HOA Fees
Fees for Kingston Commons are as follows:
Initiation Fee: $500
Monthly Fee: $115
At closing, we will collect the Initiation Fee, as well as the first two months of fees,
for a total of $730.
Areas of common responsibility:
• The Common Area
• Any drainage systems, storm water retention systems if and to the extent not maintained by public
entity or owner of neighboring property.
• The maintenance and repair of the following portions of the Lots:
• All roof surfaces and portions above the roof joists, including the plywood under-decking, shingles,
gutters and downspouts.
• Exterior building surfaces (including brick, stone, siding and columns, and any wrought iron, metal
surfaces and decks attached to the buildings.
• All exterior painting.
• All lawn and landscape maintenance.
Areas of homeowner responsibility:
• All plumbing, wiring, etc. serving a single unit, whether or not it lies within or outside of the boundaries of the unit.
• HVAC and similar equipment.
• All doors and windows, including screen, storm and garage. All associated hinges, locks, frames,
glass and hardware. The Association shall be responsible for exterior painting of front and garage
doors only.
• Hoses, vents or spigots located on the exterior walls of the unit.
• Lighting fixtures pertaining to a single residence.
• Foundations and footings, including waterproofing.

Triple Protection New Home Warranty Program
FIRST YEAR
Scenic Overlook focuses on managing your builder’s one year new home warranty consistently and fairly.
A thorough home orientation is conducted prior to your closing, explaining the mechanics and homeowner
maintenance of your new home.
Scenic Overlook is also responsible for:
• Warranty walk-throughs at 2 and 11 months after closing
• Emergency Service
• Reporting and updating all claims
During the one year warranty, you receive reliable, one-call warranty response, including after-hours emergency
service.
Scenic Overlook will also assist you in determining warranty issues from normal maintenance responsibilities.
SECOND YEAR
The home warranty service agreement provided by 2-10 Home Buyers Warranty, covers breakdowns due to
normal wear and use of the major systems (furnace, hot water heater, air conditioner, plumbing, and electrical
systems) and major appliances (oven, dishwasher, built-in microwave, and garbage disposal).

Renewable annually, the home warranty service agreement provides budget protection against unforeseen,
costly repairs to the home’s systems and appliances that, even in new homes, can cost thousands of dollars.
Upon your call or online claim submission for a covered repair, 2-10 Home Buyers Warranty will dispatch a locally
licensed technician right in your neighborhood. A low service fee is all you pay for each covered repair and there’s
no need to negotiate pricing with contactors!

The warranty provides 10 full years of structural defect coverage for load-bearing elements for the home
beginning day one of closing. Structural defects may occur when there is actual physical damage to a loadbearing element of the home. The defect may cause the home to become unsafe, unsanitary, or unlivable.
Should the unforeseen happen, the claim will be handled through coverage provided by the structural warranty.
