LOCATION: Located in Duval County approximately 8 miles south of Benavides, or 20 miles southwest of
San Diego which is the county seat, or 30 miles southeast of Freer, or 60 miles west of Corpus Christi, or
130 miles south of San Antonio, or 200 miles south southwest of Austin, or 243 miles southwest of Houston,
or 390 miles south southwest of Dallas. All distances are measured straight-line "as the crow flies".
BACKGROUND INFORMATION: This 3,787.74 acre offering is the southernmost two pastures out of the
famous Los Orcones Ranch established in 1881 by the present third generation owner’s grandfather, Senator
Archie Parr. The ranch originally consisted of approximately 17,000 acres and is now about 12,000 acres in
size. Said 12,000 acres was high fenced in in 2001 and placed under an intensive game management and
nutrition program for both the whitetail deer herd and the cattle herd. A portion of the ranch now supports a
successful guided custom deer hunting program. The two pastures offered for sale have been leased on a

METHOD OF SALE: The Owner (Seller) has given Thornton Ranch Sales exclusive written authorization to
market this fine property. The Seller will convey the property by a General Warranty Deed, provide a
standard Owner’s Policy of Title Insurance and furnish a current/recertified survey. The property is offered
for sale for all cash.
DESCRIPTION: This hunting/recreational ranch is rich in game and possesses the genetics and high protein
browse needed to produce trophy whitetail deer. Duval County and this area have long been known for
producing Boone and Crockett deer. The habitat for deer and wildlife is outstanding. You will find a happy
mixture of black brush, guajillo, guayacan, granjeno, and acacia, all high in protein. You’ll also find a good
cover of huisatche, mesquite, cenizo, hackberry, prickly pear and miscellaneous brush. The terrain is
moderately rolling and elevations vary from 280 ft. to 356 ft. above sea level. Access to the property is
excellent with 1.5 miles frontage on State Highway 339. Privacy is assured as there are no road easements
through the property and there are no public roads on any boundary lines except for the highway frontage.
These two pastures are exceptionally well watered by four good water wells producing from a depth of only
about 300 feet. There is an abundant supply of underground water available for drilling irrigation wells if you
wish to fill earthen lakes or operate overhead walking irrigation systems. The drilling of said irrigation wells
would of course have to be permitted through the Duval County Groundwater Conservation District and be
subject to its rules. If you prefer to fly in and out of this ranch you are in luck as the terrain on both Tract 1
and Tract 2 is compatible for construction of a 10,000 foot long correctly oriented airstrip with minimum
movement of dirt. This ranch is a sportsman’s dream and it is available at a very reasonable price.
WILDLIFE, HUNTING AND FISHING: Whitetail deer, hogs, javelina, quail, dove, turkey, bobcats and
coyotes inhabit this ranch. The ranch has been under a strict game management program since 2001 and
currently is and has been under an MLDPs (Managed Land Deer Permits) program. In 2001, 175 pregnant
does were brought onto the ranch from the Laureles Division of the King Ranch through the Texas
Department and Wildlife Department’s TTT (trap, transport and transplant) program. This introduction has
paid off in spades as the deer herd is producing great trophy deer. A year around protein feeding program is
in place. The present Owners, through their hard work and diligence, have one of the finest trophy deer
herds to be found anywhere. In addition, Choke Canyon, a world class fishing and watersport destination is
only an hour drive from the ranch. If salt water fishing is your desire, Corpus Christi is just an hour away.
MINERALS WATER AND AIR RIGHTS: All water and air rights owned will be conveyed subject to no
leases. There are no minerals that will convey as only the surface estate is being sold. The minerals are
currently leased and held by production from a very limited number of oil/gas wells.
POSSESSION:Possession of the Property subject to no hunting or grazing leases will be delivered to the
buyer on the date of closing and funding.
IMPROVEMENTS: There are four good water wells. The property is high fenced on three sides with
approximately four miles of the north boundary line being low fenced. Seller will construct a high fence on
the unfenced portion of the north boundary line with costs to be spilt 50-50 with the buyer. Electricity is
available from an electric service line that parallels the west boundary line along State Highway 339. There
is an excellent internal ranch road system.
TAXES: Based on current agricultural use the total ad valorum taxes for calendar year 2011 were
