HISTORY AND GROWTH
The area now known as Snellville was once a chestnut, oak and, hickory
forest inhabited by the Cherokee Indians. Snellville became an official city
in 1923 and has grown to a population of more than 18,774. In the last 10
years Gwinnett County and the City of Snellville have grown tremendous-

ly — the area has experienced more than 11% population growth since
2000. According to the U.S. Census Bureau, Gwinnett County’s population
grew from 166,903 to 588,448 between 1980 and 2000, an increase of approximately 253%. The 2004 population estimate for Gwinnett County is
700,794 according the U.S. Census Bureau. While the rate of growth has
slowed, the area is still one of the fastest growing counties in the state.
More than half of its total land area has now been developed.
ECONOMIC AND RETAIL MARKET SUMMARY
The City of Snellville is continually working on its 2030 Comprehensive
City Plan to bolster the continued projected growth in the area. Some of
this economic plan has already been completed, including the new town

center with the recently completed Snellville City Hall and senior center.
Snellville is the local hub for medical and retail industries in the southern
section of Gwinnett County. Emory Eastside Medical center has spurred
growth in the area and is currently the largest employer in the city. Also,

Snellville is currently planning a 4.5-acre park in the Oak Road corridor.
The city is also planning a town center redevelopment district, which will
include over 10 acres of mixed use development including shops, an amphitheatre, city hall development, and urban style lofts.
