenridge offers
some of Colorado’s top spring and
summer activities. “Families can
explore history and pan for gold,
hit the trails near town or get their
hands dirty with an arts workshop,” says Rachel Zerowin, PR
manager at Breckenridge Resort
Chamber. “All the fun is accessed
right from downtown Breckenridge, which is an easy drive for
South Denver families.”
For starters, head over to the
Peak 8 Fun Park, which opens
on June 18. This mega attraction
offers fun for all ages, including
SuperSlides, mini golf, the SuperBungee Trampoline, a bounce
house, a rock-climbing wall and
Colorado’s largest human maze.
(970.453.5000,
breckenridge.com)
If you aren’t worn out after
taking in Peak 8 Fun Park, then be
sure to head to the Country Boy
Mine for a real gold mine experience. Guests can venture 1,000 feet
below ground, pan for gold, slide
down the ore chute and explore
the mining site. (970.453.4405,
countryboymine.com)
Put the finishing touch on
your day with a stop at Mary’s
Mountain Cookies. This
quaint mountain store has been
serving up delicious cookies since
1998. Try a classic chocolate chip
cookie, or go for the gusto with
a chocolate caramel nut cookie.
(970.547.4757, marysmountaincookies.com)
Breckenridge also has a big lineup
of free summer events with activities, including Outhouse Races,
bike-in movie nights, parades,
concerts and more.
14 S o u t h D e n v e r L i f e s t y l e s
Located about 45 minutes
south of Douglas County along
I-25 (and nestled at the base of
Pikes Peak), Colorado Springs
offers more than 50 visitor
attractions and is the perfect
outdoor destination. According
to Chelsy Murphy, PR manager
at Colorado Springs Convention
& Visitors Bureau, Colorado
Springs is the ideal summer
day-trip destination. “Visiting
America’s only mountain zoo and
touring a geological wonder like
Garden of the Gods Park are just
a few reasons why the short trip is
worth it,” she says. “Visitors also
can get more for their dollar with
our ‘Savings with an Altitude’
program, which can be found
at VisitCOS.com/deals.”
Start your day with a visit to the
appropriately named Garden
of the Gods Park, and
discover the majestic views that
abound here. This 1,319-acre park
features towering red sandstone
formations with names such
as Balanced Rock and Kissing
Camels. The park is free, and
hosts more than 30 kid-friendly
exhibitions.. (719.634.6666,

Next, head over to Cheyenne
Mountain Zoo for a fun, kidfriendly adventure. Here you’ll
find more than 800 animals,
including the largest reticulated
giraffe herd of any zoo in the
world. Guests are invited to handfeed the giraffes, and the kids are
sure to get a kick out of their long,
black tongues. Of course, the zoo
also is home to lions, tigers and
bears (the bears even know a few
tricks), and a new elephant habitat
is scheduled for completion this
summer. (719.633.9925,
cmzoo.org)
For a perfect ending to the day,
head over to the historic shopping
district, Old Colorado City,
for ice cream at The Colorado
City Creamery. This parlorstyled shop has been dishing
up “Hometown-Handmade”
ice cream and frozen desserts
for more than 30 years.Choose
from more than 30 flavors of ice
cream, sorbet and sherbets, as
well as shakes, malts and a selfserve sundae bar. (719.634.1411,

Next, make a stop at
MacGregor Ranch, the last
remaining working cattle ranch
in Estes Park where visitors enjoy
observing ranch hands working
in the field. And depending on
the season, the ranch also offers
educational opportunities such as
viewing horse-drawn hay
production, cattle roundup and
branding. (970.586.3749,

Meanwhile, the Rocky
Mountain Nature
Association offers a variety of

the Evergreen Area Chamber of
Commerce. “And our convenient
proximity to Denver allows our
visitors the chance to get the small,
mountain-town feel, without
spending hours in the car.”
For starters, check out Dinosaur
Ridge where you can see and
touch actual dinosaur fossils found
right here in the Rocky Mountains.
The 1.5-mile Dinosaur Ridge Trail
features hundreds of dinosaur
tracks, a quarry of dinosaur bones
and plenty of interesting geological
sites. (303.697.3466, dinoridge.org)
Next, be sure to visit Tiny
Town Railroad & Museum
for a favorite family outing. This
pint-sized town was created in
1915 at the site of the DenverLeadville stagecoach stop. Here,
you’ll ride an authentic steam
locomotive through the smallest
village you’ve ever seen, thanks
to nearly 100 colorful, one-sixthsized buildings that grace Tiny
Town’s streets. (303.697.6829,
tinytownrailroad.com)
Finally, grab a family-friendly
bite at Beau Jo’s Pizza. The
kids will love building their own
pie and choosing the crust, sauces,
cheeses, herbs and other toppings.

pool with play structure; a
25-meter, six-lane pool; three
slides; and a lazy river. Make a day
of it and try it all! (303.762.2683,

Then, head over to Parker for
The Wildlife Experience.
This educational museum
connects visitors with wildlife
and habitats through interactive
exhibits, large format film,
fine art, natural history and
community educational
programs. (720.488.3300,

A perfect conclusion to this day
trip is a tour of Hammond’s

Closer to Home
Estes Park
Located about 90 miles from
Douglas County, and situated
adjacent to Rocky Mountain
National Park, Estes Park offers an
ideal spring and summer getaway.
According to Suzy Blackhurst,
director of communications at the
Estes Park Convention & Visitors
Bureau, the town welcomes nearly
3 million visitors per year. “This is a
hidden gem of Colorado,” she says.
Start your trip with a visit to the
Wool Market, taking place June
9-12. Held at the Fairgrounds at
Stanley Park, this annual festival
features a Children’s Tent where
visitors can try rope weaving,
spinning and loom weaving.

half-day courses like geo-caching,
animal tracking and art sketching.
Classes are four hours, and most
only cost between $10 and $15 for
children. (970.586.0108, rmna.org)
For a fun finish to the day, stop
by The Taffy Shop and watch
a taffy puller at work! This great
little shop features all kinds of
tasty taffy, so you can even grab
a few treats for the ride home.

Founded in 1864, Parker is known for its unique WesternVictorian downtown area. Roughly 19 square miles in size,
the Town of Parker became a municipality in 1981 and is
home to nearly 45,000 residents. This quaint area offers so
much to see and do thanks to the locally owned shops that
really give Parker its flair. “Residents and visitors have access to a wide variety of local services, shopping and entertainment options, while still enjoying the small community
feel,” says Elise Penington, community affairs director for
the Town of Parker. “Our quaint downtown is a big draw
for visitors and residents alike, and outdoor enthusiasts
will love Parker’s amazing network of trails for biking, hiking and horseback riding, as well as our numerous parks
and open spaces.”
1. Vines Wine Bar & Tapas
19501 East Main Street
vineswinebar.com,
303.736.8463
Vines is special because of its
attitude and ambiance. While
wine can sometimes be pretentious, this shop aims to give
its patrons a comfortable and
fun environment in which to
enjoy wine, beer, small plates
and the company of friends.
“Our relaxed, yet knowledgeable, staff makes it easy to feel
comfortable choosing wines
or asking questions if you want
to learn more,” says owner Lee
Riggs. “We chose Parker, but,
more specifically, our location
in Old Town Parker, because of
the warm home-town feel. We
wanted to bring a new concept
that brought the urban bar to
the ’burbs.” While you’re here,
be sure to try the Pan-Seared
Filet Medallions!
2. Nomélie Cupcakes
19751 East Main Street,
Ste. R5, nomeliecupcakes.
com, 303.805.2607
This adorable bakery, which
opened in 2009, offers an array
of treats to satisfy any sweet
tooth. The cupcakes, though,
are the specialty. “We create our
cupcakes in small batches using
artisan methods,” says owner
24 S o u t h D e n v e r Li fe s t y l e s
Selah Davenport. “We will
always make our own frosting
from scratch, measure and sift
our ingredients for each day
and use whole, fresh eggs. What
also sets us apart is that we
make our own fruit sauces, buttermilk and pure vanilla extract.
This really creates a superior
cupcake, and I think that’s what
makes us successful.” While the
shop’s most popular flavors are
the Vanilla Love and Chocolate
Love cupcakes, we suggest trying the decadent Sweet & Salty
flavor. This French chocolate
cupcake is filled with housemade salted caramel, topped
with caramel frosting and

finished with Fleur de Sel.
3. Mainstreet Flower Market

This gorgeous flower shop,
which opened nearly seven years
ago, offers flower varieties from
all over the world. For example,
bouquets can include roses from
Ecuador; daffodils, gladiolas
and amaryllis from Holland;
orchids, anthurium and other
tropical flowers from Hawaii;
or many other varieties from
South America, California and
Florida. The shop also carries
flowers that are grown right here
in Colorado, such as lilies, freesia, snapdragons, sunflowers and tulips. “"The business owners in this small area, along with
the Town of Parker, really work together to
keep the downtown Parker area a fun, safe
place to be,"” says owner Jeanne Brueckner.

For more than seven years, the Parker

of the state’s best produce growers. Each
year, more than 55 vendors sell their
products, including fruits and vegetables,
organic beef, homemade sausage, European breads and pastries, salsa, green chili,
wildflower honey, gourmet dipping oils
and more. “The Parker Farmer’s Market
continues to enhance its offerings and
draws a large crowd,” Penington says. The
market is open on Sundays, May through
October, from 8 a.m. to 1 p.m. Be sure to
get there early for the best selection.

The Glorious
Game of Golf
The Club at Pradera blends
Irish and modern influences–
with a Colorado twist–for
a truly memorable game.
Designed by Jim Engh, one of the most acclaimed
contemporary golf course architects, the Club at
Pradera features Colorado’s prairie setting, mingled
with bumps and rolls similar to those found on
Ireland’s courses. The large elevation changes also
give the course spectacular views from the tee.
“The design of the golf course has left untouched as much of the land and natural terrain as
possible by sculpting tees, fairways and greens in among native grasses and the natural land
contours upon which the course rests,” says Tony Principato, membership director at the
Club at Pradera. “By doing this, [Engh] has created a masterpiece–not only to look at–but a
pleasure and a challenge to play.”
The Club at Pradera also has received certification in Environmental Planning from the
Audubon Cooperative Sanctuary Program for Golf Courses. This means that the course
is designed with water features, creek bottoms, gullies and ravines for wildlife habitat and
travel corridors. “We have a full fisheries program in all the water features, stocking them
with feeder fish like Flathead Minnows and Red Ear Sunfish, plus game fish like Channel
26 South Denver Lifest yles
Catfish and Largemouth Bass,” says Dean
Lindsey, director of agronomy
at the course.
“When we constructed the water features, we included wetlands shelves, sand
and gravel areas, sunken debris and manmade nursery tubes to enhance nesting and
reproduction,” he adds. “Our Blue Bird
program consists of over 40 nesting boxes
that are monitored annually. We also have a
Green Heron rookery in the native Cottonwoods on hole No. 18. Future programs
include bat-box construction; wildlife,
wildflower and forage food plantings; and
humming bird and butterfly gardens.”
Besides being a welcome respite for
wildlife, the course design also welcomes
beginning golfers as well as seasoned pros.
That’s because the fairways are generously

wide, allowing beginning golfers to keep
the ball in play off of the tee. However,
according to Rick Ellefson, PGA head golf
professional at the Club at Pradera, the
course gets more demanding as you near
the green, and it requires proper placement
on the approach shot. “You’ll want to avoid
the deep greenside bunkers,” he warns.
The most difficult hole on the course is
No. 4. “From the back tee, it measures 456
yards and begins with an uphill tee shot,”
Ellefson adds. “If you hit your tee shot well,
you will have at least a mid- to long-iron approach to an elevated green and a required
carry over a deep greenside bunker. Once
on the green, you’ll encounter large
amounts of slope on your putt.”
The clubhouse, meanwhile, is comfortable, informal and relaxing, yet full of activity. Designed by award-winning Marsh &
Associates, it features intimate indoor and
outdoor hearths, decks and patios. The
design fits nicely into the course landscape
with the use of natural, rustic materials and
finishes found in grand mountain lodges.
This is the place to be to mingle with any of
the club’s 500 members.
The Club at Pradera Golf Shop, located
in the clubhouse, carries all of the major
brands in golf equipment, such as Callaway
Golf, Titleist and TaylorMade. Apparel
brands include the Greg Norman Collection, Peter Millar, Nike, Under Armour
and FootJoy. In addition to offering

everything to look good while you play, the golf shop
also has a professional staff that can offer advice and
lesson programs for all types of players. For example,
the instructional programs offer tips on the full swing,
the short game and playing lessons.
The club’s Junior Programs consist of a league that
begins in late May and runs through early August.
“Each week, the juniors are grouped according to age
and ability,” Ellefson says. “We have 45 minutes of
instruction followed by either three-hole, five-hole or
nine-hole league play. In addition, the Linksters are
ages four to seven and meet once per week for instruction. In 2011, we are hosting a Family Golf Day that
includes fun games and events for all ages.”
While the course is private, and only available to
members and their guests, residents of Pradera have
the opportunity to become a Sport Member. “They
will have the initiation fee of $8,000 waived if they join
within 60 days after closing on a residence in the community,” Principato says. With so much to offer, it’s

Pradera’s Semi-Custom
Homes Go Above and Beyond
S
Start with a series of spacious semi-custom homes, including both two story and ranch
plans, created by two of Colorado’s most celebrated homebuilders. Give the homes
a richly detailed architectural style inspired by the Arts and Crafts movement and
Tuscan style. Add a long list of standard features and an even longer list of choices for
room layout, finishes and fixtures. Place each home on a generous homesite of at least
a half-acre up to one full acre. And locate many of these homesites right alongside the
rolling fairways of Pradera’s links-style golf course. Oh yes, and get all this for prices
in the $500s to the $800s.
What you have is much more than a home. It’s an opportunity. Especially when you
consider who’s doing the building . . .

Bainbridge, Inc.
The fact that Bainbridge has created more
than 1,200 luxury homes in the Denver
area is impressive all by itself. Want to be
more impressed? Look at a few of the
communities where they’ve built: Castle
Pines Village and Castle Pines North, The
Timbers, The Preserve, Greenwood Village
and Cherry Hills. The only way a company
gets consistently selected to build in
places like these is if that company offers
an exceptional level of experience and
personalized service, truly creative home
designs and an uncompromising approach
to craftsmanship.
Bainbridge offers three floor plans
in Pradera: the Milano, the Kalena
and the Bellavita. The homes are as
romantic as their names. Expect to
find features such as a gently curving
staircase, an octagonal private sitting
area in the master bedroom and a stonesurrounded fireplace in the eating nook.
Also expect to fall in love.
GreenBuilt Homes
GreenBuilt is one of those rare
homebuilders that combines an
impeccable eye for home design with
an inspired vision for community
design. This has resulted in numerous
industry distinctions, including the Best
in American Living Award presented
by Professional Builder Magazine, the
prestigious Grand MAME award for
Denver’s most outstanding residential
community and the Award of Excellence
in Design and Development from the
City of Westminster. But of course,
the true measure of a builder is in how
happy they make their customers. Which
is why GreenBuilt is proud of the fact
that the vast majority of its business
comes from referral.
GreenBuilt created three home
designs for Pradera: the Stickley, the
Pasadena and the Oak Grove. All possess
a classically handsome architectural
style. Eight-foot interior doors, wroughtiron stair balusters, and unique ceiling
treatments are among the many details
that leave a lasting impression.

Quality of
Life in South
Denver
D
Douglas County’s robust economic climate is outperforming many
other areas–compared to both the state and the nation–making it an
enviable place to live and work.
As the virtual geographic center of Colorado, Douglas County
offers gorgeous views of the plains, the foothills and the Front
Range. The nearly 850-square-mile area consists of five incorporated
municipalities: Castle Pines, Castle Rock, Larkspur, Lone Tree, and
Parker. However, in addition to being a beautiful place to live, Douglas
County also boasts a strong economic climate and a remarkable
quality of life. According to Forbes, Douglas County is the seventh
richest county in the United States with a median annual household
income of $99,522.
Further evidence of Douglas County’s economic viability comes from
the residents themselves. According to a February 2011 Douglas County
survey of business owners and managers, 91 percent of those polled said
that the county is a good place to do business. “Although there was a
slight decrease in the number of jobs in Douglas County from 2008 to
2009, since 1990 the county has seen a 579 percent increase in jobs,” says
Meme Martin, economic development manager for Douglas County.
“Over 60 percent of new jobs are created by small businesses,
Parker
terms of education, occupational skills and abilities,” he says.
Both Martin and Holwell cite the county’s top industries as being
aerospace, healthcare, information technology and financial services.
“We have immediate access to more than 100,000 workers at all levels
of education and virtually all occupations,” Holwell says. In order to
match these workers with available jobs, both Douglas County and
Arapahoe/Douglas Works! aim to recruit businesses to the area.
“The county is putting out a welcome mat for businesses by continuing
to improve the business environment through streamlined regulations,
improved transportation options, and support for entrepreneurs and
small businesses,” Martin says. “Douglas County offers many services
that help businesses prosper. For example, entrepreneurs and growing
businesses are supported through the county’s Economic Gardening
program and the South Metro Denver Small Business
Development Center [SBDC].”
The Economic Gardening program, which started in
2009 as a pilot program in Highlands Ranch, is now being
promoted countywide. This program targets growing
companies by providing services such as market analysis,
industry trends, contracts for bids, as well as geographic
and demographic analysis of existing and potential
customers. Douglas County also is a financial sponsor
of the SBDC, which provides educational seminars for
businesses and one-on-one business counseling.
Overall, Douglas County is faring better than the region and the
nation as a whole. Martin cites Development Research Partners
as saying, “The Douglas County economy showed signs of better
health as 2010 ended... as of the second quarter, Douglas County’s
employment recovery was proceeding more quickly than the recovery
region-wide.” While Douglas County businesses have been impacted
by the recession, they are showing positive indicators as the recovery
continues. All of this means good news for anyone looking to locate in

and the county’s continued support of small businesses aids in this
job creation,” she adds. “In addition, transportation infrastructure
improvements provide the mobility needed for the workforce and
transportation of goods. The county continues to support job growth
and business recruitment efforts to bring more jobs here.”
According to Patrick Holwell, workforce economist at Arapahoe/
Douglas Works! (a federally funded workforce center), as of February
2011, Douglas County was at a 7.5 percent unemployment rate
compared to metro Denver at 9.7 percent. “What sets Douglas County

Spring
Awakening
Maintenance tips for bringing your
home out of hibernation.
During the winter months, many homes accumulate a lot of nicks
and dings on painted surfaces. Often people find that their paint touchups cover up the ding, but the touch-up can still be seen after the paint has
dried. Follow these easy steps for perfect paint touch-ups every time.
First, wipe any dirt or residue off of the area you’re going to paint using a
clean cloth. Then locate the right paint, making sure that it has both the correct
color and sheen (flat, semi-gloss, etc). Cover the nick, ding or mark evenly with
paint. As the paint begins to wear off of your brush, continue to “dry brush” and
expand the area in which you are brushing. This will “feather” in the new paint
with the existing paint and make the touch-up less noticeable. You may notice
marks from your touch-up while the paint is still wet, but give it time to dry and
the result will be a professionally performed paint touch-up.
And, don’t forget these
other spring home
maintenance essentials:
• Inspect and replace furnace/air
conditioning filters monthly.
• Replace all smoke detector
batteries.
• Remove debris from rain
gutters and make sure
downspouts are extended
away from the foundation wall.
• Check sprinkler heads for
proper spray patterns. Make
sure all water sprays away from
home exteriors.
• Trim branches and shrubs
growing near your home.
• If you have a sump pump,
make sure it is working
properly and discharging water
away from the home.

Weekends look a little different at Pradera. Sure, you may still have a Saturday to-do list, but at least here you can balance
it out with rounds of golf on an award-winning neighborhood course. Sunset bike rides on gracefully meandering trails. Raucous,
family free-for-alls in a competition-sized pool. And delectable dinners at the club with friendly, down-to-earth neighbors. Now
that’s a weekend to look forward to. No car keys required.
