BDI is committed to providing its tenants convenient, quality residential living accommodations. BDI is dedicated to providing “best value” services through the use of leadership, listening, and efficiency, as we strive to exceed the expectations of our customers. Units are well-­‐maintained, fully insured, and up to code on all local fire and safety ordnances, allowing tenants to live a comfortable lifestyle. A full-­‐time maintenance crew is available for certain repairs and services including seasonal lawn care and snow removal. Facilities Include: • Air conditioning / heating • Living room furnished with sofa, chairs and end tables • Kitchens equipped with refrigerator, stove, microwave, table and chairs • Single bed with mattress • Access to FREE laundry facilities in each building • Mold room for projects The monthly rent for BDI facilities include: gas, electric, water, sewage, and garbage. Residents are responsible for their telephone/internet/cable service, if the resident desires these services. All units are cable and telephone ready. (BDI) is a Real Estate Developer that provides convenient residential housing accommodations. Housing is assigned based upon availability and need. BDI will make every effort to accommodate individual housing needs, but cannot guarantee placement in any respective housing facility. Enclosed are the Housing Options and the Housing Application. All of the following payments must accompany this application to be accepted as valid and to secure housing. If all payments do not accompany this application, the application will not be accepted. Please make a copy of this application for your records. 1. Housing Application Fee = $50.00 This fee is non-­‐refundable. 2. City of Monessen Occupancy Permit = $50.00 This fee is only refundable 30 days prior to move in date. 3. Dorm Security Deposit = $1,200 Apartment Security Deposit = $1,600 If one decides not to attend Douglas Education Center or finds alternative housing, the security deposit will be refunded minus a $100 administration fee as well as the application fee of $50. Boss Development, Inc. will hold the security deposit during the lease term. The security deposit will be released at the end of the lease term or upon move out as per terms of your lease agreement. Use of illegal drugs is prohibited. “Tenants have an obligation to take actions reasonable and necessary under the circumstance to prevent the commission of drug-­‐related criminal activity within their individual rental units and to prevent members of their household and guests from commuting such criminal activity on or in the immediate vicinity of any portion of the leased residential premises.” 35 P.S. If inspection reveals minor damage to the premises, lessee shall be responsible for payment to repair damages. Major damage shall be reason to terminate lease. Any violation of the above rules shall be cause for termination of lease. 6.)

All residents are responsible for cleaning their private living area as well as the common living areas that are shared. BDI reserves the right to conduct housing unit inspections. (BDI) provides a safe, well-­‐maintained living environment, giving students the opportunity to focus on their studies. 2. Can my Financial Aid be used toward my housing costs? Yes, but only if you qualify. You will need to speak with someone in the Financial Aid Department at Douglas Education Center as early as possible, and they will work with you on this matter. To contact the Financial Aid Department, please call 1-­‐800-­‐413-­‐6013 Ext. 2194. 3. What does BDI offer that independent landlords do not? BDI offers you a full-­‐time maintenance staff, available for certain repairs and services, the ability to defer rent until it comes (for those of you using Financial Aid), and seasonal lawn care and snow removal. You also have the convenient location of the Property Manager at the Mona Ruth Imbrescia Welcome Center who is on-­‐call 24-­‐hours a day 7 days a week by email and telephone. 4. What kind of safety standards does BDI adhere to? BDI meets all fire and safety guidelines for the City of Monessen. In each unit there are commercial grade fire extinguishers on each floor, and smoke detectors in all required areas. All units are fully insured, up to code, and current on all taxes. 5. What does an inspection entail and why does BDI perform them? During an inspection, we will inspect the inside and outside of the facility, as well as check your room for any damages or safety concerns. BDI does not go through any personal belongings, open any drawers, or enter any closets. We have your best personal interest in view at all times. These inspections are done to ensure a proactive approach to finding potential safety concerns before they occur. Inspections are held on a weekly basis. Please note that we try to conduct inspections on Tuesdays of each week, however, it could be any day of the week. 6. Why do I have to put down a security deposit? The two-­‐month security deposit is refundable when you move out at the end of your lease term, minus any damages, outstanding fees, or unpaid rent. A $200 administrative/maintenance fee will also be deducted from the security deposit that is non-­‐
refundable. 7. What if I want to get out of my lease? The lease is a binding agreement and enforceable. If you choose to break the lease agreement, you are legally responsible. 8. What do I do in case of a housing issue? Your first step is to create a ticket at www.bdihousing.com. If, for any reason, you need assistance immediately you may contact the Property Manager between the hours of 8:30 a.m. – 5:00 p.m., Monday through Friday at (724) 653-­‐2224. If it is after hours, please call the Property Manager on her cell phone at (724) 333-­‐6042. 9. Does BDI rent to the general public? Yes. Student housing is separate from the general public. 10. May I bring a spouse or significant other? Yes. BDI offers apartments for non-­‐traditional students. Your spouse or significant other does not need to be a student to live in the apartment with you. 11. May I bring pets? Some BDI housing units are pet friendly for an additional charge as well as an additional security deposit. 12. May I personalize my room? No. You are NOT permitted to put any holes in the walls, paint, install wall-­‐to-­‐wall carpeting, or make any other major modifications, however you are permitted to hang pictures and posters with sticky poster putty. 13. What appliances can I bring for my room? You may bring a mini-­‐fridge, microwave, TV, computer, or other electronic devices. However, hot plates are NOT permitted. 14. Am I permitted to have guests stay in my unit? Yes, however guests may only stay for two (2) consecutive nights per month. BOSS DEVELOPMENT, INC. Visit www.bdihousing.com. Click on the link for “Submit A Work Order To BDI” on the left-­‐hand side of the page. Click “Open New Ticket.” Fill out all fields on the form. Please supply as much information pertaining to the problem. This will allow us to serve you more efficiently. 5. Click “Submit Ticket.” 6. You will receive an e-­‐mail with a ticket number. Do not lose your ticket number – you will need it to check the status of your ticket. Example E-­‐mail: John Smith, A request for a work order has been created and assigned ticket #282796. A representative from Boss Development, Inc. will follow-­‐up with you as soon as possible. You can view this ticket's progress online here: http://bdihousing.com/workorder/view.php?e=jsmith@gmail.com&t=282796. If you wish to send additional comments or information regarding this issue, please don't open a new ticket. Simply login using the link above and update the ticket. Boss Development, Inc. Checking Status Of Work Order: 1. Complete steps 1-­‐2 under “Submitting A Work Order.” 2. Under “Ticket Status” enter your e-­‐mail and Ticket # supplied to your when you submitted your ticket. 3.
